On Sun Star: BPI grants P180-M to green development loan of Primavera residences

A RESIDENTIAL and condominium developer sees brighter prospects as lending institutions showed confidence to finance the construction of its expansion projects.

The Bank of the Philippine Islands (BPI) Family Bank recently granted P180 million green development loan to Italpinas EuroAsian Design and Eco-Development Corporation to partially finance the construction of its Primavera Residences Tower 2.

BPI which advances its Sustainable Energy Finance (SEF) by continuing to support the energy investments of its clients. In collaboration with International Finance Corporation (IFC), the four-year old innovative financing approach funds various efficient and renewable technologies all over the country.

Young engineers learn future trends at Primavera Residences

Around 120 civil engineering students from the Unified Students of the Philippine Institute of Civil Engineers – CDO Chapter paid a visit to Primavera Residences, the only eco-friendly condominium in Mindanao, to learn all about sustainable technology.

The students, who came from Capitol University, Mindanao University of Science and Technology, Xavier University and Cagayan de Oro College, gathered together at the Multipurpose Hall to listen to ITALPINAS Euroasian Design and Eco-Development Corporation (ITPI)’s Sales and Marketing Director, Ms. Gladys M. Echano, as she spoke about who ITPI was, its design philosophies and strategies and its projects.

“We want to highlight the role of sustainability in building for the future,” shares Ms. Echano. “Our resources are not infinite and one day, if we aren’t careful, they could run out. This is why our company focuses on sustainability – our first project, the Primavera Residences, has an inner courtyard and a cross-ventilation layout that encourages natural airflow and illumination. The shaded façades prevent the sun’s rays from directly hitting the windows of the units, which helps moderate the temperature inside. Primavera Residences is also designed to be equipped with solar photovoltaic panels. So not only do we aim to reduce overall energy consumption, we also aim to produce the building’s own energy as well!”

The young civil engineers enjoyed the interesting session, which will be very helpful to them when they work on their own projects in the future. The event ended with a t-shirt design contest on sustainable living.

This event was organized by Primavera Residences in cooperation with RPM Realty.

 

 

Nature: a source of inspiration for tomorrow’s buildings

The reason that Italian-Filipino company ITALPINAS Eco-logic Design and Development Corporation (ITPI) was founded at the beginning of 2009 was that its prime movers – Italian Arch. Romolo V. Nati and Filipino Atty. Jojo Leviste – both shared the same vision and passion in promoting sustainable developments in the Philippines.

“What we do in the present will change the future,” says Arch. Nati, Executive Chairman and CEO of ITPI. “We consume the earth’s resources as if they were built to last forever. Unfortunately, this is not always the case. If we don’t act on it now, these resources will someday run out.” As a real estate developer, the ITPI team takes it upon themselves to build a sustainable environment and a better world. To do this, they take inspiration from nature.

Leviste, ITPI President. “Nature shares with us each day the secrets of her beautiful, elegant, efficient and effortless creations; and these give us inspiration to design cost-effective and self-sustaining models, which we transform into architectural solutions.”

The performance-based design of Primavera Residences in Cagayan de Oro optimizes the building’s energy saving and producing aspects.

 

True to their word, ITPI can boast of their first mixed-use project, the Primavera Residences, which is located in Uptown Cagayan de Oro. Arch. Nati adds: “We gave particular attention to the design phase by following a strategy similar to what nature uses in evolving living structures: we call it ‘Performance-Based Design.’ This permits us to extensively study the project’s location to be able to optimize the building’s energy saving and producing aspects, delivering the best product to our clients and investors.” The emphasis on the design has allowed ITPI to reduce Primavera Residences’ overall environmental impact – from the reduction of energy consumption and optimizing construction techniques to its maintenance operations.

Through ITPI’s performance-based design strategy, they are able to come up with a well-performing building, which also happens to be beautiful. “We don’t design thinking about beauty; there is no such concept in nature,” explains Arch. Nati. “It’s the process that matters. We don’t design the form; we design the process that makes the form.”

In a termite mound, air gets drawn from the outside and circulated throughout the mound.

 

And with this came Primavera Residences – taking inspiration from a termite mound’s natural ventilation scheme, ITPI’s first project in CdO is able to cool the air from outside that gets drawn into the building. This air then is vented into the building’s floors creating a cross ventilation among the units inside it before exiting through the open space at the top, like a chimney. The constant air circulation, among other energy saving features of the building, results in a 32% decrease in air conditioner consumption. “Our design is a result of extensive research into the location of our project and its interaction with the different environmental elements,” says Atty. Leviste. “More than just a building, it is an entire system that enriches its surroundings and evolves through time with new components.”

Aside from minimizing energy usage and being environmentally responsible, Primavera Residences is also known for its Italian design. It exudes modern and minimalist elegance throughout the entire building, whether in the exterior or interior.  “Other than benefiting from the high technology used in the design process, we also wanted our end-users to experience the Italian lifestyle without having to travel all the way to Italy,” says Arch. Nati. Partnering with Italian painter Nino Quartana, ITPI transformed Primavera Residences into an Italian gallery filled with Quartana’s work.

