Uptown Cagayan de Oro: A Lifestyle Haven in Northern Mindanao

This article originally appeared in BusinessWeek Mindanao February 4 issue in the column Out of the Biz Box.

I was first introduced to CdO in October 2011 when I was invited by a delegation of foreign entrepreneurs and Filipino business owners. I flew to the “Garden of the Philippines” without any expectations and as open minded as possible. Family, friends and neighbours were very dubious about me flying to Mindanao with all the stories we get to hear in national and international media but such things never had too much effect on me. After 5 years spent living in the Middle East I could tell the difference between common belief and reality. The fact that there was a renowned Italian Architect building a classy condominium was reason enough for me to be confident and start my travel with a healthy enthusiasm.

My travel companion was an American seasoned real estate professional with years of rewarding experience in California for one of the biggest international agencies like CBRE. He knew the ins- and outs of land and community development thanks to his 25 years of experience in real estate. Both actually had lots in common and shared our near to similar horror stories with our respective ex-wives so we got on very well and could relate to each other.

After landing at the old Lumbia airport we visited the city in downtown, the port facilities and then got back to Pueblo de Oro Business Park in Uptown, saw the golf course, SM and the then lonesome showroom of Primavera Residences which had just started construction back then. After driving around Uptown all afternoon I noticed a strange sparkle in my American companion’s eyes. He knew that this was the place to be, the place to invest and the place to focus on in town.

After 4 years and extensive travel in the region I realise that my American companion was absolutely right. Uptown is indeed the Makati of Northern Mindanao, still underrated though but well recognized by those who count and can afford to live in upper class communities like Xavier Estates. Be it the Filipino family or the retired foreigner, if lifestyle is to be identified with good air, flood-free, spacious communities, accessible shopping facilities, little or no traffic and lots of nature then Uptown is the place to be. I also realised that CdO enjoys the best weather of the Philippines and is at the same time served by the freshest fruits and vegetables from Bukidnon. Hospitals are equipped and competent so there is nothing missing in town. No wonder there are plenty of elderly foreigners populating the subdivisions there with their families and/or Filipino wives/husbands. Americans, Germans, Swiss, British, Italians, Koreans, Japanese and even Indians are clear proof of where the Western standard has set itself to be.

There are rumours that several lots in Uptown’s Pueblo de Oro are going to be developed with new office and residential buildings which will bring even more life into the already thriving community. Every morning and evening people are flocking to Pueblo near SM to run, cycle, play volleyball and gather among friends as it is literally the only place that offers ample spaces. On weekends there are even families gathering for picnics among other physical exercise and it’s all good signs of a breeding community. Events, shows and exhibitions are also being held at SM.

Beyond barangay rivalries you can now hear young people saying: “I am from Uptown” giving it a new sense of identity for the Uptown citizen. I would not be surprised to see an Uptown basketball or soccer team rising soon. This should bring new wind to the sails of the Uptown stakeholders and all those entrepreneurs thinking of setting up businesses in the area. With BPO’s thriving all over the Philippines and Savills even thinking of opening a CdO office, the time is right to take Uptown to the next level. The successful example of Primavera Residences bringing new condo lifestyle to the city and representing the very first condominium in town will drag more investors to the community. There is nowhere else to be identified as the place where superior lifestyle marries with modern design and accessible shopping facilities. I am aware that there is still some people who prefer the chaotic, polluted and flood prone downtown but for me Uptown is the place to be.

Halloween in Cagayan de Oro: A Look at the Best Costumes

Kagay-anons are not only known as some of the friendliest people you could ever come across (not sure about this? Just ask #BecomingFilipino’s Kulas), they’re definitely the most fun-loving, too.

In a recent post, we shared what Halloween in Cagayan de Oro is like: the Undas traditions mingling perfectly with Halloween fun. Talk about the best of both worlds!

For this article, we’ll round up some of the best Kagay-anon Halloween costumes we came across this year.

1. The CDO Rugby Club dressed up and tackled Halloween

Who would’ve thought that these tough, national champions would play rugby football as “Prom Queen Latifah” or as “Fairy God Tooth Father”? Headed by the CDO Rafters’ founder and coach Noel Villa who came as a Pharaoh (see photo below), the guys came in to train at Pelaez Sports Center last Halloween all decked up in spook-tacular costumes.

2. A Raging Halloween Party at Lifestyle District

Lifestyle District is one of the hippest place to be in Cagayan de Oro, and last October 31, it played host to an awesome Halloween party. Several party-goers partied the night away in their most magnificent costumes.

3. Not just one but a series of Halloween make up transformations!

A local blogger, Shaun Pilapil of http://www.msshaunoftheday.com wowed not just her fellow Kagay-anons but netizens all over with her amazing make up skills. For the entire month of October, she completed a series of Halloween make up creations, transforming friends and family into characters like Zombie Michael Jackson, Achmed the Terrorist, Cruella deVille, and even the entire Addams Family line up.

Check out some of her amazing creations (all photos from http://www.msshaunoftheday.com)

4. Team Primavera goes vintage!

Last October 31, the entire Primavera Residences team went back in time to the roaring twenties with costumes largely inspired by the movie The Great Gatsby. Who says work and fun couldn’t come together? Let the folks at Primavera show you how to breeze through Halloween in style!

Halloween for Kagay-anons is a way of remembering and honoring friends and family who have passed away. It is also a time to get creative with costumes whether at work or at play.

