PAF-TOG 10, CLENRO Highlight Importance of Mangroves, Italpinas Joins Ocean Month Celebration

paf3

Last Saturday, May 9, the Philippine Air Force-Tactical Operations Group 10, together with several groups in the city, led the mangrove planting activity in Zone 8, Bulua, CdO. Italpinas and other green advocates come together as they planted 5000 mangrove seedlings around the shoreline. PAF-TOG 10 partnered with several groups namely SPOW EOD-K9, 8th ARCEN, 71st AFRG, CRSAFP, 4ID, PA, 10th FAB, ACDI-CDO, FABSLAI, AFPMBAI, JCI Kagayhaan, DepEd, REACT, KAMAU 4H-Opol, CLENRO, and Bulua Barangay Council.

With the theme, “Stand Up Save the Reefs”, the Ocean Month Celebration paves the way to highlight the importance of mangroves in the city.

“This is part of rehabilitating our very own Iponan River. Through planting mangroves around its vicinity, we can secure food for our farmers and fisher folks. Mangroves are our aquatic life’s nursery. We are not just saving the ocean, we are saving lives,” Edwin Dael, CLENRO-OIC, said.

paf4

On October 11, 2014 and February 7, 2015, Italpinas joined CLENRO and PAF-TOG 10 in the same activity at the coastal area in Bonbon, CdO. It was supported by schools, green advocates and some residents in the said barangay.

“To be part of a sustainable development and joining the city’s thrust to promote environmental advocacies is not just rewarding but also a testimony that Cagayan de Oro’s progress still goes hand in hand with nature. The mangrove planting activity was fun and fulfilling at the same time. Waking up early for a satisfying reason is truly worth it,” Gisselle Mantilla, ITPI Admin Officer, said.

Developed by Italpinas Euroasian Design and Eco-development Corporation (ITPI), Primavera Residences has been actively promoting green advocacies in the city and has won numerous local and international awards for its eco-friendly architecture. Featuring the best principles of passive cooling technology: shadow and sunlight control, wind cooling and shape performance, the project has been cited as one of Asia’s top 10 clean energy projects because of its capacity to help residents save as much as 32% on overall energy consumption.

Daniel Alcazar and Aldwin Ranario, Primavera’s sales associates said that their experience was way beyond all worldly things could give, it is more to saving what’s left and planting more to save the environment.

“During the storm surge, these mangroves helped lessen the damage. Together, we can collectively get resources and could help rebuild the city. Let’s all stand up and save our reefs,” Dael concluded.

Earth Hour

For an hour, the city has gone dark for the planet.

Sustainable developer Italpinas Euroasian Design and Eco-development Corporation (ITPI) has once again partnered with SM City Cagayan de Oro in this year’s Earth Hour. Earth Hour: More than just a Global Switch-off

earth-hour-switch

March 28, 2015, Saturday.

All homes and establishments across the Philippines will go dark on Saturday evening. Earth hour, as the annual lights-out event is called, will happen this Saturday, March 28, from 8:30 pm to 9:30 pm.

Earth Hour began in 2007 in Sydney, Australia, when the World Wildlife Fund organized 2.2 million people to dim their lights to signify their concern for the planet. Since then, the event has grown immensely. Then in the later years, Earth Hour 2013, the event drew participants from 7,000 cities and more than 150 countries and the Philippines is one of them.

The Philippines has been an active participant in this global grass roots movement since 2008 with the participation of known business establishments, schools and individuals. Led by the World Wide Fund for Nature (WWF) in the Philippines, Earth hour aims to unite the world to take action for the planet against climate change.

More than just a switch-off

In 2014, Earth Hour became the world’s largest crowd funding and crowdsourcing movements. It has supported many projects including the construction of fiberglass boats in the Philippines. Because of this, the Philippine government is inviting all Filipinos to participate in this year’s Earth Hour and take part in changing the world for the better.

This year, according to DENR Sec. Ramon Jesus Paje, funds raised through Earth Hour will be used to provide portable solar lamps to remote communities in Palawan which are not connected to any source of electricity.

Though the whole situation of climate change won’t be solved after an hour, the organizers believe switching off from our usual wasteful habits and switching on to clean, renewable energy paves more possibilities to a better future.

