Uptown CDO is the Upcoming Business and Residential Hub

Cagayan de Oro City uptown area is the new place to be. With its clean and flood-free advantage it would be the next business hub of the city.

PrimaveraCity

Primavera City beckons above the city

Primavera City is a groundbreaking project of Italpinas Development Corp. (IDC) which is situated at Uptown Cagayan de Oro City. With its eco-friendly building features, it is getting good reviews from property experts and also due to its prime location.

“One of the goals of IDC since its birth is to be a catalyst of growth and sustainable development in the country’s emerging cities. This is why we choose our locations carefully; we want to put our unit buyers and investors at the heart of the next center of development in a city. That vision is exemplified in the Primavera City,” IDC Chairman and COO Romolo Valentino Nati, an Italian architect, said.

Consider this: Primavera City is in a master-planned community 110 meters above sea level, within a preserved rainforest, and in the middle of major establishments in the uptown area, such as SM CDO Mall, Xavier University- Ateneo de Cagayan, the world-class Pueblo de Oro Gold Course, Manresa Farm, regional offices of Department of Education, Department of Interior and Local Government, Department of Social Welfare and Development, hotels and banks.

“Our property is located in the area where major developments are ongoing or headed, such as government offices, BPOs, regional bank offices, hospitals, Xavier University world-class sports complex, and the construction of a major road leading to Bukidnon and another to Laguindingan from the uptown area of Cagayan de Oro,”IDC President Jose “Jojo” D. Leviste III said.

Leviste, a lawyer, stressed Primavera City is perfect for both first time home buyers and investors, as it is now being trumpeted by business organizations as a premium location.

For business locators, the Primavera property is an accredited site of the Philippine Economic Zone Authority (PEZA). This means they can enjoy fiscal and non-fiscal incentives given by the government through PEZA, including up to eight years of income tax holidays and the option to pay the lower 5-percent income tax in lieu of all national and local taxes, plus the hiring of foreign nationals, among others.

Located at the Pueblo de Oro Business Park, Upper Carmen, Cagayan de Oro (beside SM City Cagayan de Oro), Phase 1 of the project entails an investment of about P653 million for two towers. When fully completed, Primavera City is planned to consist of seven green buildings including a high-rise tower.

The two integrated multifunctional buildings (commercial, office, residential) with 11 floors each of Primavera City Phase 1 is set to be launched in the second quarter of the year. It is designed to have 337 units, 57 of them commercial units; 231 are studio-type; 22 are one-bedroom units, and 27 are two-bedroom units and around 100 parking slots in the basement. Their average sizes are 50 to 60 square meters (sqm) for commercial units, 28 sqm for studio-type units, 47 sqm for the single-bedroom units, and 70 sqm for the two-bedroom units.

Uptown CDO is only 45 minutes away from Laguindingan Airport. There are residential establishments in the area, including the Xavier estates and Pueblo de Oro Township. It is a traffic-free and secure location, with police and fire stations located within the area. It is a preferred location of the expat community.

“CDO is the place to be right now down South. It ranked as the 2nd in the next wave cities of the Philippines according to the Department of Science and Technology-Information and Communications Technology Office (DOST-ICTO), 3rd in the select group of 10 in the Fastest Growing Cities in the Visayas and Mindanao area, and the 2nd on the list of 10 Most Livable Cities in Mindanao,” Nati emphasized.

IDC 2015 net income soars 142% to P44.48M

Green builder Italpinas Development Corp. said its net income for 2015 soared by 142 percent to P44.476 million from the P18.356 million posted in the previous year.

In a disclosure to the Philippine Stock Exchange, IDC attributed the significant growth to its high real estate sales, which grew by 62 percent to P216.5 million from the P133.9 million recorded in 2014.

IDC noted that the increase in sales is “a reflection of the success of its award winning Primavera Residences, a green building in Cagayan de Oro City.”

Similarly, the firm’s operating income followed the same upward movement as it more than doubled, increasing by 129 percent to P51.1 million from the P22.3 million posted in 2014.

Meanwhile, the company’s total assets jumped by more than 20 percent to P579.1 million from P480.2 million in 2014.

The company noted that its net profit margin improved by 50 percent to 21 percent from the 14 percent recorded in the previous year.

IDC said it is on track with its 2016 business plan as it is gearing up to launch its next ‘green’ mixed-use condo project, Primavera City, which is located in Cagayan de Oro, this June.

“Primavera City is a cluster of seven buildings, the first two buildings, Towers A and B, are scheduled for construction by the third quarter of 2016,” IDC said.

It noted that Phase 1 of development, which involves the construction of the first two buildings, is expected to be completed in the fourth quarter of 2018.

The first phase of the project is designed to consist of 11-story twin buildings, offering a total of 337 units, 57 of which will be for Commercial / Office Units, and 280 will be Residential units.

Primavera Residences Tower 2 now complete!

Cagayan de Oro, Misamis (December 22, 2015)— Italpinas Development Corporation (IDC), the developer of Primavera Residences, had its ceremonial turnover of its second tower in Cagayan de Oro through a formal ceremony attended by unit owners and their families, partner brokers, banks, and contractors last December 16, 2015.

Gracing the event were Italpinas officials and VIPs namely IDC Chairman & COO Arch. Romolo Nati, IDC President Atty. Jojo Leviste who led the ribbon cutting with City Mayor Oscar Moreno and INVEST Officer Eileen San Juan followed by a blessing ceremony of the building with Msgr. Florencio Salvador of the St. Francis Xavier Chaplaincy.

