The collection of small to medium sized works range from representational to nonrepresentational and rendered in styles from abstract cubism and expressionism to surrealism and realism. The artists use a variety of materials from the traditional, such as oil and acrylic, to wood and mixed media.

“Season’s Paintings at Primavera” features the following Cagayanon artists and other artists from other cities of Mindanao who have made Cagayan de Oro their home: Nick Aca, Renz Altubar, Archie Balcos, Richard Bolotaolo, Romy Cocos, Nonoy Estarte, Chris Gomez, Ivan Macarambon and Nonilo Ramoso.

To spread the Christmas cheer, two guests artists from other cities were invited: Esercazim Sanchez from Zamboanga City and Audie Estrellada from the island of Siquijor.

The exhibition is at the 2nd Floor, Primavera Residences Tower A, Pueblo Business Park, Upper Carmen, Cagayan de Oro.

Primavera Residences has previously featured the artworks of Mr. Nick Aca in a month-long exhibit on March this year. As an advocate of authentic Italian elegance and world-class design, Primavera seeks to promote local art through events that promote and showcase the works of Kagay-anon artists.

“Seasons’ Paintings at Primavera” will officially open on December 9, 2014 at 5 PM. The event is open to the public. For reservations and inquiries, visit facebook.com/condoprimavera or call 088-880-5002.

8 Ways to Live Green at Home

8Ways

Have you thought of buying decors that suit your home’s style? Or know ways to live green at home? Would you prefer owning expensive materials that perfectly fit your taste or owning something less expensive that somehow complement your simple homey feels? Nevertheless, there will always be a way, might be expensive or not, that will help our environment’s welfare.

Being eco-friendly won’t mean losing your sense of style. Smart choices can ensure that you do your part, all the while looking good about your contribution to our planet’s well-being. Here are some ways that can contribute to living green in your own space and be a better friend to the environment.

Buy for the long-term. Save toward a quality sofa, for instance, rather than a series of cheapies that you’ll be throwing out every five years. A well-made sofa can be recovered several times over the course of its decades-long life.

Buy cotton mesh produce bags and take them to the market instead of using plastic bags for your fruits and veggies. It will help keep them fresh in your crisper drawer, too, and are washable when needed.

Renovating. You may want to add character to your home with reclaimed and salvaged items. You can choose from re-plated chrome bath fixtures, re-enameled vintage bathtubs, reclaimed barn board flooring and salvaged architectural accents like columns, corbels and mantels.

Primavera Residences Offers Early Christmas Promo

Early Christmas Promo

Looking for an investment at the most reasonable deals? Due to the high public demand from the buyers, Primavera Residences extends its promo, the FREE Kitchen Modular Cabinet and installation worth up to P100,000, as an early Christmas gift for its clients until December 31, 2014.

“Due to the promo’s resounding success, and in line with our company’s thrust to offer the best possible package to our clientele, we decided to continue this once-in a-lifetime deal. Thus, as an early Christmas gift, we give more reasons for more people to finally purchase their own unit in the first multi-awarded, eco-friendly condo building in Mindanao and in Cagayan de Oro, which is Primavera Green Residences,” Franz Josef Enriquez, Sales Manager of Primavera Residences, said.

In a regular package, buyers usually get unfurnished units with inclusions of tile floorings, painted walls and ceilings, fitted kitchen sinks, bathroom fixtures, electrical wirings and outlets; however, Primavera Residences’ Christmas promo gives buyers a chance to earn savings of up to P100K inclusive of a FREE set of Kitchen Modular Cabinet and its installation.

“When buying a home or a property, one of the most important parts to consider is the space where we will prepare our food for our family to eat. Primavera understands this need and has significantly made it very simple and affordable for our customers to renovate the interior prior their moving in. This I believe is the real value-for-money offer that can’t be beat,” Enriquez expressed.

Primavera Residences is known for its energy-saving features including cantilevers that protect the units from direct sunlight and an indoor courtyard that maximizes the natural ventilation in the area. By June of 2015, solar panels that will provide additional energy for the building’s common areas will be installed on the building’s rooftop. The building is also designed to withstand earthquakes and extreme weather and boasts of 24-7 security.

The green building has garnered several recognitions for its commitment to green architecture and design locally and internationally. Recently, it was named among the winners in the prestigious International Property Awards in the 2014 Asia Pacific regional competition being the Best Mixed-Use Development in the Philippines. It was also been awarded as the Best Condo Development in the Philippines in 2011 (Southeast Asia Property Awards) and a finalist in the Most Promising Clean Energy Investment Opportunity of the Year (CTI PFAN Philippines Clean Energy Investor Forum).

“Apart from the fact that we already have a few units left, we are the only one here in the CDO real estate industry, offering a promo of this magnitude. Which is on top of our very competitive prices. Indeed, we sell something eco-friendly that we want to add more value to the buyers’ purchase; that they [buyers] will not just earn big time, they also help the environment in a bigger note” Enriquez declared.

