Why You Should Consider Investing in Real Estate

invest

Real estate cannot be lost or stolen, nor can it be carried away. Purchased with common sense, paid for in full, and managed with reasonable care, it is about the safest investment in the world.

—Franklin D. Roosevelt

What does the future hold for the real estate market in the Philippines? Is it still valuable to invest in real estate despite all the projects that have been booming everywhere in the recent years?

Not all investments are created equal. It means money, effort and time. Before getting ready to pursue an investment, financial gurus as well as plain old common sense would advise you to think through and analyze your investment strategies.

Real estate is something that you can physically touch and feel – since it’s tangible, many investors consider it a low-risk investment that allows you a greater degree of control over your money.

Normally, a down payment of up to 20% of the purchase price can be made, and the rest can be financed by banks. This gives you leverage to invest more in different types of properties with less money down, helping to build your net worth or income that you could make off the properties.

So, why should you invest in real estate? Here are the most notable advantages:

  1. It is income generating

If you’re investing in any real estate development such as a condominium or an apartment, make sure there is no oversupply of the same type of property in the area. Invest in a right property that has high demand, but is scarce and hard to find in the area.

If you pick the right property, you can surely enjoy the probability of a monthly rental income. Owning an investment property won’t take much of your time after you’ve set it up. The key is to find people who can help you monetize your investment.

In this case, Primavera Residences, an eco-friendly condominium in Cagayan de Oro, is an example of an investment that is new to the city. Being the first condominium that is ready for occupancy, you can surely generate income in no time, allowing for faster ROI.

The building also has its own professional in-house asset management team that manages the units for short and long term rental through the innovative ‘Serviced Apartments’ concept, the first of its kind in Cagayan de Oro. This ensures you a hassle-free, one-stop solution in overseeing your income generating asset. Quarterly reports will be provided to update you of the performance of your investment, allowing you to be on top of things while keeping headaches at bay.

  1. Keeping your day job

You can’t do ten day-jobs, but you can surely own and manage at least ten properties by yourself.

To guarantee a rental income, your creativity can increase the value of your property, may it be in renovating your interior and exterior or furnishing your unit/property. For such renovations, at Primavera Residences, buyers get unfurnished units with inclusions of tile floorings, painted walls and ceilings, fitted kitchen sinks, bathroom fixtures, electrical wirings and outlets and you can be inventive by how you design your unit to attract clients coming in.

You’ll make a substantial profit when the increase in value (perceived or otherwise) is greater than your acquisition cost and what you spent for the improvement. The key is to be diligent enough to look for a bargain. Remember that the profit is made when you buy, not just when you sell.

After everything is done, you will have just to sit, relax or continue on your day job and just receive a monthly income.

  1. Most real estate properties will appreciate in value.

“Most” because there are properties that are slow to appreciate and don’t appreciate in value at all.

The key is location, location, and location.

Buy a property where the major developments are ongoing, or where it’s headed. Better yet, invest on properties near malls, schools, offices, churches, or new roads built. This translates to faster growth, value appreciation, and  higher demand to prospect investors.

Sustainable developer ITPI for example, has invested in alternative locations where nature and the environment has been thoroughly preserved and optimized. Primavera Residences, located in a master planned community in uptown Cagayan de Oro, was built in 2009 and has been successful in attracting buyers and investors who believe that uptown CDO is an ongoing success story in the real estate market.

  1. Your property is illiquid.

Unlike most investments, real estate couldn’t be immediately translated into cash, preventing irresponsible use of money or overspending.

If you’re in need of cash, however, your property can be used as a collateral in the bank or you can use it as a security to apply for a loan.

  1. Better returns

For many decades, this investment has produced constant wealth and long term appreciation for millions of people. If you consider inflation, in the long run, if you decide to sell your property, there’ll be a higher chance to get better returns as compared to just keeping your money in the bank. Real estate has had an average return of 8.6-10% over the past 20 years, since we have gone through 3% inflation over the years and this partly accounts for the high return on the investment.

Much, much better if you pass it on as a legacy to your children and your future children’s children.

5 Reasons to Invest in a Condominium Unit

Invest

One of the most common investment questions nowadays: is purchasing condominium units truly a wise investment?

The Philippines is definitely enjoying a major surge in real estate growth with developments currently being built and those still lining up. The rise in the number of residential buildings makes it more attractive to people who have their eyes set on property ownership or investment.

