Primavera Supports SM City Cagayan de Oro in Leading Earth Hour Activity in Uptown

Earth Hour

For an hour, the city has gone dark for the planet.

While the world has switched off their non-essential lights last March 28, Cagayan de Oro has showed their support through different activities during the Earth Hour.

Sustainable developer Italpinas Euroasian Design and Eco-development Corporation (ITPI) has once again partnered with SM City Cagayan de Oro in this year’s Earth Hour. With the theme, Change Climate Change, ITPI’s Primavera Residences has been in the frontline in making a statement to promote sustainable solutions to homes and property developments in decreasing the escalating effects of climate change.

Uptown CDO celebration of Earth Hour 2015

Together with the world, Primavera Residences supports SM City CDO as they led the switch off ceremony at SM’s Las Ramblas Parking Area last Saturday, March 28. The event was participated by green advocates in the city and was entertained with different local talents.

Earth Hour is an international organization initiated by the World Wildlife Fund (WWF) that aims to raise awareness and encourage people to take part in fighting against climate change. The Philippines has been an avid supporter of Earth Hour since 2009 that it consistently earned the title of Earth Hour Hero Country after it has topped participation records from 2009 to 2013.

In an opening statement by the Local Economic and Investment Promotions Officer, Eileen San Juan, she stated that this year’s theme is just fitting for our city, “In a vulnerability study in 2013, it pointed projected climate changes in the city—increase in temperature, rain volume is considerable high, storm surges and strong winds, flashfloods and even landslides are now happening in our city.”

In terms of the city’s resiliency, CDO is proud to be part of the 10 cities in the world in UN Habitat’s City Resilience Profiling Program, “This provides the tools in reviewing the various records of disasters in coming up for our city’s resilience action plan,” San Juan expressed.

In Uptown Cagayan de Oro, Primavera Residences has been actively promoting green advocacies in the city and has won numerous local and international awards for its eco-friendly architecture. Featuring the best principles of passive cooling technology: shadow and sunlight control, wind cooling and shape performance, the project has been cited as one of Asia’s top 10 clean energy projects because of its capacity to help residents save as much as 32% on overall energy consumption.

“Climate change did not happen as if nothing caused it. We are all part of it. We ought to face the reality that we should all be resilient. Let us all set aside our personal agenda and encourage everyone to take part in changing climate change,” San Juan concluded.

4 Tips to Renovate Your Condo into a Home

condo-home

Are you excited about how to make your condo space (and specifically, your home) a perfect place to live in? Let’s start by discussing how to maximize your condo space.

Just because the place is small does not mean the possibilities are small too.  With the right home designing and space-saving tricks, you can hold a house party at your humble place.  For example, a 25 square meter unit can look like 15 square meters bigger when you build a loft or a mezzanine.

  1. Use fewer but larger and dual-purpose pieces of furniture to turn your place into a visual delight.  By adding mirrors, you can also give the impression that your place is bigger than it really is. Go for perfect lighting and get rid of all those room-darkening shadows to achieve a cozy, at-home feel.  Go monochromatic for the theme or color as it makes your place look less cluttered and more alive.
  1. Clean up clutters to maximize space.  Do not block windows with furniture, cabinets, and even television sets to avoid view obstructions. Your home looks bigger when you can see through every space.
  1. Choose your furniture wisely.  There are sofas that turn into beds at night, tables with drawers beneath them, cabinets with all those small surprises.  You may try installing shelves above doorways and a bookcase underneath windows.  Use an ottoman and a wicker hamper as both seat or table and additional storage.
  1. Always decorate in style and keep in mind that space should never be a problem. The space may be small but the possibilities are endless.

Earth Hour: More than just a Global Switch-off

earth-hour-switch

March 28, 2015, Saturday.

All homes and establishments across the Philippines will go dark on Saturday evening. Earth hour, as the annual lights-out event is called, will happen this Saturday, March 28, from 8:30 pm to 9:30 pm.

Earth Hour began in 2007 in Sydney, Australia, when the World Wildlife Fund organized 2.2 million people to dim their lights to signify their concern for the planet. Since then, the event has grown immensely. Then in the later years, Earth Hour 2013, the event drew participants from 7,000 cities and more than 150 countries and the Philippines is one of them.

The Philippines has been an active participant in this global grass roots movement since 2008 with the participation of known business establishments, schools and individuals. Led by the World Wide Fund for Nature (WWF) in the Philippines, Earth hour aims to unite the world to take action for the planet against climate change.

More than just a switch-off

In 2014, Earth Hour became the world’s largest crowd funding and crowdsourcing movements. It has supported many projects including the construction of fiberglass boats in the Philippines. Because of this, the Philippine government is inviting all Filipinos to participate in this year’s Earth Hour and take part in changing the world for the better.

