5 Mobile Apps Promoting Green Living

Mobile

We live in a world where it’s never too easy to balance the highly evolving technology with the protection of our planet. Despite the efficiency and convenience technology have contributed to us, many companies have added to the environmental issues whether it is through their use of resources, factory conditions, or product-shipping all over the world, among many other unsustainable practices.

However, there are certain devices that could help improve our eco-friendly efforts. Even it is only to arm ourselves with information, our smartphones could be our daily reminders on how to be kinder to the environment.

Below are this list of some eco-friendly mobile apps you can download on your mobile devices.

  • EcoCharge

A simple yet powerful concept, the EcoCharge app will ring an alarm when electronic devices are fully charged to increase battery life and prevent unnecessary energy use. Instead of leaving a cellular phone or laptop continuously charging at home or work when the battery is fully charged, it helps users become more aware of energy use while providing great eco-friendly tips on how to stay connected and energy efficient with our favorite tech gadgets and devices.

  • iViro

iViro helps users create more sustainable homes and living spaces.  Perform a customized energy analysis to receive a detailed overview of your home’s heat, cooling, electricity, water and appliance energy consumption patterns with annual cost and CO2 emission estimates. Additional features provide ideas on energy-saving alternatives and strategies to ensure your home is energy-efficient and cost-efficient while reducing its environmental impact.

  • Go Green

We don’t immediately become eco-geniuses. It takes time, effort, and education to get there, which is why this app is such a great place to start. There is no creating solar panels or learning to make a dress out of used corn husks; just practical and simple tips that are easy for anyone to implement into their daily lives. Whether it is catching the bus, or walking instead of using the car a few times a week; buying from a local farmer’s market instead of a grocery store, or just learning how to recycle for the first time; this app has you covered.

  • 7-minute workout

You can challenge yourself with 7-minute workout for 7 months using nothing more than a chair, a wall, and your own body weight. The 7-minute workout is based on scientific studies to provide the maximum benefit of working out regularly in the shortest time possible. No electricity needed. Workout anytime, anywhere.

  • Greenpeace

Greenpeace has been the most well-known name in environmentalism for decades. Now it has an app that both helps support its cause and teaches your children about protecting the planet and all its creatures. Plenty of games, news from Greenpeace globally, and online efforts are featured.

3 Rookie Mistakes to Avoid in Condo Hunting

Hunting4Condo

People are now looking at the financial benefits to owning an investment condominium unit which shed light on why more people are jumping on the bandwagon.

First off, real estate is a great long-term investment. Although there might be short-term fluctuations in the market, but condo prices will surely increase over time and usually at a greater rate than inflation. Also in having a rental income, it is a great way to pay down your mortgage and build equity. Even if you just break even at first, odds are you’ll end up with a monthly cash flow as the cost of your mortgage goes down and the cost of renting goes up.

Although investing in a condominium make great investment opportunities, there are potential pitfalls along the way that could seriously derail your plans. Be sure to avoid these 3 rookie mistakes:

  1. Wrong choice of a real estate developer

When shopping around for a new condo, find out who built it. You may not be able to see its worth but this can have a surprising impact on the quality of your investment. Make sure to do a builder background check to ensure your developer has high standards for both quality and design. Look up for professional ratings, check their website, and get opinions from friends and relatives, to mention some. This will help ensure your investment stands the test of time.

Italpinas Euroasian Design and Eco-development Corporation (ITPI), an Italian-Filipino joint venture which focuses in sustainable developments, has built its locally- and internationally-acclaimed flagship development, Primavera Residences, in Cagayan de Oro. Find out more about ITPI and Primavera Residences.

  1. Undesirable choice of location

Buying a new investment unit is about more than just the condo’s price tag. If you find a cheap condo in an undesirable area, you might have trouble finding a renter let alone reselling the place. As a good rule of thumb, only buy a new investment condo that you would be happy to live in yourself. Is it located in a good neighborhood? Is it close to public transportation? Are there good leisure and entertainment areas nearby? Are there decent restaurants near the area? If you answered yes, then you shouldn’t have a problem in renting out your unit.

In Cagayan de Oro, the uptown area is still underrated yet considered to be the “Makati City” in Northern Mindanao. According to the Chairman of Multiplata Investments, Lorens Ziller, CdO is well-recognized by those who can afford to live in upper class communities and subdivisions. Uptown Cagayan de Oro is the lifestyle you’ll need if you crave fresh air, flood-free and spacious communities, accessible shopping facilities, little-to-no traffic, and a good view of nature.