Primavera Residences, first development of Italpinas Euroasian Design and Eco-development Corporation (ITPI), is a 10-story, two-tower building located at Pueblo de Oro Township offering residential, commercial and office spaces for lease and purchase. All units in the first tower are ready for occupancy while the second tower is slated to be completed later this year. Buyers may choose from studio, one-bedroom and two-bedroom units.

Why You Should Consider Investing in Real Estate

invest

Real estate cannot be lost or stolen, nor can it be carried away. Purchased with common sense, paid for in full, and managed with reasonable care, it is about the safest investment in the world.

—Franklin D. Roosevelt

What does the future hold for the real estate market in the Philippines? Is it still valuable to invest in real estate despite all the projects that have been booming everywhere in the recent years?

Not all investments are created equal. It means money, effort and time. Before getting ready to pursue an investment, financial gurus as well as plain old common sense would advise you to think through and analyze your investment strategies.

Real estate is something that you can physically touch and feel – since it’s tangible, many investors consider it a low-risk investment that allows you a greater degree of control over your money.

Normally, a down payment of up to 20% of the purchase price can be made, and the rest can be financed by banks. This gives you leverage to invest more in different types of properties with less money down, helping to build your net worth or income that you could make off the properties.

So, why should you invest in real estate? Here are the most notable advantages:

  1. It is income generating

If you’re investing in any real estate development such as a condominium or an apartment, make sure there is no oversupply of the same type of property in the area. Invest in a right property that has high demand, but is scarce and hard to find in the area.

If you pick the right property, you can surely enjoy the probability of a monthly rental income. Owning an investment property won’t take much of your time after you’ve set it up. The key is to find people who can help you monetize your investment.

In this case, Primavera Residences, an eco-friendly condominium in Cagayan de Oro, is an example of an investment that is new to the city. Being the first condominium that is ready for occupancy, you can surely generate income in no time, allowing for faster ROI.

The building also has its own professional in-house asset management team that manages the units for short and long term rental through the innovative ‘Serviced Apartments’ concept, the first of its kind in Cagayan de Oro. This ensures you a hassle-free, one-stop solution in overseeing your income generating asset. Quarterly reports will be provided to update you of the performance of your investment, allowing you to be on top of things while keeping headaches at bay.

  1. Keeping your day job

You can’t do ten day-jobs, but you can surely own and manage at least ten properties by yourself.

To guarantee a rental income, your creativity can increase the value of your property, may it be in renovating your interior and exterior or furnishing your unit/property. For such renovations, at Primavera Residences, buyers get unfurnished units with inclusions of tile floorings, painted walls and ceilings, fitted kitchen sinks, bathroom fixtures, electrical wirings and outlets and you can be inventive by how you design your unit to attract clients coming in.

You’ll make a substantial profit when the increase in value (perceived or otherwise) is greater than your acquisition cost and what you spent for the improvement. The key is to be diligent enough to look for a bargain. Remember that the profit is made when you buy, not just when you sell.

After everything is done, you will have just to sit, relax or continue on your day job and just receive a monthly income.

  1. Most real estate properties will appreciate in value.

“Most” because there are properties that are slow to appreciate and don’t appreciate in value at all.

The key is location, location, and location.

Buy a property where the major developments are ongoing, or where it’s headed. Better yet, invest on properties near malls, schools, offices, churches, or new roads built. This translates to faster growth, value appreciation, and  higher demand to prospect investors.

Sustainable developer ITPI for example, has invested in alternative locations where nature and the environment has been thoroughly preserved and optimized. Primavera Residences, located in a master planned community in uptown Cagayan de Oro, was built in 2009 and has been successful in attracting buyers and investors who believe that uptown CDO is an ongoing success story in the real estate market.

  1. Your property is illiquid.

Unlike most investments, real estate couldn’t be immediately translated into cash, preventing irresponsible use of money or overspending.

If you’re in need of cash, however, your property can be used as a collateral in the bank or you can use it as a security to apply for a loan.

  1. Better returns

For many decades, this investment has produced constant wealth and long term appreciation for millions of people. If you consider inflation, in the long run, if you decide to sell your property, there’ll be a higher chance to get better returns as compared to just keeping your money in the bank. Real estate has had an average return of 8.6-10% over the past 20 years, since we have gone through 3% inflation over the years and this partly accounts for the high return on the investment.

Much, much better if you pass it on as a legacy to your children and your future children’s children.

Condo-Searching In Cagayan De Oro: Why Buy a Phantasm?

Primavera Residences - Ecofriendly condominium in Cagayan de Oro

Primavera Residences is ready for occupancy, for those who want to buy or rent. No need to wait until 2018!

Some years ago, I was offered by a friend a condo unit near our university in Quezon city for ‘pre-selling’. She explained that the building was not yet built and in fact my initial payment would contribute to the funds for construction. Although I was sure it would have been a good investment – with the rising costs of real estate over the years, I was scared to take the risk.

I had so many questions like what if it really doesn’t push through? What if the area is suddenly discovered to be dangerous? Maybe I am not forward-minded enough to grasp investments when I cannot see something immediately but I think it’s a very normal fear.