Nino Quartana, who is also a ceramist and stage designer from Sicily, began exhibiting his works in Italy in 1979. Since he moved to Manila in January 2007, his works have been featured in many local galleries, such as Galleria Duemila, Ayala Museum, the San Agustin Museum, and most recently, at Galeria Roces in Malacañang Palace. Aside from organizing exhibitions, Quartana has also conducted workshops in many parts of the country, from the city of Legazpi in the Bicol region to the city of Angono in the Rizal province, the Philippines’ art capital.

His paintings at Primavera Residences, which, like ITPI’s works, are also influenced by nature, from their colors to their forms. Quartana’s works pay homage to the Philippines’ beautiful beaches. Although they are not explicitly represented, he is able to create the affinity between Italian impressions and Philippine landscapes just from the way he colors the sun, skies, seas and coral reefs.

His strength is his ability  to transmit to the viewers this particular image of nature. Quartana’s conceptual art, with its vivid clarity, transports his viewers into a whirlwind of spatial and ‘natural’ sensations that stir in new and unexpected emotions.

Architect Romolo V. This two-tower mixed-use property has environment-friendly features including an inner courtyard, as well as a cross-ventilation layout among the units in order to enhance natural airflow and light

Shaded facades also minimize solar illumination on the windows and moderate the temperature inside each unit

Residents may reduce their use of air conditioning to as much as 32 percent

Moreover, the building is designed to have a photovoltaic solar panels to produce renewable energy for the common areas, and thus reduce the condominium costs for unit owners

Nati says, “We design our buildings to target energy balance

On one hand, we reduce energy consumption

On the other, we apply renewable energy features to produce energy for the building itself

In the future, every building should be able to produce the total amount of energy it requires

Leviste, who is also the president of ITPI sister company, Constellation Energy Corporation, which specializes in renewable energy, points out that among other considerations they take in designing their buildings is the disaster risk reduction approach

Amid the unprecedented natural calamities that have recently struck many parts of the country, ITPI deems it an essential facet of their design and engineering process to incorporate elements that will enhance the resilience of the structures

He says, “It’s almost negligent if the thinking in design locally doesn’t take this into account

Now, you have to design around it in order to acknowledge what is inevitable

As the need for more environmental solutions becomes more serious over time, ITPI is a pioneer in its efforts of rebuilding a greener landscape to help save the earth’s natural resources

Nati says, “Te reasons for the current environmental degradation is that man relies too much on technology without considering its possible abusive effects, resulting in collateral damage

Humanity assumes that it has total control over nature due to the misconception that the world’s natural resources are infinite and easily available at any given time

For us in the real-estate business, at least we can reduce energy and natural resources consumption among the other practical ways to minimize environmental impact

Helping ITPI in building their environmental solutions are their partner banks: Landbank if the Philippines, whose term loan partially funded Tower A of Primavera Residences; and the Bank of the Philippine Islands (BPI), which partially funded Tower B through their sustainable energy financing (SEF)

BPI provided technical assistance in the proposed solar photovoltaic installation in both towers

BPI’s SEF is a pioneering program that offers both financing and technical advisory

Other important partners include: Investment Capital Corporation of the Philippines, Board of Investments, Philippine Green Building Council, Habitat for Humanity Philippines, and Compassion and Responsibility for Animals

MANILA, Philippines – Property developer Italpinas Euroasian Design and Eco-Development Corp. (ITPI) is putting up green buildings in Mindanao to help residents save on power costs.

ITPI chairman and CEO Romolo Nati said ITPI is putting up green buildings in Cagayan de Oro City to help residents save as much as 32 percent on air-con energy consumption cost.

“People in Mindanao either suffer from the full force and effect of the tropical heat due to blackouts, or the high energy cost of running air-conditioning units,” said Nati, an Italian who designed and built his green Primavera Residences condominium in Mindanao.

On TIME: Energy woes that plague the Philippines

For as long as she can remember, electricity has been a luxury to 39-year-old Candace Evangelista. Living in the Philippine capital of Manila, the small-business owner remembers the days when her parents would struggle to prepare food and get household chores done with a sporadic power supply. More than 20 years later, she faces the same tribulations. “Now that I am a mom myself — that’s when you really feel it, how inconvenient it can really be.” Preparing meals for her family is a tough job without electricity. Cleaning up afterward is another ordeal. Her business, a tutorial center for schoolchildren, suffers as well. In the summertime, it becomes a sauna when the power fails, so enrollment plummets. The center has a diesel-powered generator for use during scheduled outages or brownouts, but it’s becoming expensive to run.

Like most Filipinos, Evangelista never dreamed that the rolling power outages that crippled the Philippines in the early 1990s under then President Cory Aquino would still bedevil the country. But they have, raising concerns about the sustainability of one of Asia’s fastest-growing economies. In May, at the start of a sweltering summer, Luzon — the Philippines’ largest island and the hub of the nation’s commercial and industrial activity — suddenly blacked out. Six power plants failed. Last month, Albay province’s 1.2 million people lost power for 39 hours  because the local electricity provider, Albay Electric Cooperative, failed to settle its bill with the national power-grid operator. The $93 million sum had been outstanding for 15 years. On Friday, a brownout was announced throughout Misamis Occidental province (as has been done over 200 times since January). The next one: Pampanga, one of the richest provinces, which will lose power on Wednesday for eight hours. Consumers suffer and so do businesses that have to pay workers when machinery and premises are sitting idle.