As a booming metropolis, Cagayan de Oro continues to support the increasing investment opportunities coming in that led us to be on the 2nd spot of being the Most Competitive City in the Philippines for 2014. One of the sought-after developments in the city are the number of condominium buildings.

For the savvy investor, a good investment is one that yields the highest return on investment (ROI). But are condominium units considered a sound investment?

Here are some reasons why you should consider purchasing a condominium unit:

  1. Condominium buildings are mostly situated in prime locations (in between hospitals, malls, restaurants, etc.). This results to a premium resell price or monthly rental. Take for example Primavera Residences. Residents who opt to rent out their units can enjoy up to 8% rental return per annum.
  2. Developers such as ITPI Corp. can help you go through the process of renting out your unit through an in-house Asset Management Program. This ensures a convenient and hassle-free handling of your units for rent and assures you that your unit is secured, occupied and of course, enjoying good earnings.
  3. One of the biggest perks of condominium ownership is that the individual owners enjoy the support of the condominium association and the developer in the maintenance of the building, common areas, and facilities.
  4. In a research by a property listing site lamudi.com.ph, it shows that 69% of Filipinos prefer to rent than to buy. Therefore, properties for rent have bigger chances of being booked for long term rentals, assuring a steady stream  of income for the property owner.
  5. Condos offer amenities like pools, gyms, gardens, and so on. As for Primavera Residences, you can have your parties at its Multi-pupose Hall, relax at its overlooking swimming pool, be fit and healthy at its indoor gym, and be at par with nature in its indoor courtyard. These are major bonuses for renting or reselling.

Reselling or renting out a condo unit is a good investment opportunity to increase your monthly income. Since there is a noted boost in housing demand and a rise in Philippine tourism, the outlook for property investments is looking better than ever. It has also been observed that tourists consider condos as better alternatives to hotels due to affordability, a more homey ambiance, and additional kitchen amenities.

Developed by Italpinas Euroasian Design and Eco-Development Corporation, Primavera Residences is the first eco-friendly condo property in Northern Mindanao. It has two 10-story towers with commercial and residential units that are ready for occupancy. It was recognized the Best Mixed-Use Development in the Philippines by the International Property Awards at the recent Asia Pacific Property Summit in Kuala Lumpur.

Halloween in Cagayan de Oro: What is it like?

HICDO (1)

Halloween is a fairly western concept and hasn’t reached Philippine shores until recent years. In Cagayan de Oro, you’ll find that the city’s Halloween celebration is a mixture of the old and the new, combining a wonderful mix of tradition and western-style trick-or-treating and costume parties.

Here’s a look at how kagay-anons celebrate Halloween in the City of Golden Friendship.

1. HALLOWEEN-THEMED Events

All throughout the month of October, businesses all over the city are abuzz with Halloween-y events. Grocery and department stores giving away prizes to costumed guests, shop personnel sporting face paints and costumes, stores decked out in all kinds of spooky decor, and even a night city cruise for the more adventurous. Most of these events aren’t advertised prominently though, so you’ll find out about this through Facebook posts and tags from your kagay-anon friends. If you’re new to the city, make sure to ask the locals and they’ll surely point you to the right (fun!) direction.

Here at Primavera Residences, we also have our own set of Halloween events lined up this year. Throughout the month of October, Kagay-anons and people from nearby provinces can dress up their pets in their best costumes and submit the photo to our Official Facebook page.

Three winning pets will be awarded 6 months, 3 months, and 1 month of FREE PET GROOMING services courtesy of PetPerk, CDO’s premier pet groomer.

The contest runs until October 31, so you can still send your entries!

Last October 25, guests at Primavera Residences were also treated to a carnival-style open house event. No tricks, just treats and loads of fun!

2. HALLOWEEN PARTIES

In Cagayan de Oro, most Halloween parties are done by kagay-anons in the comfort of their homes. It’s where families and friends can go all out and indulge in the biggest spook-fest they could come up with. This involves dressing up in costumes, going on a horror movie marathon, or even having horror-rific photo shoots.

Establishments such as bars, clubs, and hotels also have their own halloween parties where guests can go all out in their fun costumes.