I am sure it has the same concept as the low-cost housing that is more popular in the provinces. But at least with the house, you see it slowly being built immediately. I do not know how this idea of pre-sold condos has been catching up in cities outside Metro Manila – like here in Cagayan de Oro – when the concept of condo living is not yet that big anyway.

Come to think of it, there are condo units for sale in Cagayan de Oro which will only be done in 2016 or in 2018. While it’s cheaper for me to pay for them now than when they would already be constructed, I don’t think it’s that much of a deal because by that time it is finished, of course real estate prices would have gone up.

Meanwhile, while I was waiting for them to finish, I still have to pay rent in wherever I would be living. I would prefer the structures that are already ready for occupancy – the Primavera Residences located in uptown Cagayan de Oro for example. I see its location is really good – it is near SM and the growing business lifestyle hub around it – and I could know already the problems and conveniences I would encounter if I would live there.

And the condo unit prices are the same and even lower than what’s being offered by others in the market.

I work hard for my money so I try to make my decisions as sound as possible. And for me, I need to see results immediately. It may not be my best trait but it has saved me from so many disastrous consequences a lot of times already. It never hurts to play it safe.

Special acquisition deals for ‘Madness’ clients make Primavera Residences units more affordable for Kagay-anons

For many overseas Filipino workers, owning a home is the ultimate dream — next only to putting their children through college.

Now for OFWs from Cagayan de Oro City, owning a home — a truly “green” one found in a prime location — is affordable.

ITPI Corp. (Italpinas Euroasian Design and Eco-Development Corporation), is a young and dynamic green property developer that is leading the country’s push into developing eco-friendly but affordable mixed-use condominium developments for the global Filipino. What’s more, it’s developing in places that are closer to the home towns of OFWs: the country’s secondary cities.

In Cagayan de Oro, ITPI has developed Primavera Residences, the first mixed-use condominium complex in southern Philippines that incorporates state-of-the-art sustainable building technologies.

The 10-storey, twin-tower, mixed-use condominium complex is built in the safe and accessible Pueblo de Oro IT & Business Park, where 24-hour security, electric service and transportation are guaranteed.

It is also found in high ground (110 meters above sea level), which ensures that it is flood-free even during heavy rains and storms.

The condominium is located close to universities, places of worship, and commercial establishments like SM City.

The first eco-friendly development in Mindanao, the two towers of Primavera Residences were designed to reduce overall energy consumption by using a combination of ‘passive’ cooling strategies integrated into a sustainable architectural design and ‘active’ renewable energy produced from photovoltaic panels.

“OFWs have long been called ‘Filipino heroes,’ because their remittances have kept the Philippine economy afloat for decades and have granted it the phenomenal growth of recent years,” notes Architect Romolo V. Nati, ITPI’s Executive Chairman and CEO.

“We’d like to go beyond the rhetoric, to honor the OFW dream — and help make it come true,” Architect Nati said.

Making Primavera Residences affordable

To make Primavera Residences more affordable, ITPI partnered with the BPI Family Savings Bank Housing Loan during the 1st run of the Housing Madness, held in Cagayan de Oro’s Centrio Mall from December 27 to 29, 2013.

During the housing fair, BPI and ITPI partnered to offer the best housing loan deals for Primavera Residences and at guaranteed low rates.

Housing loan clients who filed their applications during the ‘Madness’ event and whose applications were booked on or before February 28, 2014 were  able to enjoy:

  • Special rates, exclusively offered at this event, which translated to low monthly amortizations
  • Waived appraisal and processing fees
  • On-the-spot loan approval based on income documents presented

Borrowers whose loan applications had been approved and availed of were given a chance to get a free BPII Express Credit Gold MasterCard.

These benefits were also made available to clients who availed of properties from the other property developers who joined the Housing Madness.

“Our Housing Madness provides our clients with ease and convenience as we gathered under one roof the best developers who have projects in here in CDO,” BPI Family Savings Bank President, Mr. Jose Teodoro Limcaoco told SunStar Cagayan de Oro.

“As a bank that understands the primary needs of every Filipino, we create the best value for them through our special rates and payment schemes. With faster turnaround, it will be very convenient for clients to apply for a loan,” he added.

SunStar Cagayan de Oro also wrote about this event.

View of fireworks from the rooftop of Primavera Residences

When in uptown Cagayan de Oro, do not miss the fireworks display, best viewed from the rooftop of Primavera Residences.

Earlier, the residents and tenants of our eco-friendly, mixed-use condominium trooped to the rooftop. We enjoyed a sort of an impromptu picnic. We sat on our chairs and enjoyed the show.

For those who also wish to experience uptown living, it’s not too late–but you have to rush. Tower 1 is almost sold out, while tower 2 is 30% percent complete. No reason to wait–Primavera Residences is ready for occupancy! You can immediately enjoy the rewards of your investment, even as you experience the thrill of being part of an exclusive community in an Italian-inspired and internationally-awarded building!