  1. Selecting the wrong tenant

If you’re considering renting out your condo unit, do everything in your power to ensure you’re handing your unit keys to a tenant you can fully trust. A condo unit is a huge investment after all, and the point is to gain from your investment—not to spend it on unnecessary repairs. Spend time to assess the applicants to the best of your ability through credit checks, quality references from previous landlords, and by meeting them in person. To also protect your investment, it’s a good idea to draft a comprehensive lease agreement that covers for damages, and to request proof of contents insurance prior to allowing renters to move in.

The Asset Management Program of Primavera Serviced Residences gives the unit owner the hassle-free handling of their investment. Through this in-house program, your investment will be properly handled by a skilled management team from marketing your investment to eligible tenants up to monitoring your investment for you.

Start Your New Year Right with Eco-friendly Resolutions

NYR

To open 2015 with a bang, New Year’s resolutions could bring hope of new beginnings and a fresh start. A lot of people are beginning to look at what they would like to achieve this year, while there are a number of traditional resolutions adopted from the past years such as to lose weight, get a new job, buy a home, to mention some. However, there are also various non-traditional resolutions which can be made.

As you sit and ponder what 2015 may hold, take a few minutes to look over the following list of 10 green New Year’s resolutions worth embracing. Whether you adopt one, a few or all 10 of them, resolving to be greener in the upcoming year is something worth doing.

  1. Separate your waste into materials that can be recycled, those that can be composted and those to throw away. If not, you can donate them to those in need of extras, I believe there’s a lot of them.
  2. Set up a garden, either indoors or out, so you can grow your own fruit, vegetables and/or herbs. Your compost can help you get started.
  3. Spend at least 30 minutes a day outdoors. Chill, relax and live life as how you wanted it.
  4. Schedule time each day or week where you and your family go unplugged. This way, you can lessen your home’s electricity consumption.
  5. Make sure your washing machine, dryer and dishwasher are full before you run a load.
  6. Reduce water consumption by limiting shower time, making your toilets low-flow, turning off water while brushing your teeth, etc.
  7. Drive less. Leave your vehicle at home at least one day a week (or more). Walk, bike, take the tricycle or opt for other means of public transportation to get where you need to go.
  8. Improve your overall health by resolving to eat fresher, raw foods and less pre-packaged, processed foods.
  9. Switch to reusable products. Ditch one-use or disposable products.
  10. Lower the level of indoor air pollution in your home by adding more plants, airing out your home regularly, using natural homemade cleaners and making your own candles or air fresheners.

These are just simple green tips to live a sustainable life from Mother Nature Network.

Adding these to your resolutions for the year will get you off to a good start on living a greener, more sustainable life.

Here’s hoping this year is your greenest yet!

Primavera Conducts Clean-up Drive for National Volunteer Month

DSC_0062

Last December 13, 2014, Primavera Residences personnel have come together in support of the building’s advocacy to a clean and green environment.

In celebration of the National Volunteer Month with the theme “Volunteering for the Environment”, Primavera Residences took the opportunity to care for the environment by successfully conducting a clean-up drive around Pueblo de Oro Business Park’s Trade Street and areas nearby.

“To be part of a sustainable development and joining its advocacies is not just rewarding but also a testimony that Cagayan de Oro’s progress still goes hand in hand with nature. The clean-up drive was fun and fulfilling at the same time. Waking up early for a satisfying reason is truly worth it,” Cesar Stefan Rago, PR & Marketing Coordinator, said.

DSC_0046

At exactly 7 o’clock in the morning, Primavera Residences personnel began sweeping and collecting garbage around the area and found out that most of the wastes are cigarette butts, chips and candy wrappers, cellophane, and plastic bottles.

“As an advocate for green living and sustainable development, I found the whole experience very fulfilling because I believe that the small things we do for our environment will bring a great impact in the world. Nothing can compare to the feeling of knowing that you’re making the world a better place to live in, one small act at a time,” Diana Christy Zamora, Marketing Support Officer, said.

Rhapsody Binasbas, one of Primavera’s financial accountants said that it was a wonderful experience giving Mother Earth the care she deserves.