3. Undas

Of course, as part of the Filipino tradition called “Undas”, kagay-anons flock to the cemeteries and memorial gardens on All Souls’ Day and All Saints’ Day to visit and remember family, relatives, and friends who have passed away. Offering candles, flowers, and food, crowds  of visitors gather in the memorial gardens, and you’ll often find that all roads leading there are blocked with massive traffic.

Just like its customs and celebrations on Halloween, Cagayan de Oro is indeed a perfect blend of  the old and the new – the best of both worlds. If you find yourself travelling to CDO anytime soon, Primavera Residences offers units for short-term or long-term stay. Ready for occupancy condominium units are also available for purchase, with the in-house asset management team ready to assist you in maximizing your investment.

#BecomingFilipino’s “Kulas”: Stories of Hope, Happiness, and Why CDO is His New Home

“I am quite overwhelmed with how Kagay-anons welcomed me here in Cagayan de Oro. They have won me over with kindness, humility and happiness. They inspire me everyday with their stories. Now let me share these stories with you,” Kyle “Kulas” Jennermann, began.

Canadian Kyle Jennermann, or “Kulas” as he is fondly called by locals, have always loved adventure and meeting new people. Famous for his blog www.becomingfilipino.com, he has found joy in his new hometown, Cagayan de Oro.

He believes Filipinos are the most positive people he has worked with. “I am speechless by how Filipinos, especially Kagay-anons, easily overcome tragic moments and immediately respond as one community. One reason why I do believe in hope is because you guys are the walking statement of love, hope and unity,” he adds.

One CDO, One Community

According to Kulas, here are three things why among all countries, he chose the Philippines, and why CdO among all cities:

1. Truly the City of Golden Friendship

“Cagayan [de Oro] has the friendliest people in the country. They inspire me with their right attitude and their genuine smiles that brought me to stay and live here. The smiles of hope, love and genuine happiness continue to inspire me to become a Filipino. I may not have experienced what they have undergone but seeing them still hopeful and embracing the reality made me appreciate life at its fullest,” he said.

2. Not just a big city, but a big community as well

“Ever since I began working with Filipino OFWs, I have heard rumors about the peace and order situation in Mindanao, but this did not stop me from exploring the region and setting up base in CDO. What I saw was quite different from what I expected initially. Just like any other city, Cagayan de Oro has its share of challenges, but I was in awe when I witnessed first-hand how people responded to and overcame tragedy. Kagay-anons are indeed people who care about each other and the community as a whole. So when people ask me why CdO, I say, ‘Why not?'”

3. CdO, the best of everything

“I do not consider myself the best person to tell everyone what we have here in CdO, but I can fully attest that the city has the best of everything. In CdO, I did not just experience adventure but more importantly, I see the genuine happiness of people everyday – kids and adults alike.  Everything you see in the city is worth the time and experience. Beaches, mountains, culture, people, adventure, name it all. We all have those here,” he proudly shared.

‘Why Filipinos?’ ‘Why not?’

Kulas is widely known in social media with his blog BecomingFilipino.com and the hashtag #BecomingFilipino which shares all good things about Filipinos. “I have visited many cities in the country and having experienced those wonderful moments with them makes me strive to also become a Filipino”.

He wants to be part of the culture. “Those moments when you are away from your family but people invite you to share their home with you, that is actually one of those simple yet amazing things I admire about Filipinos. Just being kind and being happy. That’s what being Filipino is,” he adds.

Cagayan de Oro truly considers itself honored to have Kulas as a reminder of how wonderful the city is, and have adopted him as one of their own. When asked how he feels about being an ambassador of the city, he says, “I am overwhelmed by it, however, I am not the ambassador of the city. In fact, you [the residents] are. I am blessed to have these people who share more about the city; everything I know about Cagayan de Oro comes from the people I meet every day. They are the real ambassadors.”

Why invest in Cagayan de Oro?

Tagged as the 2nd Most Competitive City in the Philippines, Cagayan de Oro is indeed suited for businesses and investments. As Kulas shares, “When you do business in Cagayan de Oro, make sure to invest in something that wouldn’t destroy the environment, and I promise, and I cross my fingers, that you will have tons of support from Kagay-anons. This is not just a place for growth; it is a place for healthy competition.”

“Primavera Residences, an eco-friendly property, is one example of an investment that Kagay-anons truly admire. It is an investment that cares for the city’s environment,” Jennermann said.

