Cagayan de Oro Developer Hosts Condo and Car Fair

DSC_0877

Last February 25, Italpinas Euroasian Design and Eco-development Corporation (ITPI) together with Hyundai Philippines, successfully conducted a condo and car fair at the grounds of Primavera Residences in Uptown Cagayan de Oro.

At exactly 9AM, Italpinas and Hyundai welcomed guests with treats and a grand tour of the multi-awarded Primavera Residences followed by a free test drive of Hyundai’s car displays. Displayed Hyundai vehicles were Tucson, Eon and 2014 Best Mini Car of the Year (Car Awards Group) awardee, the Grand i10.

While ITPI is committed to developing sustainable properties in alternative cities, Hyundai is a brand also known to create automobiles with eco-friendly automotive technology. Geared towards dealing with sustainable companies, Hyundai is aggressively expanding its nationwide dealership and Italpinas is just one of the brands they recently partnered with.

“This successful event with Hyundai is a positive sign that people are becoming conscious of climate change. Not only has the desire for fuel-efficient increased, interest in eco-friendly properties are also rising,” Gladys Echano, ITPI Sales Director, said.

Primavera Residences has received several recognitions from international award-giving bodies because of its green features and high-performance design that works with nature instead of against it. Its latest award  is the Best Mixed-use Development in the Philippines in the 2015-2015 Asia Pacific Property Awards.

“Owning a condo and a car was a brand of luxury before, but nowadays, it has become a way of life. A necessity that is worth investing in. Both Primavera and Hyundai offer a brand that is energy-efficient and that meets the needs of the buyers while being good on the environment,” Michael Gaabucayan said.

Blog

This coming February 25, from 9 a.m. to 5 p.m., Italpinas Euroasian Design and Eco-development Corporation (ITPI) together with Hyundai Philippines invites everyone to a Post-Valentine Condo and Car Fair at Primavera Residences. Guests will be entitled to a free building tour and test drive at the grounds of Primavera in Uptown Cagayan de Oro.

ITPI is known for developing sustainable properties in alternative cities. This month, to treat its clients and guests, ITPI or Italpinas partnered with Hyundai Philippines, a brand also known to create automobiles with eco-friendly automotive technology. Hyundai is aggressively expanding its nationwide dealership network as the company is geared towards dealing with sustainable companies.

“ITPI always stands behind its eco-friendly advocacy because we know that this is what the world needs today. With its similar vision, Hyundai is the perfect fit for Primavera, which we are exploring starting with this partnership event.” Gladys Echano, ITPI Sales Director, said.

Primavera Residences, ITPI’s flagship condo development in CdO, is known for its passive eco-friendly architecture that is designed to maximize natural ventilation and lighting. Its exterior walls are fitted with window-shading cantilevers, preventing direct sunlight from hitting the glass façade, thus ensuring a lower temperature even at the hottest hours of the day. The property also features a green inner courtyard that acts as a natural chimney, forcing warm air to move upward.

“This coming Feb 25, guests are treated to a free tour of Mindanao’s first multi-awarded eco-friendly property, Primavera Residences. Not only that, guests are also entitled to drive Hyundai’s eco-friendly automobiles,” Echano added.

Hyundai Asia Resources, Inc. (HARI), the official distributor of Hyundai automobiles in the Philippines, is currently the third top ranking automotive firm in the country. Thrice hailed as Hyundai’s Asia-Pacific Distributor of the Year (2005, 2006, and 2008), and Hyundai Global Distributor of the Year 2010 in less than a decade of its operations, HARI boasts of a 41-strong dealer network, superior after-sales, dealer and customer relations support, and a desirable roster of best-selling vehicles, including the Grand Starex, Tucson, Santa Fe, Genesis Coupe, i10, Elantra, Accent Sedan, Accent Hatchback, Sonata, and EON.

Primavera Residences, on the other hand, has received several recognitions from international award-giving bodies because of its many green features. Its latest award is the 2014-2015 Asia Pacific regional competition of the prestigious International Property Awards in the Best Mixed-use Development category for the Philippines.

5 Useful Tips to Maximize Your Space

maximize space

The rising cost of the real estate assets in the Philippines is generally based in two things: location and size. Especially for properties in prime locations, it is sometimes necessary to downsize in order to achieve a cost-effective investment. In this case, for a condominium unit.