Primavera Residences, which garnered several local and international recognitions for its commitment to green architecture and design, is known for its passive energy-saving features such as cantilevers that protect the units from direct sunlight and an indoor courtyard that maximizes the natural ventilation in the area. The building is also designed to withstand earthquakes and extreme weather conditions.

Sustainable developer ITPI, has invested in alternative locations where nature and the environment has been thoroughly preserved and optimized. Primavera Residences, located in a master planned community in uptown Cagayan de Oro, was built in 2009 and has been effectively on the lead in promoting green advocacies in Cagayan de Oro.

Asian Dragon Mag Features ITPI Executives

ADM

In the spotlight of the November-December 2014 issue of Asian Dragon magazine is a feature story on Italpinas Euroasian Design and Eco-Development Corporation (ITPI), a sustainable real estate developer and the passion behind the executives’ vision for green developments.

The first bilingual business and lifestyle magazine in the Philippines, Asian Dragon reports on ITPI’s journey into the real estate industry with Chairman/CEO Arch. Romolo V. Nati and President Atty. Jojo D. Leviste and an in-depth story of the premier eco-friendly condominium development in Cagayan de Oro, Primavera Residences.

ITPI is an Italian-Filipino company that designs and develops sustainable property developments nationwide and Primavera Residences, its flagship development in CdO, recently won in the 2014 Asia Pacific Property Awards in Kuala Lumpur, Malaysia.

“Sustainable design is more than just designing green. Aside from aesthetic design and caring for the environment, it has to help develop the communities,” Nati expounds. “That’s why our developments incorporate sustainability features and are built in secondary Philippine cities, where they can help develop local communities.”

When asked about the company’s definition of ‘growth’, “Growth is not about hitting a certain target per year. It would definitely be great to do that, don’t get us wrong. What is more important is that we get to promote sustainable design, especially in the sense that it doesn’t need to be so expensive,” explains Nati.

Together, the two brought over their experiences and ideas from other countries to set up ITPI, in response to the need for genuine sustainable development in the country.

“We don’t necessarily have to be the biggest, but we want to be the most admired,” Nati concluded.

To know more about the multi-awarded development, Primavera Residences, you can visit primaveraresidence.com or call 088-880-5002 and 0917 794 2221.

5 Eco-friendly Holiday Tips for a Green Christmas Season

5CS

It’s easy to get “wrapped up” in our traditional ways of decking the halls, but some decorating traditions, however sentimental, may not be so environmental.

The holidays can be one of the most expensive times of the year; from cooking the perfect dinner to preparing your home for your family. If you’ve recently started a family, it’s best if you look for new ways to make Christmas memories that your children will look forward to every year.

It’s not necessary to celebrate holidays with an expensive menu or extravagant decors, you can impart a sense of joy and wonder with an eco-friendly twist. This holiday season, giving love, peace, and quality time to the people who are closest to us are the true reasons for this season.

Well, following these simple tips will help you save money, enjoy your resources, and feel good about the impact your holiday celebrations will make on the environment.

1. Photo and Card Holder

card holder

Make a holder for holiday cards by gluing clothespin to a yard stick or thin stretch of balsa wood. Make sure they are evenly spaced, about 3 inches apart, and wait to dry. Then, spray paint the color of your choice, and clip in your cards. For a little extra holiday flair, top the holder with glitter, rhinestones, or tiny bows. If you want to make it even memorable, you can hang the most outstanding photos of you, your friends and your family.

2. String a smarter light string

Instead of buying more standard holiday lights to replace bad strings (or to try and keep outdoing your neighbor’s massive display), opt for energy-efficient light strings. When they’re made using light-emitting diode bulbs, or LEDs, they’re 90 percent more efficient than traditional holiday lights. LEDs also last longer — up to 10,000 hours compared with 5,000 hours for standard incandescent bulbs.

3. Homemade Wreaths

Not all wreaths require cutting branches off of trees, you can actually make something out from your old dresses and rags making this a great example of a more eco-friendly alternative.
4. Eco-friendly Wrapping Paper

Ditch the rolls of wrapping paper and avoid glossy or metallic gift wrap. Instead, check out fabric gift wrap or these creative gift wrap ideas. Use the greeting cards received last year or any other recycled material to make gift tags. For gift bags that come with tags attached, write “Reuse this bag!” on it instead of the recipient’s name. (Just don’t forget who it goes to.)