This year, according to DENR Sec. Ramon Jesus Paje, funds raised through Earth Hour will be used to provide portable solar lamps to remote communities in Palawan which are not connected to any source of electricity.

Though the whole situation of climate change won’t be solved after an hour, the organizers believe switching off from our usual wasteful habits and switching on to clean, renewable energy paves more possibilities to a better future.

Yes, Earth Hour is more than just a global switch-off.

PH Real Estate Industry Expected to Boom this 2015

ph-real estate-boom

For the past years, there has been a consistent upward trend for the country’s real estate industry and its constant growth seems to go on this 2015.

Developers and analysts have kept a positive outlook and have foreseen a better and exciting real estate industry in 2015. Major factors such as the ASEAN integration, investment upgrade, the higher demand on BPOs and OFWs are solidifying the real estate market this year.

Office

The rising BPO industry fills up most office spaces in the country. These significant boost is all because of the recently achieved investment upgrade which gave confidence to multinational corporations that are looking for more investments and branching out in the country.

Hongkong and Singapore will be branching out to the Philippines as the ASEAN integration paves way for the office real estate sector in the country. This year, the main challenge for the office market would be keeping up with the demand when more international and ASEAN companies begin seeking properties in the country.

Last 2014, several corporate plazas and buildings are pre-sold and turned-over across the country. Currently, there is a fresh batch of supply being developed, and a weighty number of units will be turned over within the year. These business hubs are vital in spreading the economic growth in the country.

Commercial

The commercial sector in real estate is expected to boom this year. The corporate bigwigs have continuously raised the bar by expanding and upgrading many of their world-class malls and hotels. International brands, on the other hand, are finding their way in the country. Much like the office real estate sector, the ASEAN integration will rake in more brands to invest and put up their branches within the country.

Other players are also planning to step up their game in 2015. The retail industry are planning to invest billions in the next five year. With the continuous growth on OFW remittances, the Philippines have stepped up in BPOs and consistent in economic growth.

Residential

The Chamber of Real Estate and Builders Association (CREBA), the country’s largest organization of key players in the domestic real estate industry, sees the Philippines grow further because of the ASEAN integration and the region’s increasing role in the global economy.

As the ASEAN integration will transform the economic landscape of the whole region, the demand for residential spaces adjacent to malls, retail centers, and other recreational spaces would rise since the elimination of tariffs on goods and services by a single ASEAN economy could drive consumers spend higher.

Currently, there is a sky-rocketing demand coming from low- to mid-income markets. Buyers from this bracket are purchasing properties as end-users, not as investors. Driving this demand are retirees and OFWs who are either planning to settle back in the country, or are purchasing for their family members.

The BSP recently announced that they will be releasing a housing price index in 2015 to prevent the property market from overheating which also support the increasing demand that keeps this sector flexible.

5 Eco-friendly Devices You Should Try

eco-devices

The world generates twenty to fifty million metric tons of electronic waste each year and most of the consumption is caused due to heavy use of electronic appliances according to the United Nations Environment Program. However, there are ways to reduce the wastage of electricity by switching to gadgets with solar-powered counterparts, or gadgets that are made from recycled materials and are non-biodegradable.

To give you an idea to what gadgets are environment-friendly, here are some of those:

  1. iBamboo

No need for an outlet or any batteries at all, just a bamboo cut to the usual portable speaker with a slot on the top to rest your iPhone. All you need to do is turn your phone’s speaker on, set it in the slot, and the natural acoustics of the bamboo will amplify the sound. Yes, no electricity required. How’s that, huh?

  1. Eton Mobius

With the rise of the high technology gadgets that contribute to global warming, consumers nowadays are getting even more conscious on how they’ll be able to contribute to being eco-friendly. Eton Mobius helps when you’re out for a day of traveling and need a quick and simple way to have a little bit extra juice, and you want to be eco-friendly about it. Eton put out a rechargeable battery for iPhones that is essentially a case with a solar panel attached at the back. How about a free battery charging wherever there’s sunlight, ey?

  1. LED Monitors

As much as we try to accept the advancement of technology and its implications in our daily life, we have yet to embrace it in its totality. One fine example of such a situation is our use of the bulky cathode-ray tube (CRT) monitors that we use as screens for our computers. They are huge, heavy, space and energy consuming, and the worst part is, they comprise of deadly chemicals like lead to manufacture.

To reduce this, make the eco-friendly switch by replacing them with LED monitors. These monitors are lightweight, sleek, and have less moving parts. Even better, they consume less electricity and also give a more user satisfaction in terms of display than its predecessors. Make the eco-friendly switch if you are using the old boxes.

