Listed developer Italpinas Development Corp. was recently awarded the Leadership in Sustainability Design Award by the Philippine Green Building Council for its pioneering Primavera Residences project in Uptown Cagayan de Oro, and will represent the country at the coming World Green Building Council Asia Pacific Regional Network Leadership Awards for the same category.
“We are absolutely delighted with this recognition – and with the chance to represent the country in the regional competition,” said Romolo Valentino Nati. chairman and chief executive officer of Italpinas.
Italpinas’ flagship development was recognized for its two eco-friendly strategies: the use of passive green energy, involving an inner courtyard, a cross-ventilation layout and shaded facades; and the use of renewable energy from rooftop solar
photovoltaic panels, to power and light common areas and to afford its residents savings of 20 to 32 percent in airconditioning costs.
The project also embodies principles of biomimcry, an architectural philosophy that is inspired by nature.
Planned by Nati himself, the Primavera Residences’ emphasis on design and sustainability will be a staple of all future developments of Italpinas. The company’s follow-up offering is Primavera City, also in Uptown CDO.
According to Jose Leviste III, Italpinas president, the company is encouraged by the market’s warm welcome of its design-driven approach and focus on sustainability.
The company reported a 142.9 percent increase in net income in 2015, from sales of Primavera Residences units.
It recorded net sales of P216 million for the two-tower condo, a 62-percent increase year-on-year, as of the end of fiscal year 2015.
Eighty-two percent of the 328 units in both towers have been sold, with only six remaining in the first.
Italpinas also announced a return of equity of 22 percent, also as of the end of fiscal year 2015.
Following its initial success in Mindanao, Italpinas said it will continue to pursue projects outside of Metro Manila.
“We see growth in places like Cagayan de Oro,” Leviste said at the company’s recent stockhoders meeting.
He said Italpinas is now looking into Batangas, Davao, Mindoro and Negros.

As part of winning the said award, Primavera Residences will represent the Philippines in the coming World Green Building Council Asia Pacific Regional Network Leadership Awards.
“Italpinas’ flagship development was recognized for its two eco-friendly strategies: the use of passive green energy, involving an inner courtyard, a cross-ventilation layout and shaded facades; and the use of renewable energy from rooftop solar photovoltaic panels, to power and light common areas and to afford its residents savings of 20-32 percent in air-conditioning costs,” Italpinas said.
Earlier this year, Primavera Residences was also recognized for its eco-friendly design, as it received the Excellence in Design for Greater Efficiencies (EDGE) certification from the International Finance Corporation (IFC), a member of the World Bank Group, making it the second development in the country to receive the certification.
Italpinas chairman and chief operating officer Romolo Nati said that at present, 82 percent of the 328 units of both towers of Primavera Residences have already been sold, with only six units remaining in the first tower.
Following the success of Primavera Residences, the company has recently launched a follow-up project called Primavera City, which is also located in Cagayan De Oro City.
In an earlier interview, Italpinas president Atty. Jose Leviste III said they were bullish about the outlook for emerging markets outside of Metro Manila such as Cagayan De Oro.
“So far, we’ve been happy in CDO, and we want to find other places where a similar dynamic will be discovered,” Leviste said.
At their company’s annual stockholders’ meeting, Leviste said they are looking at potential growth areas similar to CDO such as Batangas, Mindoro, Davao and Negros.

One of the most important things to consider when looking for a home is location. It has to be close to schools, hospitals, the supermarket, and other business establishments. Homeowners also value safety and security, which is why many prefer to purchase homes located inside subdivisions with 24/7 security.
For many Kagay-anons, it is also important that the location is flood-free and can withstand typhoons and other climate change-related calamities. This is one of the reasons why the uptown Cagayan de Oro community is booming.
The uptown CDO community starts the minute you go up the sturdy Carmen Hill. Real estate developers realized its potential when SM City Cagayan de Oro opened its doors in 2002. Since then, one subdivision after another started sprouting in different areas of the community. This was followed by establishments setting up their shops in uptown CDO.Since it is located approximately 110 meters above sea level, you are guaranteed to enjoy cleaner air. As such, the entire uptown CDO area is typhoon and flood-free. Although this vibrant community is definitely a modern one, you won’t miss out on trees and greeneries, as you’ll see them practically everywhere, even in subdivisions. Primavera Residences, for example, is the city’s first eco-friendly condominium, and it is located within the uptown CDO community.
If you’re worried about having to endure the long drive to the city center, your worries are unfounded. You’ll find practically everything you will need there. Schools, 24-hour shopping marts, restaurants, bars, hotels, gyms, offices and other commercial establishments, and even a mini-hospital abound in the community.
Aside from all these, uptown CDO is also the ideal place for those who want to get the best view of the city. No matter where you are, you will be rewarded with a majestic view of CDO and the Macajalar Bay. If you want to watch the sun set, simply sit by your window and marvel at nature’s magical wonders. Whenever you need to relax and de-stress, find a spot where you can see the calm blue waters of the sea. You can also watch the city lights sparkle at night. Uptown CDO is definitely the ideal place to get the best view of Cagayan de Oro.