A typical condo unit in the Philippines comes in different sizes and structures that are expectedly smaller than our usual homes, however, this does not imply that condo occupants need to sacrifice the comfort of their property.

Living in a studio or a small apartment (pad) can be quite difficult. There’ll be little space for desired furniture and appliances. This challenge somehow gives the owner an idea to hire professional interior designers, but we know that this can be very expensive. With just the right amount of planning and organizing, maximizing the space in your unit and apartment could be put off easily.

Here are some 5 useful condo design ideas that can maximize the space and make it visually bigger:

  1. Buy things that are dual purpose

Before resorting to any cheats to create an illusion of space, think first of ways on how you can actually make space. Double-purpose furniture, such as sofa beds, allow you to accommodate guests for daytime chit-chat and night time sleep over, without actually wasting space on added furniture. There are also sofa tables where extended chairs are available which could save you a lot of space in your home.

  1. Store things neatly

Small things, when put together, can be potentially big. Your usual clutters may eat up your tabletop and floor space when not arranged accordingly. These refer to your small belongings, cleaning items and tiny figurines and decors.

You may look around for potential storage spaces. Under your bed, a secret cabinet under your couch, or buy a stool that has hidden drawers or compartments. The space under the staircase may be used for shelves and cabinets to hide bigger items such vacuum cleaner and baby stroller.

  1. The brighter, the bigger

Perhaps the most basic step in creating a grand optical illusion is to maximize light. Proper lighting combines the right use of natural and artificial lights. Use lamps to bounce off light towards the ceiling, making it appear higher. Using corner spotlights, instead of a center chandelier, provides added brightness and more visual space. For spotlights, consider using LED bulbs for an energy-efficient home design.

  1. Choose vibrant colors for your furniture

Neutral base paint that matches neutral furnishings can be very dark and boring. Bright and eye-catching furniture such as sofa, throw pillows, curtains and carpets can add texture to your space. It also lets you see the amount of space you have in your unit or apartment.

  1. Looking through

Put on light-colored, thin draperies to allow guests to look through your windows, creating an impression of the outside view as an extension of your home. What’s better than visually pushing back the walls? You can also let the mirror do the trick. Mirrors never fail to create an illusion to make your space look wider. Use them in living room and hallways. Putting these ideas together essentially points out one thing – allow people to look through.

On May 24 last year, Primavera Residences in partnership with Truly Wealthy Realty and interior designer Anna Christina Sagarbarria began a series of workshops that tackled how to maximize small spaces. Italpinas Offers New Year’s Treat to Buyers

Buon Anno Nuovo! Are you looking for an investment this 2015? The New Year is a good occasion to re-evaluate your portfolio and start hunting for promising new investments. As an early gift this new year, Italpinas offers P75,000 discount to the first 5 buyers only for the month of January 2015.

“New year is the best time to make a fresh start and new beginning. Wouldn’t it be great to live in your own place (if you are just renting) or think of renting out your unit to earn more? This is the best time to do that wise move. Invest and own a condominium unit and be one of the lucky few to enjoy its numerous advantages,” Gladys Echano, VP for Sales, said.

Currently, Primavera Residences’ furnished units are being rented out and managed for short-term and long-term rentals, as part of its In-house Asset Management Program. Due to the success of this program, a large number of clientele are requesting for more rentable units, bringing in more investors for its income-generating opportunities.

Located in Pueblo Business Park in uptown Cagayan de Oro, Primavera Residences is in the middle of many important establishments, like SM CdO, universities, a world-class golf course and many more. Being located uptown also means that your property is in a flood-free, and therefore, a safer zone.

“For this new year, Italpinas is offering P75,000 discount for the first 5 buyers this January, This is our Buena mano treat aside from the discount upon reservation. You won’t regret investing at Primavera because by January 15, 2015, your investment will appreciate since there will be price adjustments for both towers 1 and 2,” Echano declared.

Primavera Residences, developed by Italpinas Euroasian Design and Eco-development Corporation – a sustaining member of the Philippine Green Building Council – is the first eco-friendly condominium in Northern Mindanao. Its unique modern design, conceptualized by multi-awarded Italian architects, is a perfect mix of form and function rewarding you with a beautiful home that can sustain itself, helping you save on your electricity bills.

“Apart from the fact that we already have a few units left, we are the only one here in the CDO real estate industry, offering a promo of this magnitude. Which is on top of our very competitive prices. Indeed, we sell something eco-friendly that we want to add more value to the buyers’ purchase; that they [buyers] will not just earn big time, they also help the environment in a bigger note” Franz Enriquez, Sales Manager, emphasized.