5. Make Your Own Greeting Cards

Use the cards you received last year, a child’s artwork or your own craftiness to create new Green Christmas cards. Use recycled paper for holiday letters. Or send a family photo with your greeting handwritten on the back.

Things to Consider in Buying Your First Property

TTCWBYFP

Let’s admit the fact that buying your first home is more than a little overwhelming, in fact, it is one of the most difficult decisions you have to make. Your dream home is your asset, but  it is also a major responsibility. To help you on your dilemma, we have put together a buyer’s guide to ease the process.

As you prepare to buy your first home, allow us to explain some factors you are likely to come across.

First and foremost, even before you deal with accredited real estate agents, you will need to work out your budget, which means spending some time studying your finances. Once that is all ironed out and you have an idea of how much you are willing to spend, we can begin weighing in on what to consider in buying a property.

1. Location

location1

A top priority in buying a property is finding the right location. Whether you are purchasing your home as an investment, a lifestyle upgrade or both, one of the most important decisions you will make is where you want to live. Your home’s location will help determine not only the future value of your investment (if you’re planning to sell in the future), but also many aspects of your everyday life. Here are some factors you should also consider carefully when selecting a location according to Amy Fontinelle in Buying a Home: Choose Your Location.

  • Security

management1

Safety is a top concern. You’ll often pay less to live in an area with higher crime rate, but if you’ll have to live in fear or if you one day become a victim, no price discount will be worth it. It may also be harder to resell your home or get a good price for it if you decide to sell.

  • Work proximity

The length of your daily commute can have a significant impact on your disposable income, quality of life and how much time you get to spend at home with your family. How long of a commute can you endure? Are you planning to stay at your current job long-term or do you expect to switch jobs in the near future? If you plan to stay at your current job, how close to work do you want to live? If you plan to switch jobs, what are the job prospects in or near the area where you’d like to live?

  • City vs. Suburb vs. Rural

The setting you choose within the city or town you select will affect the amount of peace and quiet you have, lot size (if you’re buying a house), primary and secondary education options for your children, proximity to shopping, entertainment, medical services and anything else you might want or need, and more.

2. Developer’s Track Record

developer1

Before buying your first home, it’s important to research the building’s developer and have a good understanding of their past projects. Work with real estate professionals to find out if the building is sound or not. When you add your findings of the building’s structural integrity to the developer’s track record, you will know if the building is a quality product or not. Do they hand over house keys on schedule? What are the qualities of the units or houses they have sold so far? To find out about a particular developer’s track record, consult the Internet or ask for an opinion from a property consultant.

3 . Management

management2

In buying a property, make sure there is a property management body that would help you go through the proper process in assisting you about your property plans.

Consider safety, maintenance, proper billing process, it is best to say that when buying your first property, there should be that feeling of security that your home and your family is in safe hands.

Property management is the operation, control, and oversight of real estate as used in its most broad terms.

You should also consider a property management body that will take better care of your property. A management body that has been in business for a number of years will have seen it all and will be able to confidently handle any problems that arise with your property quickly and efficiently.

Primavera Residences is the perfect example of what you totally need in buying your first property. May it be an investment or a home, rest assured that all of these considerations are prioritized.

Primavera Residences, a multi-awarded sustainable development, is located in uptown Cagayan de Oro, basically in the prime spot of Pueblo de Oro Business Park.

The developer, Italpinas Euroasian Design and Eco-development Corporation, is an Italian-Filipino property developer known for its advocacy for, and practice of, sustainable architecture and development which is known of their multi-disciplinary approach (power and real estate) as well as their professional and cultural connections.

Primavera Conducts Clean Up Drive for National Volunteer Month

NVM1

The culture of volunteerism is a proud legacy of the Filipinos as citizens and as a nation. Service is our way of life, as the practice of ‘bayanihan’ or mutual cooperation has long been instilled in our consciousness. It has played an important role in helping the nation with the recent crises and disasters. Undoubtedly, volunteers have enabled the country to rise above challenges and move forward.

Volunteerism has become instrumental in improving the lives of the deprived and underprivileged. Thankfully, there are volunteers who willingly devote their time and effort to others and serve as essential partners of the nation in the quest of social change.

The National Volunteer Month (NVM) is celebrated every December to pay tribute to the commitment and dedication of volunteers, regardless of class, age, gender, expertise, and interest, who are united by a common goal of achieving equality, peace, and development.

