Primavera Residences wins Leadership in Green Building in PHILGBC Awards 2016

Listed developer Italpinas Development Corp. was recently awarded the Leadership in Sustainability Design Award by the Philippine Green Building Council for its pioneering Primavera Residences project in Uptown Cagayan de Oro, and will represent the country at the coming World Green Building Council Asia Pacific Regional Network Leadership Awards for the same category.

“We are absolutely delighted with this recognition – and with the chance to represent the country in the regional competition,” said Romolo Valentino Nati. chairman and chief executive officer of Italpinas.

Italpinas’ flagship development was recognized for its two eco-friendly strategies: the use of passive green energy, involving an inner courtyard, a cross-ventilation layout and shaded facades; and the use of renewable energy from rooftop solar
photovoltaic panels, to power and light common areas and to afford its residents savings of 20 to 32 percent in airconditioning costs.

The project also embodies principles of biomimcry, an architectural philosophy that is inspired by nature.

Planned by Nati himself, the Primavera Residences’ emphasis on design and sustainability will be a staple of all future developments of Italpinas. The company’s follow-up offering is Primavera City, also in Uptown CDO.

According to Jose Leviste III, Italpinas president, the company is encouraged by the market’s warm welcome of its design-driven approach and focus on sustainability.

The company reported a 142.9 percent increase in net income in 2015, from sales of Primavera Residences units.

It recorded net sales of P216 million for the two-tower condo, a 62-percent increase year-on-year, as of the end of fiscal year 2015.

Eighty-two percent of the 328 units in both towers have been sold, with only six remaining in the first.

Italpinas also announced a return of equity of 22 percent, also as of the end of fiscal year 2015.

Following its initial success in Mindanao, Italpinas said it will continue to pursue projects outside of Metro Manila.

“We see growth in places like Cagayan de Oro,” Leviste said at the company’s recent stockhoders meeting.

He said Italpinas is now looking into Batangas, Davao, Mindoro and Negros.

Italpinas recognized for sustainability efforts

LISTED green builder Italpinas Development Corp. is set to represent the Philippines in an Asia Pacific green building awards event with its Cagayan De Oro-based Primavera Residences project.

In a disclosure to the Philippine Stock Exchange, Italpinas said it recently received the Leadership in Sustainability Design Award from the Philippine Green Building Council for its Primavera Residences project, a 10-story, twin-tower mixed-use development in uptown Cagayan de Oro City.

As part of winning the said award, Primavera Residences will represent the Philippines in the coming World Green Building Council Asia Pacific Regional Network Leadership Awards.

Earlier this year, Primavera Residences was also recognized for its eco-friendly design, as it received the Excellence in Design for Greater Efficiencies (EDGE) certification from the International Finance Corporation (IFC), a member of the World Bank Group, making it the second development in the country to receive the certification.

Italpinas chairman and chief operating officer Romolo Nati said that at present, 82 percent of the 328 units of both towers of Primavera Residences have already been sold, with only six units remaining in the first tower.

Following the success of Primavera Residences, the company has recently launched a follow-up project called Primavera City, which is also located in Cagayan De Oro City.

In an earlier interview, Italpinas president Atty. Jose Leviste III said they were bullish about the outlook for emerging markets outside of Metro Manila such as Cagayan De Oro.

“So far, we’ve been happy in CDO, and we want to find other places where a similar dynamic will be discovered,” Leviste said.

At their company’s annual stockholders’ meeting, Leviste said they are looking at potential growth areas similar to CDO such as Batangas, Mindoro, Davao and Negros.

During the event, we had the chance of listening to some of the book excerpts gracefully read by CDO’s very own Miss Earth England Katrina Kendall, who also experienced the life of Singapore. After which, some of the audience won copies of the book with an autograph by the author himself.

Miss Earth England Katrina Kendall experiences Primavera Residences

CAGAYAN DE ORO CITY— Miss Earth England 2015 Katrina Manaya Kendall, together with her mother, Floramae Manaya have visited Cagayan de Oro again and was welcomed warmly by its people.

Kendall who is a Filipino-British citizen, 26, is back in Cagayan de Oro after visiting different countries to do charity work and environmental awareness campaign.

While busy spreading her green advocacy by getting in touch with the local youth, whom she encourages to become eco-volunteers and plant more trees, she gets her much needed rest at Primavera Residences, which is currently her home away from home.

Primavera City beckons above the city

Primavera City is a groundbreaking project of Italpinas Development Corp. (IDC) which is situated at Uptown Cagayan de Oro City. With its eco-friendly building features, it is getting good reviews from property experts and also due to its prime location.

“One of the goals of IDC since its birth is to be a catalyst of growth and sustainable development in the country’s emerging cities. The two integrated multifunctional buildings (commercial, office, residential) with 11 floors each of Primavera City Phase 1 is set to be launched in the second quarter of the year. It is designed to have 337 units, 57 of them commercial units; 231 are studio-type; 22 are one-bedroom units, and 27 are two-bedroom units and around 100 parking slots in the basement. Their average sizes are 50 to 60 square meters (sqm) for commercial units, 28 sqm for studio-type units, 47 sqm for the single-bedroom units, and 70 sqm for the two-bedroom units.

Uptown CDO is only 45 minutes away from Laguindingan Airport. There are residential establishments in the area, including the Xavier estates and Pueblo de Oro Township. It is a traffic-free and secure location, with police and fire stations located within the area. It is a preferred location of the expat community.

“CDO is the place to be right now down South. It ranked as the 2nd in the next wave cities of the Philippines according to the Department of Science and Technology-Information and Communications Technology Office (DOST-ICTO), 3rd in the select group of 10 in the Fastest Growing Cities in the Visayas and Mindanao area, and the 2nd on the list of 10 Most Livable Cities in Mindanao,” Nati emphasized.

IDC 2015 net income soars 142% to P44.48M

Green builder Italpinas Development Corp. said its net income for 2015 soared by 142 percent to P44.476 million from the P18.356 million posted in the previous year.

In a disclosure to the Philippine Stock Exchange, IDC attributed the significant growth to its high real estate sales, which grew by 62 percent to P216.5 million from the P133.9 million recorded in 2014.

IDC noted that the increase in sales is “a reflection of the success of its award winning Primavera Residences, a green building in Cagayan de Oro City.”

Similarly, the firm’s operating income followed the same upward movement as it more than doubled, increasing by 129 percent to P51.1 million from the P22.3 million posted in 2014.

Meanwhile, the company’s total assets jumped by more than 20 percent to P579.1 million from P480.2 million in 2014.

The company noted that its net profit margin improved by 50 percent to 21 percent from the 14 percent recorded in the previous year.

IDC said it is on track with its 2016 business plan as it is gearing up to launch its next ‘green’ mixed-use condo project, Primavera City, which is located in Cagayan de Oro, this June.

“Primavera City is a cluster of seven buildings, the first two buildings, Towers A and B, are scheduled for construction by the third quarter of 2016,” IDC said.

It noted that Phase 1 of development, which involves the construction of the first two buildings, is expected to be completed in the fourth quarter of 2018.

The first phase of the project is designed to consist of 11-story twin buildings, offering a total of 337 units, 57 of which will be for Commercial / Office Units, and 280 will be Residential units.