Primavera Residences is known for its energy-saving features including cantilevers that protect the units from direct sunlight and an indoor courtyard that maximizes the natural ventilation in the area. By June of 2015, solar panels that will provide additional energy for the building’s common areas will be installed on the building’s rooftop. The building is also designed to withstand earthquakes and extreme weather and offers 24-7 security.

The green building has garnered several recognitions for its commitment to green architecture and design locally and internationally. Recently, it was named among the winners in the prestigious International Property Awards in the 2014 Asia Pacific regional competition being the Best Mixed-Use Development in the Philippines. It was also been awarded as the Best Condo Development in the Philippines in 2011 (Southeast Asia Property Awards) and a finalist in the Most Promising Clean Energy Investment Opportunity of the Year (CTI PFAN Philippines Clean Energy Investor Forum).

Reduce, Reuse and Recycle: Easy Tips and Ideas

RRR

We are all responsible about the change in climate nowadays. The moment when we produce waste every hour of every day make us wonder that out of billions of people in this world, how do we communicate for better solutions? But the bigger question is, are we making a difference in renewing our ways to make the world a better place to live in?

Based on the study made by numbeo.com (last updated in October, 2014), the pollution in the Philippines has reached a high percentage of 72.30% on its Pollution Index, a simple and generalized way to describe the quality of pollution data.

Also, according to the data given, air and water pollution has reached a high rating with 63.41% and 71.65% respectively.

Living in a drastically polluted environment would reflect to how we, as Filipinos, are stagnant in changing our lifestyle.

In our own little ways, we can be catalysts in creating a better world. Here’s how:

Reduce, reuse, recycle (3Rs)

Recycling is the system of collecting, sorting and reprocessing old materials into usable raw materials. Reduce, reuse and recycle are three ways to take action against household wastes.

You can reduce the amount of trash you throw out when you become mindful of the reusable things (papers, bags and containers) inside your home and might as well buy reusable products. In this way, you can recycle anything that is eco-friendly, and compost food scraps and yard trimmings.

So What Can You Reduce, Reuse and Recycle?

  • Paper (magazines, newspaper, phone books, cardboard)

Since it’s almost  the season of giving gifts, why not give eco-friendly gifts by creating papier-mâché items and even wrap it with magazines or newspapers?

  • Glass (bottles, jars) & Plastic (milk jugs, soda bottles, detergent containers)

Glass is one of the few materials that can be recycled infinitely without losing strength, purity or quality. Upcycling is a term used to describe taking useless products and creating new products of better quality and/or higher value. There are many ways how to upcycle unused bottles and jars. You can view Design Rulz for examples on how to creatively reuse unused plastic/glass bottles and jars.

Recycle

  • Aluminum (beverage containers).

Aluminum cans are among the materials most often collected for recycling and one of the easiest to process. Aluminum also has high value in the recycling industry for its sustainability. Recycled aluminum also gets new life as a component in a variety of products that you use every day, from cookware to computers and automobiles. For beverage containers, if you recycle them, this is what they become.

The Marriage of Harmony and Comfort in Architectural Design

c

We all appreciate beautifully designed buildings, but if the design does not serve any other purpose beyond what it is essentially built for, then the building would be just another ordinary structure.

Things are different with Primavera Residences, though. Behind that admiringly beautiful façade of an elegant, nature-inspired design lies a deeper purpose for its construction. As the cliché goes, there is more to Primavera Residences than meets the eye.

There are two things that make Primavera Residences unique: its sustainable architectural design and its energy efficiency features. Its design is based upon the analysis of wind flow, solar positioning and the local climate.

If you notice the brown cantilevered edges that give the building a sophisticated look, they are not just there for aesthetics. Those cantilevers actually provide shade and reduce heat as they prevent direct sunlight from getting through the window surfaces. The building’s inner courtyard also provides natural ventilation for the residents as it collects cool air while expulses warm air out through the roof. This passive cooling system of the building enables unit owners to minimize their aircon use, thus saving on energy consumption and electricity costs. These green features further enhances the health and well-being of its occupants as comfort is one of the most important factors in condo living. As a result, residents at Primavera Residences are able to live in harmony.

Nowhere in the city can you find a building that is designed with nature in mind but only at Primavera Residences.