#BecomingFilipino’s “Kulas”: Stories of Hope, Happiness, and Why CDO is His New Home

“I am quite overwhelmed with how Kagay-anons welcomed me here in Cagayan de Oro. They have won me over with kindness, humility and happiness. They inspire me everyday with their stories. Now let me share these stories with you,” Kyle “Kulas” Jennermann, began.

Canadian Kyle Jennermann, or “Kulas” as he is fondly called by locals, have always loved adventure and meeting new people. Famous for his blog www.becomingfilipino.com, he has found joy in his new hometown, Cagayan de Oro.

He believes Filipinos are the most positive people he has worked with. “I am speechless by how Filipinos, especially Kagay-anons, easily overcome tragic moments and immediately respond as one community. One reason why I do believe in hope is because you guys are the walking statement of love, hope and unity,” he adds.

One CDO, One Community

According to Kulas, here are three things why among all countries, he chose the Philippines, and why CdO among all cities:

1. Truly the City of Golden Friendship

“Cagayan [de Oro] has the friendliest people in the country. They inspire me with their right attitude and their genuine smiles that brought me to stay and live here. The smiles of hope, love and genuine happiness continue to inspire me to become a Filipino. I may not have experienced what they have undergone but seeing them still hopeful and embracing the reality made me appreciate life at its fullest,” he said.

2. Not just a big city, but a big community as well

“Ever since I began working with Filipino OFWs, I have heard rumors about the peace and order situation in Mindanao, but this did not stop me from exploring the region and setting up base in CDO. What I saw was quite different from what I expected initially. Just like any other city, Cagayan de Oro has its share of challenges, but I was in awe when I witnessed first-hand how people responded to and overcame tragedy. Kagay-anons are indeed people who care about each other and the community as a whole. So when people ask me why CdO, I say, ‘Why not?'”

3. CdO, the best of everything

“I do not consider myself the best person to tell everyone what we have here in CdO, but I can fully attest that the city has the best of everything. In CdO, I did not just experience adventure but more importantly, I see the genuine happiness of people everyday – kids and adults alike.  Everything you see in the city is worth the time and experience. Beaches, mountains, culture, people, adventure, name it all. We all have those here,” he proudly shared.

‘Why Filipinos?’ ‘Why not?’

Kulas is widely known in social media with his blog BecomingFilipino.com and the hashtag #BecomingFilipino which shares all good things about Filipinos. “I have visited many cities in the country and having experienced those wonderful moments with them makes me strive to also become a Filipino”.

He wants to be part of the culture. “Those moments when you are away from your family but people invite you to share their home with you, that is actually one of those simple yet amazing things I admire about Filipinos. Just being kind and being happy. That’s what being Filipino is,” he adds.

Cagayan de Oro truly considers itself honored to have Kulas as a reminder of how wonderful the city is, and have adopted him as one of their own. When asked how he feels about being an ambassador of the city, he says, “I am overwhelmed by it, however, I am not the ambassador of the city. In fact, you [the residents] are. I am blessed to have these people who share more about the city; everything I know about Cagayan de Oro comes from the people I meet every day. They are the real ambassadors.”

Why invest in Cagayan de Oro?

Tagged as the 2nd Most Competitive City in the Philippines, Cagayan de Oro is indeed suited for businesses and investments. As Kulas shares, “When you do business in Cagayan de Oro, make sure to invest in something that wouldn’t destroy the environment, and I promise, and I cross my fingers, that you will have tons of support from Kagay-anons. This is not just a place for growth; it is a place for healthy competition.”

“Primavera Residences, an eco-friendly property, is one example of an investment that Kagay-anons truly admire. It is an investment that cares for the city’s environment,” Jennermann said.

Primavera Residences is happy to host Kyle “Kulas” Jennermann in CdO’s one and only green condo earlier this month.

“It’s a great place to relieve stress and just reflect how life has been so far good to you,” he adds.

The economy of Cagayan de Oro City has grown by leaps and bounds and this could be seen through the booming real estate and automobile industry. One event to showcase this growth took place last September 12 – 14, 2014 at the Rotunda of Limketkai Mall. Dubbed BPI Housing Madness with Family Auto Loan and BusinessWeek Mindanao RealEXPO, the event was a partnership between the Bank of the Philippine Islands (BPI) and the BusinessWeek Mindanao (BWM) media group.

Primavera Residences, the multi-awarded eco-friendly condominium in uptown Cagayan de Oro developed by Italpinas Euroasian Design and Eco-development Corporation (ITPI), was one of the exhibitors. Showcased during the event was the 10-storey twin tower development which was recently awarded by the Asia Pacific Property Awards as the Best Mixed-Use Development in the Philippines for 2014-2015.

ITPI CEO Architect Romolo Nati was one of the speakers during the first day of the expo with his well-received talk that highlighted the impact of real estate on the environment.

“Through building in alternative locations and using design principles found in nature, ITPI was able to define architectural solutions that lessen the impact on the environment,” says Arch. Nati. “This translates to efficient use of energy, water, and other resources, which in turn lowers water and electricity bills.” The high-performance design of ITPI’s flagship project Primavera Residences allows its residents to save as much as 20% in energy consumption.

Discounts of up to P50,000 was made available to walk-in clients, further sweetening the investment opportunities for the last few remaining condominium units of Primavera Residences Towers 1 and 2.

Primavera Tower 1 is ready for occupancy, both for purchase or rent while the second tower is nearing its completion with the Topping-off Ceremony scheduled on the 26th of September.