  1. Smartphones

You will never go wrong with the multi-functionality of your smartphones. Think about it: your phones are your cell phones, mp3 players, digital camera, e-planner, e-reader, GPS device, calculator and so much more. In fact, the more uses you find for your smartphone, the more eco-friendly it becomes because each time you consolidate your gadget needs into the apps and functions contained in your smartphone, the fewer peripheral device you need. The fewer electronic devices you buy, the lighter impact you have on the planet.

  1. Asus Bamboo Ecobook

The cover of this ASUS Ecobook is made of bamboo and is truly a decent way of getting your compute power while lowering your electricity costs. All of the plastic inside this Ecobook is labeled and recyclable. The components are lined with cardboard and there are no paints, sprays or even electroplating used on its components.

Tips to Protect Your Homes from Natural Calamities

homes-calamaties

There will always be chances of some kind of weather or geologic condition no matter where we live in. Say storms, strong winds, earthquakes, and even floods, these require our attention to rethink our home’s construction.

In this case, the Philippines has been known to the world for the tragic experiences brought by typhoons that resulted to strong floods and countless casualties. Instead of looking at this as a problem, in one way or another, take this as an opportunity to protect your family through storm-proofing your home.

Having adequate storm protection can make the difference between minimal storm damage and serious property loss. Hoping for good weather or waiting until the last minute puts you at a disadvantage. You should always remove yourself, and your family, from the path of an oncoming dangerous storm. Evacuate with confidence knowing your property is protected.

  1. Let the water flow. While you should always keep your gutters and downspouts clean, it’s particularly important to make sure nothing blocks flowing water during a storm. Let’s face it, the water will want to go somewhere. If it’s not down and away, it’ll be in your roof and attic. Conduct a visual inspection of your gutters and downspouts to be sure nothing blocks the flow of water from your roof to avoid water getting inside your precious home.
  1. Protect your doors and windows. Whether with impact-resistant glass or shutters, protecting doors and windows against high winds and flying debris is imperative because strong typhoon winds can throw objects away.
  1. Keep your landscape free of any debris.Prune trees and remove dead branches well before the any storm shows up. To avoid further damage and injuries, remove any patio furniture and other loose items outside that can get blown around.
  1. Safe and elevated location.Especially for houses in some coastal areas, building codes require that the structure be raised. While garages and storage spaces can be placed at the ground floors of these homes, the construction should be such that the structure doesn’t block a storm surge. As much as possible, location should also be considered when planning to put up a house. Coastal communities should be moved further away from the shoreline to lessen the risk of storm surges (flooding due to abnormal sea level rise).
  1. Keep basic supplies on hand.  The power of a typhoon can be so damaging to the extent that it cannot be foreseen. So it is suggested to keep on hand at least a three-day supply of items such as candles, batteries, potable water, canned goods that don’t require refrigeration etc. Put together an emergency kit in advance of any storm as recommended by the National Disaster Risk Reduction and Management Council.

As advocates for calamity-resistant homes, Primavera Residences is designed to withstand strong earthquakes, typhoons, and other natural calamities, while its elevated location at 110 meters above sea level makes it flood-free and ideal for safe, hassle-free, and convenient eco-friendly living.

Its developer, Italpinas Euroasian Design and Eco-development Corporation (ITPI), a sustainable real estate developer, takes part in actively promoting green advocacies in the city.

Why a Condo Unit is the Best Graduation Gift

Condo Grad Gift_03072015

It’s always exciting to see someone graduate from school—especially a college graduate who feels liberated from school and eager to start a new career. Graduating is exciting as it is terrifying especially when one starts to be independent.

Yes, there is no question that the best investment parents can give to their children is equipping them for the future—the gift of education. But what happens after graduation? As their child goes through the “real world”, worrying in silence would be very excruciating. Parents want nothing but the best for their children and for graduation, they would probably give their child the best gift ever.

Well, here are some reasons why a condominium is the best gift ever.

Worthy investment

Buying a condo unit as a graduation gift is a worthy investment for both parents and children. Not only that it could be considered a second home but also making sure that your child is in a place that is convenient and secure even if you decide to let him go.

In the Philippines, condo units are reasonable with its easier and efficient modes of payment. Why not help your newly-grad with the down payment or the deposit if it’s a rent? When he lands on a job, tell him to chip in. This way, your child becomes responsible enough to handle such investment. A condo unit will not only be a real estate investment but an investment into his character and sense of responsibility.

The reality of adulthood

Dependency is over and slacking’s done. Sooner or later, when your child gets his diploma, he will have to face reality and start doing things on his own.