IFC, a member of the World Bank Group, the innovator of EDGE (“Excellence in Design for Greater Efficiencies”), has awarded its green building certification to CDO’s twin-tower Primavera Residences, a mixed-use mid-rise condominium development in Cagayan de Oro, Philippines. The twin-tower building is the flagship development of Italpinas Development Corporation (IDC) in its thrust to build quality and sustainable homes to emerging market cities in the Philippines.
Dubbed to be the first completed condominium project in East Asia, Primavera Residences and IDC take pride in having reached EDGE’s qualifications to be certified.
“This is a proof that IDC delivers its commitments of being a genuine sustainable real estate developer. We maintain our propositions and we are proud to see Primavera Residences be recognized as a green building by an international rating agency which is part of IFC of The World Bank,” Arch. Romolo Nati, IDC Chairman and COO, said.
IFC’s EDGE (“Excellence in Design for Greater Efficiencies”) is a new green building certification system created for emerging markets. It provides clients with technical solutions for going green and captures capital costs and projected operational savings, in order to prove the business case for building green. While the drivers behind EDGE are financial, the results are environmental – EDGE helps mitigate climate change by encouraging resource-efficient development.
To qualify for EDGE certification, companies must utilize the EDGE software to prove their building design will reduce energy, water, and embodied energy in building materials by at least 20 percent compared to a conventional building.
“Now that our building has been certified green by the World Bank’s IFC, our units also increased its value in terms of being genuinely eco-friendly with its green features. IDC, once again, has proven to be able to deliver profit not only to shareholders but also to the most important stakeholders—our valued residents,” Nati concluded.
One distinct feature of Primavera Residences’ facade is the set of cantilevers that surround the building. Apart from making the building look unique and modern, these ledges serve to create a shadow from within, thus keeping direct sunlight from getting through the windows and reducing the heat in the unit. This is best experienced especially in the balcony of a two-bedroom unit.
The green inner courtyard within the building is also designed to increase natural ventilation, keeping the air across the units cool while pushing warm air out through the roof. Photovoltaic solar panels are also installed on the rooftop to produce the building’s own energy and power its common areas.

Are you excited about how to make your condo space (and specifically, your home) a perfect place to live in? Let’s start by discussing how to maximize your condo space.
Just because the place is small does not mean the possibilities are small too. With the right home designing and space-saving tricks, you can hold a house party at your humble place. For example, a 25 square meter unit can look like 15 square meters bigger when you build a loft or a mezzanine.
- Use fewer but larger and dual-purpose pieces of furniture to turn your place into a visual delight. By adding mirrors, you can also give the impression that your place is bigger than it really is. Go for perfect lighting and get rid of all those room-darkening shadows to achieve a cozy, at-home feel. Go monochromatic for the theme or color as it makes your place look less cluttered and more alive.
- Clean up clutters to maximize space. Do not block windows with furniture, cabinets, and even television sets to avoid view obstructions. Your home looks bigger when you can see through every space.
- Choose your furniture wisely. There are sofas that turn into beds at night, tables with drawers beneath them, cabinets with all those small surprises. You may try installing shelves above doorways and a bookcase underneath windows. Use an ottoman and a wicker hamper as both seat or table and additional storage.
- Always decorate in style and keep in mind that space should never be a problem. The space may be small but the possibilities are endless.