During the event, PRCC Administrator Jeanette Galleto formally turned over the key to one of Primavera Residences’ Tower 2 unit owners, Engr. Marie Cristy Lugtu with IDC key officers, Arch. Nati and Atty. Leviste.

From an interview with Sunstar Cagayan de Oro, Atty. Leviste when asked why they invested in CdO, he said, “We really believe that Cagayan de Oro has a growth rate that’s much more exciting than other cities. The Philippines itself is growing very fast but I think it’s time now to be more sophisticated about where we go within the Philippines because we can see that there is growth within the growth. There are stories that are definitely hyper-prospective for investors and CdeO, we believe, is one such story. We think that our experience so far has proven that.”

One of the key features of Primavera Residences is its eco-friendly design which results to a decrease in energy consumption of up to 20%. This is due to the high performance design of the building which includes cross ventilation, shading, and passive cooling features. The photovoltaic solar panels are already installed at the roofdeck to power the common areas of both buildings.

Primavera Residences is a twin tower, ten-storey mixed-used property located in uptown Cagayan de Oro City. It was recently awarded as the first and only condominium project to be certified by the IFC World Bank’s EDGE (Excellence in Design for Greater Efficiencies) in East Asia.

“In the future, there are plans for this particular precinct of the city to be developed, for other parts of CdeO to be developed. So the dynamic is changing, the center of gravity is changing in CdeO itself as a growing city, so all of these represent unprecedented opportunity,” furthered Atty. Leviste through an interview with Sunstar, “We do have plans to develop our second project, also here in uptown CdeO, so we look forward to presenting that once it’s ready.”

Primavera Residences set for turnover of its Tower B

Cagayan de Oro, Misamis Oriental (December 11, 2015)—Primavera Residences, the flagship development of Italpinas Development Corporation (IDC), is set to turn over its condo units to its rightful owners this coming 16 December 2015. As scheduled, Primavera Residences Tower B is to be turned over before 2015 ends.

“Italpinas aims to build in alternative locations with a real housing demand and where a sustainable green modern design brings innovation and offers an affordable luxury and lifestyle to the upper middle-class of the Philippines,” Arch. Romolo Nati, COO and Chairman of IDC said.  “The company’s flagship project, Primavera Residences, is the first of its kind in Cagayan de Oro City, is setting the bar for condominium projects in the area with its modern Italian design infused with eco-friendly architecture with its second tower ready for turnover,” Nati added.

The series of milestones and achievements IDC received made the company even more stable that it has ever been; from being the first-ever IFC EDGE-certified condominium project in East Asia and its final listing at the Philippine Stock Exhange, IDC’s twin-tower building, Primavera Residences, is now complete and ready for turnover.

Both a commercial and residential building, Primavera is sustainably built in Cagayan de Oro, in Pueblo de Oro Township, strategically located near SM Cagayan de Oro, a call center, and major establishments uptown. The building is built to maximize natural ventilation and light and equipped with photovoltaic solar panels on the rooftop of the building.

Furthermore, the presence of a green inner courtyard helps the building mitigate the high temperature during summer season. Also, the cantilevers creates shadow effect to protect the units from the sun’s direct radiation with a dramatic decrease in temperature. These are just a few of the special features that will help the building and its residents can save around 20% in energy consumption.

IDC believes that nature holds the answer to sustainable design. Taking a cue from Mother Nature herself, the company strives to develop self-sustaining, flood-free, and earthquake-resistant structures which are inspired by the beauty and functionality of nature. These green structures fuse human technology with the best that nature has to offer.

IDC Chairman speaks at the APHF 5 satellite event in Manila

RVN2

During the recently conducted Asia Pacific Housing Forum 5 satellite event in Manila last 3-4 September, IDC Chairman and COO Architect Romolo Nati talked about “Experiences in Green Buildings” under this year’s APHF theme ‘Building Impact’ following four tracks—Building Leadership, Impacting Communities, Building Markets, and Impacting Society.

The Asia-Pacific Housing Forum is a biennial conference organized by Habitat for Humanity. This year, the Housing Forum’s fifth iteration, the main event was from 1-4 September in Hong Kong while the Philippines held its satellite event on 3-4 September. The forum brought together housing developers engaged in seeking solutions to low-income housing issues that make business and economic sense. It aimed to educate and advocate decent housing as a pivotal tool in eradicating the poverty cycle.

Experiences in Green Buildings

Representing IDC is Arch. Romolo Nati, the chairman and COO of CDO’s premier sustainable condo development, Primavera Residences, who has been invited to the forum as a breakout session speaker. During his talk, he mentioned how nature is the solution to our current issues on the environment.

“There are patterns which can be found behind natural living structures. These processes, when studied and thoroughly examined, can be translated into architectural designs and sustainable solutions. This is known as biomimicry and it has long been in existence, but has simply been overloIoked amid all the new ways of doing things. Making nature as the basis of designing sustainable homes allows IDC to lower energy and resources consumption thereby reducing costs on electricity and water, among others,” Nati said.

IDC partners with HFHP Pagatpat Housing Project

Last May 2013, Italpinas Development Corporation sealed a partnership with Habitat for Humanity Philippines (HFHP) in support of both organizations’ mission to bring people together to build homes, communities and hope.

“Our advocacies complement each other’s vision and mission of providing eco-friendly, sustainable and affordable houses,” Arch. Nati said.

With the signed MOA with HFHP, IDC supported Habitat’s “I Build” Campaign through a donation which funded a specific portion of Habitat’s socialized housing project in Pagatpat, Cagayan de Oro.