Buying him a condo means driving him to get his act together. Through proper guidance and timing, you’ll be amazed on how independence can do to a child. Also, with significant amount of supervision, your child will soon live responsibly and maturely.

As parents, come prepared with your list of what-to-bring, from kitchen wares to appliances, when he starts living on his own. Living away from your comfort zone is no easy task, but at the same time, there is no better training than getting your hands a little dirty.

Financial responsibility

When your child takes off from college, you would want him to become financially responsible and independent. Though it will be challenging but it sure is worth it. We cannot keep away from the fact that sooner, when he lands a job, he will feel the need to reward himself every payday and might spend on things that do not help him to become financially stable someday.

If he owns a condo or rents one, he will value every peso he spends since he has bills to pay. Little will you know that he will be responsible enough to save electricity and water consumptions and manages his social life.

This way, you’re teaching him to be financially responsible and how to save for the future. He will know the value of hard work and ensure himself of a better life ahead.

For a better future

Giving a newly-grad a condo helps him become responsible of his own space and own life. It will help him grow maturely and responsibly as a professional. Most importantly, he will have a better chance at living the life he knows he deserves.

How’s this kind of “congratulations” for your child’s future?

This March, Primavera Residences offers special discounts worth P70,000 to its condominium buyers. In addition, buyers with graduating family members may also avail of an additional P5,000 worth of gift certificates which can be claimed at Bigby’s SM City CdO branch.

Mindanao Pushes for More Renewable Energy Supply

primavera-solar-panels

During the recent 5th Mindanao Power Monitoring Committee Principals’ Meeting at the National Power Corporation Board Room, key players in the  power sector stressed the importance of pursuing renewable energy as prominent source of electricity in Mindanao.

“There are good things coming for Mindanao and power is one of them,” Secretary Luwalhati Antonino, chair of the Mindanao Development Authority (MinDA), said in her opening statement.

Compared to last year’s power state, this year has seen significant progress with the immediate and medium term measures, stressing that majority of the cities in Mindanao did not have rotating power outage as reported by the Association of Mindanao Rural Electric Cooperative (AMRECO).

Antonino said that there are 231 renewable energy projects spread across Mindanao that could potentially generate at least 2,419 megawatts of sustainable power supply for the region between 2020 and 2025. In the next five years, over 2000 megawatts of renewable energy will be contributed to the Mindanao grid.

A startup project that promotes RE in NorthMin

In Northern Mindanao, a pioneering sustainable property developer has started to incorporate the use of renewable energy through property developments. Italpinas Euroasian Design and Eco-development Corporation (ITPI), an Italian-Filipino sustainable real estate firm, is committed to using green architecture paired with the use of renewable energy.

Primavera Residences, ITPI’s flagship sustainable condominium development, primarily promotes green architecture that helps reduce the impact to the environment. ITPI’s CEO and executive chairman Arch. Romolo Nati and its president, Atty. Jojo Leviste closely work together in achieving their goal to be the country’s prime movers in sustainable properties.

Leviste and Nati are also committed in incorporating energy-efficient systems in all their properties through its renewable energy business, Constellation Energy Corporation, with projects that include geothermal, hydro, wind, and solar.

“Sustainable design is more than just designing green. Aside from aesthetic design and caring for the environment, it has to help develop the communities,” Nati said. “That’s why our developments incorporate sustainability features that reduces 20% of the residents’ electricity consumption and are also built in secondary Philippine cities, where they can help develop local communities.”

Mindanao 2020 Peace and Dev’t Plan

The great move in pursuing RE projects, according to Antonino, is part of the efforts of key power players from the government and the private sector to provide Mindanao with a greener and renewable power supply.

Antonino added that pursuing RE development is also aligned with the MinDA’s Mindanao 2020 Peace and Development Framework Plan, which recognizes power as a major enabling factor for socio-economic development.

By 2016, the power scenario in Mindanao, including the committed projects, is expected to be 40% hydro, 28% coal, 25% oil-based, 6% geothermal and 1% biomass, MinDA data said.

But in 2019-2020, the energy mix in Mindanao, including committed and indicative power projects, would be 56% coal, 24% hydro, 14% oil-based, 4% geothermal and 1% each for biomass and solar, according to the same data.

Romeo Montenegro, MinDA director for investment promotion and public affairs, said that the government fully supports the development of renewable energy projects to balance the energy mix in Mindanao in the long-term.

Primavera to put up solar panels this June

This June 2015, Primavera Residences will be installing 6 sets of 3 kWp solar panel kits that could generate an estimated monthly electricity output of 270 kWh per kit at the roof deck to power the building’s water pumps, elevators, and other common areas.