There will always be chances of some kind of weather or geologic condition no matter where we live in. Say storms, strong winds, earthquakes, and even floods, these require our attention to rethink our home’s construction.
In this case, the Philippines has been known to the world for the tragic experiences brought by typhoons that resulted to strong floods and countless casualties. Instead of looking at this as a problem, in one way or another, take this as an opportunity to protect your family through storm-proofing your home.
Having adequate storm protection can make the difference between minimal storm damage and serious property loss. Hoping for good weather or waiting until the last minute puts you at a disadvantage. You should always remove yourself, and your family, from the path of an oncoming dangerous storm. Evacuate with confidence knowing your property is protected.
- Let the water flow. While you should always keep your gutters and downspouts clean, it’s particularly important to make sure nothing blocks flowing water during a storm. Let’s face it, the water will want to go somewhere. If it’s not down and away, it’ll be in your roof and attic. Conduct a visual inspection of your gutters and downspouts to be sure nothing blocks the flow of water from your roof to avoid water getting inside your precious home.
- Protect your doors and windows. Whether with impact-resistant glass or shutters, protecting doors and windows against high winds and flying debris is imperative because strong typhoon winds can throw objects away.
- Keep your landscape free of any debris.Prune trees and remove dead branches well before the any storm shows up. To avoid further damage and injuries, remove any patio furniture and other loose items outside that can get blown around.
- Safe and elevated location.Especially for houses in some coastal areas, building codes require that the structure be raised. While garages and storage spaces can be placed at the ground floors of these homes, the construction should be such that the structure doesn’t block a storm surge. As much as possible, location should also be considered when planning to put up a house. Coastal communities should be moved further away from the shoreline to lessen the risk of storm surges (flooding due to abnormal sea level rise).
- Keep basic supplies on hand. The power of a typhoon can be so damaging to the extent that it cannot be foreseen. So it is suggested to keep on hand at least a three-day supply of items such as candles, batteries, potable water, canned goods that don’t require refrigeration etc. Put together an emergency kit in advance of any storm as recommended by the National Disaster Risk Reduction and Management Council.
As advocates for calamity-resistant homes, Primavera Residences is designed to withstand strong earthquakes, typhoons, and other natural calamities, while its elevated location at 110 meters above sea level makes it flood-free and ideal for safe, hassle-free, and convenient eco-friendly living.
Its developer, Italpinas Euroasian Design and Eco-development Corporation (ITPI), a sustainable real estate developer, takes part in actively promoting green advocacies in the city.
On my way to the office, I overheard two passengers talking about the “brown lego blocks” of Primavera Residences. Their conversation was in Bisaya so let me translate it in English.
Person 1 (P1): I really find that building unique. But isn’t it really costly to include those brown blocks for the building’s design?
Person 2: I heard it’s a condominium. People call it “The Lego House”. Haha.
P1: But those brown blocks, do you find it really necessary?
P2: For a design? I guess so. It makes it unique, a head turner.
But as much as I’d want to interrupt and answer them, let this blog post explain what those brown blocks are and how these are uniquely designed to promote the building’s eco-friendly features.
Primavera Residences, a multi-awarded sustainable building in Cagayan de Oro, is designed by its own CEO and executive chairman, Arch. Romolo V. Nati. His designs were incorporated with a passive green energy strategy which led both towers to have this shading system that produces shadows minimizing the entry of direct sunlight moderating the temperature inside the units.
These cantilevered edges and brise soleils are one distinct feature of the building’s façade that create shades to reduce the entry of the sun’s heat, consequently slashing the need for air conditioning.
The facades are surrounded by brise soileils (shelters) that protect the windows and glass surfaces from direct sunlight, especially during the hottest time of the day. These reduce the overall internal temperature of the units in the building.
It is also designed in a way to use the building components—floors, slabs, projections and balconies—as shading devices for windows and terraces, that in turn are built in appropriate dimensions that reduce overheating and glare effect of up to 80% more than in conventional buildings. Even window sizes are strategically adjusted, south-facing windows are smaller than those on the opposite side of the building, to control the amount of the sunlight heat’s entry into the units.
In fact, when it comes to saving energy, you get to control and even minimize your own energy consumption because the entire building itself is designed to be energy self-sufficient. Because the cantilevers help reduce heat, unit owners can minimize their use of air-conditioners, thus saving energy and electricity costs of up to 20%.
This is just one of the eco-friendly features why Primavera Residences is internationally-awarded. While most commercial properties are too focused on generating revenue, the green building was built with a far more significant purpose geared towards caring for the environment.
Unit owners don’t just own a condo at this eco-friendly property; they also become promoters of sustainable living and advocates of the environment