Yes, Earth Hour is more than just a global switch-off.

Italpinas Euroasian Design and Eco-development Corporation’s (ITPI) flagship sustainable condominium development in Cagayan de Oro, Primavera Residences, fully supports the goals of Earth Hour. Being one of Cagayan de Oro’ green advocates, the green building is designed with eco-friendly features that help reduce the residents’ electricity consumption.

PH Real Estate Industry Expected to Boom this 2015

ph-real estate-boom

For the past years, there has been a consistent upward trend for the country’s real estate industry and its constant growth seems to go on this 2015.

Developers and analysts have kept a positive outlook and have foreseen a better and exciting real estate industry in 2015. Major factors such as the ASEAN integration, investment upgrade, the higher demand on BPOs and OFWs are solidifying the real estate market this year.

Office

The rising BPO industry fills up most office spaces in the country. These significant boost is all because of the recently achieved investment upgrade which gave confidence to multinational corporations that are looking for more investments and branching out in the country.

Hongkong and Singapore will be branching out to the Philippines as the ASEAN integration paves way for the office real estate sector in the country. This year, the main challenge for the office market would be keeping up with the demand when more international and ASEAN companies begin seeking properties in the country.

Last 2014, several corporate plazas and buildings are pre-sold and turned-over across the country. Currently, there is a fresh batch of supply being developed, and a weighty number of units will be turned over within the year. These business hubs are vital in spreading the economic growth in the country.

Commercial

The commercial sector in real estate is expected to boom this year. The corporate bigwigs have continuously raised the bar by expanding and upgrading many of their world-class malls and hotels. International brands, on the other hand, are finding their way in the country. Much like the office real estate sector, the ASEAN integration will rake in more brands to invest and put up their branches within the country.

Other players are also planning to step up their game in 2015. The retail industry are planning to invest billions in the next five year. With the continuous growth on OFW remittances, the Philippines have stepped up in BPOs and consistent in economic growth.

Residential

The Chamber of Real Estate and Builders Association (CREBA), the country’s largest organization of key players in the domestic real estate industry, sees the Philippines grow further because of the ASEAN integration and the region’s increasing role in the global economy.

As the ASEAN integration will transform the economic landscape of the whole region, the demand for residential spaces adjacent to malls, retail centers, and other recreational spaces would rise since the elimination of tariffs on goods and services by a single ASEAN economy could drive consumers spend higher.

Currently, there is a sky-rocketing demand coming from low- to mid-income markets. Buyers from this bracket are purchasing properties as end-users, not as investors. Driving this demand are retirees and OFWs who are either planning to settle back in the country, or are purchasing for their family members.

The BSP recently announced that they will be releasing a housing price index in 2015 to prevent the property market from overheating which also support the increasing demand that keeps this sector flexible.

City Tourism Council Honors Stakeholders through “Pasalamat”

city-tourism-pasalamat

“2014 has been the best year for the tourism industry in Cagayan de Oro. This is not just because of the efforts of the City Tourism Council but also for the support you have showed us. These successes are achieved together with the people in CdO,” City Mayor Oscar Moreno said in the opening of the event.

In the past year, Cagayan de Oro has showed competitiveness and development in the tourism and economic industry that despite the tremendous setback brought by different tragedies, regained its sense of fulfillment through bringing in more investors and tourists from the help of the different stakeholders in the city.

Last March 6, the City Tourism Council (CTC) honored its stakeholders and partners through “Pasalamat”, a thanksgiving tribute to all who helped realize a transformative, resilient and inclusive Cagayan de Oro City.

“Resiliency has evolved with a new meaning, emerging from where you were from the beginning. Despite countless struggles, with the help of Kagay-anons, CdO emerged to be competent and bold. And that made us, Kagay-anons, the spirit that never gives up, never surrenders,” Moreno emphasized.

Pasalamat, thanksgiving and tribute to partners

The event was hosted by the chair of CTC Arts and Culture committee, Dr. Rafaelita P. Pelaez, at Liceo de Cagayan University’s (LDCU) Rodelsa Hall.

Dorothy Pabayo, CTC chairperson, honored all stakeholders that took part in the success of the Higalaay Festival in August and the birth of Pasko de Oro, a brand that brought all Christmas events in the city under one roof last December 2014.