Through NVM, the country recognizes the volunteers’ significance in nation-building. It honors the heroes who work without regard for material reward and find fulfillment in witnessing the change in the lives of people and communities they have touched.

Volunteering for the Environment

This year’s theme puts emphasis in the environment and highlights the volunteers who have poured efforts in taking care of nature in support of the Millennium Development Goals (MDG) on environmental sustainability.

In celebration of this year’s National Volunteer Month, everyone is urged to be part of the campaign to protect, preserve, and sustain the environment through participating in national and local policy development and promotion, and supporting environmental campaigns.

“In line with National Volunteer Month and also to support our advocacy being the premier environment-friendly building in Cagayan de Oro, this coming December 13, Saturday, 7 o’clock in the morning, Italpinas Euroasian Design and Eco-development Corp (ITPI) personnel together with Primavera Residences unit owners and tenants are enjoined to participate in a clean-up drive of Trade Street and surrounding areas within the Pueblo de Oro Business Park,” Jane Montebon-Duterte, PR & Marketing Manager, shared.

“I am a volunteer for the environment”

This coming Saturday, December 13, Primavera Residences invites you to take part in promoting a clean and green community.

“We are continuously experiencing typhoons that are directly resulting from climate change and environmental degradation. The only way to protect the environment and move forward is to get everyone involved. Who are we to neglect and abandon the environment? We owe our lives to nature, who are we not to give back?” Cesar Stefan Rago, PR & Marketing Coordinator, said.

“As a sustainable developer, Italpinas invites everyone to come and take part as we celebrate National Volunteer Month. Stand up and make a positive impact to our environment. Together, we can be catalysts for a better community. With commitment, we can make a difference.” Rago said.

The Advantages of Condo Living

TACL

Cagayan de Oro, being one of the most competitive cities in the country, has begun to embrace the urbane lifestyle in recent years. In keeping up with the growing market, real estate developers have introduced several high and mid-rise residential and commercial developments, further fuelling the fast growth of the city.

With the series of flooding and other natural calamities that had hit the country in recent years, families who have been traumatized from the experience have sparked a demand for residential developments in well-located areas (i.e., flood-free, located on higher grounds), thus making high-rise living or the so-called condominium lifestyle a much-sought after commodity.

Here are some advantages why you should consider living in a condo:

LIFESTYLE

Free time, who has enough? You can exactly achieve that in a condominium lifestyle. Condominium residents can spend their free time doing the things they love to do, especially in a building that offers common areas like swimming pools and recreation rooms. Most condominiums cater to specific groups such young professionals, families, expats and retirees. Moreover, it ensures you that your neighbors are like-minded individuals who, like yourself, have seen the benefits and convenience of a lock-and-leave condo lifestyle.

AMENITIES

Most condos offer building amenities such as swimming pools, fitness centers, party venues, rooftop terraces and more while you just enjoy there and not getting worried in maintaining it.

At Primavera Residences, the country’s premier eco-friendly development, offers recreation areas such as the green indoor courtyard, swimming pool, gym and a panoramic view of the city from its rooftop – which is, in fact, the highest peak in all of Cagayan de Oro.

CUSTOMIZATION

Owning a condo unit gives you complete control of what to do inside your space. Whether it be your choice of furniture, paint colors, or your decision to renovate the kitchen – all details are entirely up to you!

MAINTENANCE FEES

Condo owners are given freedom from maintenance that you may not have the time, desire, or ability to tackle yourself. Things like hallway cleaning, swimming pool and gym maintenance are all things your monthly association dues cover.

SECURITY

Many condos have stricter security than subdivisions and apartment buildings. In fact, some buildings offer 24/hour concierge service or on site security for the building, on top of secured entrances. This is ideal for those who travel or go on vacations for lengthy periods of time. You have the security in knowing your home is safe in your absence.

When it comes to condo lifestyle in Cagayan de Oro, Primavera Residences is the ideal choice for investors and home buyers. Primavera Residences is more than just your ordinary condominium building. Aside from its sophisticated, Italian-inspired design, it is also the first sustainable development in Cagayan de Oro.

The twin tower ten-storey green building is located in Uptown Cagayan de Oro, a prime spot situated 110 meters above sea level. It boasts of its 290 units for both towers, with all units at Tower 1 ready for occupancy.

You wouldn’t want to miss your chance of owning a condo unit with a nature-inspired design, would you?
