Italpinas Development Corporation’s (IDC) premier green property in Northern Mindanao, Primavera Residences, has recently partnered with the Philippine Air Force Tactical Operations Group 10 (PAF-TOG 10) in their aim to conserve the environment through a tree planting activity in Sitio Calacapan, Brgy. Indahag last 26 September 2015.

“As leaders to sustainable developments, it is our promise to the people that we continue to build and rebuild communities through being frontrunners and supporters to the city’s environment advocacies. Through these activities, we can bring people together in attaining our goals in ensuring environmental sustainability,” Cesar Stefan Rago, IDC’s Public Relations and Marketing Officer, declared.

Supported by different schools, colleges, universities, government and private offices, PAF-TOG 10 has successfully planted 1000 assorted seedlings as reinforcement to the National Greening Program of the government to increase the awareness of the civilian populace in sustaining the environment through activities like this.

“It is our delight to continue conducting tree planting activities to showcase/highlight PAF’s continuous support to the different programs of other agencies to help preserve the environment which, in a way, supports the AFP Internal Peace and Security Plan’s (IPSP) ‘Bayanihan’,” Lt. IDC Chairman speaks at the APHF 5 satellite event in Manila

During the recently conducted Asia Pacific Housing Forum 5 satellite event in Manila last 3-4 September, IDC Chairman and COO Architect Romolo Nati talked about “Experiences in Green Buildings” under this year’s APHF theme ‘Building Impact’ following four tracks—Building Leadership, Impacting Communities, Building Markets, and Impacting Society.

The Asia-Pacific Housing Forum is a biennial conference organized by Habitat for Humanity. This year, the Housing Forum’s fifth iteration, the main event was from 1-4 September in Hong Kong while the Philippines held its satellite event on 3-4 September. The forum brought together housing developers engaged in seeking solutions to low-income housing issues that make business and economic sense. It aimed to educate and advocate decent housing as a pivotal tool in eradicating the poverty cycle.

Experiences in Green Buildings

Representing IDC is Arch. Romolo Nati, the chairman and COO of CDO’s premier sustainable condo development, Primavera Residences, who has been invited to the forum as a breakout session speaker. During his talk, he mentioned how nature is the solution to our current issues on the environment.

Last May 2013, Italpinas Development Corporation sealed a partnership with Habitat for Humanity Philippines (HFHP) in support of both organizations’ mission to bring people together to build homes, communities and hope.

“Our advocacies complement each other’s vision and mission of providing eco-friendly, sustainable and affordable houses,” Arch. Nati said.

With the signed MOA with HFHP, IDC supported Habitat’s “I Build” Campaign through a donation which funded a specific portion of Habitat’s socialized housing project in Pagatpat, Cagayan de Oro.

Focus Fixed on CDO as Primavera Goes Public

Italpinas Development Corporation (IDC), the company behind Cagayan de Oro real estate project Primavera is set for an initial public offering (IPO) in the coming weeks.

The IPO is ground-breaking in many ways. To begin with, IDC has staked its future on a road not often taken, embarking on its flagship venture Primavera in Cagayan de Oro and following it up by announcing an even more ambitious multi-function development around it, Primavera City.  The company is also favoring a focus on sustainable design – again, a not too common tack among local real estate developers. In what must be a first in the industry, IDC is unmistakably mestizo, rooted in a partnership between Italian architect and designer Romolo Valentino Nati, and Filipino-born, Sydney-educated lawyer Jojo Leviste.

 

With the foundations of its future fixed firmly on the City of Golden Friendship, the IDC IPO will likely be viewed as a barometer of investor confidence in Mindanao, in general; and in Cagayan de Oro, in particular.

To Nati and Leviste though, just getting to the IPO stage is already a victory in itself.

Nati reveals that before Primavera even broke ground, many were discouraging them from doing their debut development in Cagayan de Oro, questioning the location, the market and its readiness.

But Leviste happily points out that the doubters have since been proven wrong. Units at the first condo tower in Primavera were snapped up predominantly by local residents and by overseas Kagay-anons, putting to rest the notion that the market was not ready for condo living and high-rises.

The company’s emphasis on design has also reaped rewards, including Best Mixed-Use Development in the Philippines at last year’s International Property Awards in Kuala Lumpur, Highly Commended Condo Development from the Southeast Asia Property Awards in Singapore, and a Special Energy Award at the Design Against the Elements Competition in Quezon City.

Going public will mean many things to the different stakeholders in the future of IDC. For the company, the fresh funding will fuel the development of Primavera City, which it forecasts will fast-track the arrival of locators to the Uptown business district. For Cagayan de Oro, the spotlight on IDC will showcase how the city is both investor-friendly and investment-worthy. For the whole of Mindanao, the listing can only bolster confidence in much-anticipated growth led by its Northern gateway.

The investor vote on the trail blazed by IDC is crucial. A yes will ensure not only the development of what will likely be a new landmark for Cagayan de Oro, but the construction of what could be a catalyst to bring in long-awaited locators. A yes will also be a validation of IDC’s deeply-held belief that the future of the Philippines – perhaps even of the rest of ASEAN – lies in designing emerging cities, to make a difference.

Primavera Developer sets P242-million IPO in 4th qtr

Italpinas Development Corporation (IDC), the Italian-Filipino green property developer of Primavera Residences, sets its planned listing of P242-million initial public offering (IPO) on the Philippine Stock Exchange (PSE) on the last quarter of 2015.

Recently, IDC filed on August 28 an amended prospectus with the Securities and Exchange Commission (SEC). The company plans to raise P242 million from the offering of 57.622 million primary common shares to the public, priced at a maximum of P4.20 per share.

The number of shares to be sold, according to the prospectus, is equivalent to 26% of the company’s outstanding capital stock and 74% is under the names of the current shareholders.