On the other hand, Eileen San Juan, Local Economic and Investment Promotions Officer, took the opportunity to give recognition to the people behind the success for bragging the first prize in the Most Livable Cities Design Competition.

The city mayor also thanked the council and the people for bringing back CdO on the trend. He also informed those present the city’s accomplishments of bragging the 2nd spot in the Most Competitive City in the Philippines and being outstanding in e-Governance.

Just recently, together with cities Batangas and Iloilo, Cagayan de Oro signed a partnership agreement last Dec 15 under a USAID program that is meant to spur the development of alternative cities as engines of inclusive and sustainable growth.

USAID supports Italpinas

In 2010, Italpinas Euroasian Design and Eco-development Corporation’s (ITPI) flagship development, Primavera Residences, was cited as One of the Most Promising Clean Energy Investment Opportunities in the Philippines by USAID’s funding partner is the Climate Technology Initiative-Private Financing Advisory Network (CTI-PFAN).

“As a USAID partner, we certainly benefited from the guidance and continued support of the agency in making our Cagayan de Oro project more viable for investment. Through this partnership, not only did our project boost its competitiveness but it also helped in making it more environmentally sound,” shared ITPI chairman, Jose P. Leviste Jr., during USAID visit last June 2014.

Primavera Residences is a two-tower, 10-storey mixed-use development in Uptown Cagayan de Oro with environment-friendly features. Its exterior walls are fitted with brise soleil shades that protect the windows from harsh sunlight during the hottest part of the day. Soon the building’s rooftop will also be equipped with photovoltaic solar panels to produce its own energy that will power its common areas. Because of these unique features, Primavera Residences won as Best Mixed-Use Development in the Philippines in the recently concluded 2014 Asia Pacific Property Summit organized by the prestigious International Property Awards.

The Making of Primavera’s Cantilever Edges

On my way to the office, I overheard two passengers talking about the “brown lego blocks” of Primavera Residences. Their conversation was in Bisaya so let me translate it in English.

Person 1 (P1): I really find that building unique. But isn’t it really costly to include those brown blocks for the building’s design?

Person 2: I heard it’s a condominium. People call it “The Lego House”. Haha.

P1: But those brown blocks, do you find it really necessary?

P2: For a design? I guess so. It makes it unique, a head turner.

But as much as I’d want to interrupt and answer them, let this blog post explain what those brown blocks are and how these are uniquely designed to promote the building’s eco-friendly features.

DSCF8001-5

Cantilevered edges

Primavera Residences, a multi-awarded sustainable building in Cagayan de Oro, is designed by its own CEO and executive chairman, Arch. Romolo V. Nati. His designs were incorporated with a passive green energy strategy which led both towers to have this shading system that produces shadows minimizing the entry of direct sunlight moderating the temperature inside the units.

These cantilevered edges and brise soleils are one distinct feature of the building’s façade that create shades to reduce the entry of the sun’s heat, consequently slashing the need for air conditioning.

DSCF8053

Shadow control

The facades are surrounded by brise soileils (shelters) that protect the windows and glass surfaces from direct sunlight, especially during the hottest time of the day. These reduce the overall internal temperature of the units in the building.

It is also designed in a way to use the building components—floors, slabs, projections and balconies—as shading devices for windows and terraces, that in turn are built in appropriate dimensions that reduce overheating and glare effect of up to 80% more than in conventional buildings. Even window sizes are strategically adjusted, south-facing windows are smaller than those on the opposite side of the building, to control the amount of the sunlight heat’s entry into the units.

In fact, when it comes to saving energy, you get to control and even minimize your own energy consumption because the entire building itself is designed to be energy self-sufficient. Because the cantilevers help reduce heat, unit owners can minimize their use of air-conditioners, thus saving energy and electricity costs of up to 20%.

DSCF8039-2

This is just one of the eco-friendly features why Primavera Residences is internationally-awarded. While most commercial properties are too focused on generating revenue, the green building was built with a far more significant purpose geared towards caring for the environment.

Unit owners don’t just own a condo at this eco-friendly property; they also become promoters of sustainable living and advocates of the environment