Primavera Residences is happy to host Kyle “Kulas” Jennermann in CdO’s one and only green condo earlier this month.

“It’s a great place to relieve stress and just reflect how life has been so far good to you,” he adds.

Lumbia Elementary School Banduria Group Shines in Primavera Event

_DSC0443

Talent is God-given and these kids sure have it.

With persistence, enthusiasm and passion, the group of pupils from Lumbia Elementary School take pride in their gift in playing banduria, a plucked chordophone primarily known to be the instrument of the Philippine folkloric songs.

Two years ago, when Ms. Vilma Larede, one of Lumbia Elementary School’s talented and supportive teachers, saw the students’ interest and ability to learn how to play banduria, she founded the group which is now known as the Lumbia Elementary School Rondalla.

“I am not only passionate about teaching these children, I’m also very honored to give them more of what I think I can impart to them—strengthen their talents and mold them into better individuals as they grow up,” Larede expressed.

The banduria players, some of whom came from Xavier Ecoville Resettlement Site after Typhoon Sendong hit their respective homes last 2010, continue to hone their talents in playing the instrument, while more kids from the school convey their interest in joining the group. However, lack of funds to buy more instruments for training is still the biggest hurdle that stands between them and their goals.

“The kids have grown to be passionate with their music. In fact, lack of funds doesn’t stop them from doing what they love to do. Their passion inspired teachers and parents to actively reach out to the public to solicit funds for the kids’ instruments,” Joy Talirongan, Lumbia Elementary School Principal, said.

One of the teachers, Mrs. Ramos, helped in soliciting funds for the group. Currently, four instruments came from Mrs. Ramos’ efforts and two more came from the Pedro Calungsod Foundation. The purchase of six additional banduria were made possible by the donations coming from kind-hearted, generous individuals. To date, the group is still accepting banduria donations for their ever-growing pool of talents.

“I am really happy that Ms. Jane Duterte of Primavera Residences appreciated these kids’ passion to play banduria,” Talirongan expressed.

Last September 26, 2014, as Primavera Residences celebrated the Topping Off ceremony of its second tower, the Rondalla of Lumbia Elementary School conducted their first ever out-of–school performance in the event attended by huge names from different industries in the Philippines and abroad.

“It was an experience I will never forget and these kids will treasure it the most. I do hope they [kids] have inspired many to appreciate the beauty of Filipino folk music,” Larede expressed.

Primavera Residences first came across the delightful group during their performance at the launch of the school-based feeding program where Primavera was one of the sponsors.

“Seeing these kids and hearing them play is indeed very inspiring. Despite the challenges they are facing, they continue to embrace their music with such passion. For that we’re very happy to have them in our event, and we hope to see more of them in future activities,” says Jane Duterte, PR and Marketing Manager of Primavera Residences.

Primavera Residences is a twin tower, ten-storey mixed used property located in uptown Cagayan de Oro City. It was recently awarded as the Best Mixed-Use Development in the Philippines by the Asia Pacific Property Awards. Units are available for sale or for rent.

Primavera Joins CDO Rugby’s 1st Anniv Celebration

Primavera Residences’ partner sports team, the Cagayan de Oro Rugby Football Club, has launched a series of events this September to celebrate their first anniversary. The first activity in the line up is aimed at giving back to the community with a fun party organized for the children of BoysTown. BoysTown in Lumbia, Cagayan de Oro houses young males which include orphans, street children, abandoned children, and other less fortunate young boys.

The half-day event catered to 25 children aged 5 to 17 and includes a wide array of activities such as a rugby sports therapy, games, a Jollibee-hosted party, and gift-giving from various sponsors. It was held on September 13, Saturday, from 8am to 12 noon at Primavera Residences Multipurpose Hall.

The CDO Rugby Club has chosen Boystown as the recipient for some of its community outreach projects since young boys are vulnerable to illegal drugs and other dangers,” says Mae Dizon, one of the event organizers. “This is the fourth time that CDO Rugby Club hosted an event for the BoysTown kids, but to make this one special, we opted to have the event outside their facility.”

Various sponsors presented donations to the children including dental and hygiene kits from Primavera Residences. Italpinas CEO Architect Romolo Nati was also present during the event to join the fun and games. Volunteer group Child Protection Brigade headed by founder Renato “Rhaine” Pepito is among the partners of this worthwhile activity.