Its major shareholders include Jose Leviste, Jr. (49.67%), Italian architect Romolo Nati (40%) and Jose Leviste III (4.76%).

IPO proceeds will finance Italpinas Development Corporation’s upcoming mixed-use sustainable development in Cagayan de Oro, Primavera City. After Primavera Residences, a new elegant high-rise and eco-friendly building in Cagayan de Oro offers the distinctive quality of living in an Italian-designed building with metropolitan standard development. Primavera City aims to be the landmark in sustainable developments as the combination of natural ventilation, solar energy, external louvers, water recycling, rain harvesting, and other green features exudes the exteriors and interiors of the property.

IDC will have a market capitalization of P930.8 million post-IPO from the current P480.68 million. Unicapital Inc. is appointed as the issue manager and sole underwriter of the transaction.

The expected net proceeds of P220.8 million after listing related expenses and taxes will supply the capital expenditures (capex) for new projects (P120.68 million); land banking acquisition (P47 million); retirement of existing loans (P20 million); and general working capital (P33.12 million). Proceeds of the IPO will be used in the fourth quarter of the year up to 2016.

Last August 15, 2015, a crowd of 500 gathered for the International Leadership Conference organized by Capitol University for their Executive Management Class of the Graduate School SY 2015-2016.

With the honorary presence of Filipino, American, Turkish, German and Italian lecturers and personalities, among which the Governor Vicente “Bambi” Emano who, during his speech, underlined his commitment to contintue to help Misamis Oriental grow in terms of Tourism and in terms of overall support to businesses  with needed infrastructure.

The Italian Chamber, after the very successful “Aperitivo Italiano” networking events, is seeking new tie-ups with local chambers and plans to hold a series of similar events also in Mindanao and Visayas. On behalf of IDC he said that the exciting designer building should possibly be handed over within the next 60 days.

This proves the value behind this young development corporation who, apart from keeping up to the promise of his investors is also apparently preparing for public listing within the next few months increasing the returns for its own investors even further.

Explaining the success of this Filipino-Italian company citing Napoleon Hill he finished with: “The only limits are those created by our mind” meaning that, where there is a will to succeed even in difficult circumstances there is a way if we don’t allow our imagination to see our success, which gained him a large applause by the present crowd.

World Green Building Council visits Oro Sustainable Development

Last August 26, 2015, Mr. Autif Sayyed, a Green Building Specialist of World Green Building Council, visited Primavera Residences to meet with Engr. Aldwin Nilles and Ms. Melissa San Jose, general manager of Primavera Residences.

5 Healthy Tips to Maximize your Workout Habits

Well, it is important for you to know what to eat because wanting to be fit can be very exhausting but will be worth it at the end of the day.

You may want to consider these eating and exercise tips:

  1. A healthy meal for breakfast

If you plan to exercise in the morning, it is best to wake up early enough to eat your breakfast at least an hour before your workout. Most of the energy you got from dinner the previous night is used up in the morning, and your blood sugar might be low. If you don’t eat, you might feel lazy or lightheaded when you exercise.

You may eat a light breakfast or a glass of energy drink. Emphasize carbohydrates for maximum energy. Good breakfast options include:

  • Cereals of bread
  • Low-fat milk
  • Juice
  • Energy drink
  • Bananas
  • Yogurt

If you normally take coffee in the mornings, remember, a cup before you exercise is fine.

  1. Eat right.

Be wary by not trying to overwhelm yourself with the food served at breakfast, lunch, or dinner before taking your exercise. Please see below the general guidelines:

  • Large meals.Eat these at least three to four hours before exercising.
  • Small meals.Eat these two to three hours before exercising.
  • Small snacks.Eat these an hour before exercising.

Eating too much before you exercise can leave you feeling lazy. Also, eating too little might not give you energy to keep you feeling strong throughout your workout. Best thing to do is to eat right.

  1. Never go wrong with your snack options.

There is no other way to determine what’s enough or not for your snacks. The key is how you feel and what works best for you. Most people eat small snacks right before and after exercise. Snacks eaten before your workout won’t give added energy, but they can help keep up your blood sugar and prevent distracting hunger spasms. These include:

  • Energy bars
  • Bananas or other fresh fruit
  • Yogurt
  • Fruit smoothies
  • Crackers
  • Oats and granola bars
  • Sandwiches

P.S. A healthy snack is especially important if you plan a workout several hours after a meal.

  1. Eat after you exercise

To help your muscles recover and to replace their glycogen stores, eat a meal that contains both protein and carbohydrates within two hours of your exercise session if possible. Good post-workout food choices include:

  • Yogurt and fruit
  • Peanut butter sandwich
  • Low-fat chocolate milk and pretzels
  • Pasta with meatballs
  • Chicken with brown rice.

5. Drink Up

Don’t forget to drink fluids. You need adequate fluids before, during and after exercise to help prevent dehydration.

To stay well-hydrated for exercise, the American College of Sports Medicine recommends that you:

  • Drink roughly 2 to 3 cups of water during the two to three hours before your workout.
  • Drink about 1/2 to 1 cup of water every 15 to 20 minutes during your workout. Adjust amounts related to your body size and the weather.
  • Drink roughly 2 to 3 cups of water after your workout for every pound (0.5 kilogram) of weight you lose during the workout.

Water is generally the best way to replace lost fluids. But if you’re exercising for more than 60 minutes, use a sports drink. Sports drinks can help maintain your body’s electrolyte balance and give you a bit more energy because they contain carbohydrates.

Be fit and enjoy living healthy

Always bear in mind that length and intensity of your activity will dictate how often and what you should be eating and drinking.

When it comes to eating and exercise, everyone is different. Pay serious attention to how you feel during the workout and your overall performance.
