Primavera Residences Offers Early Christmas Promo

Early Christmas Promo

Looking for an investment at the most reasonable deals? Due to the high public demand from the buyers, Primavera Residences extends its promo, the FREE Kitchen Modular Cabinet and installation worth up to P100,000, as an early Christmas gift for its clients until December 31, 2014.

“Due to the promo’s resounding success, and in line with our company’s thrust to offer the best possible package to our clientele, we decided to continue this once-in a-lifetime deal. Thus, as an early Christmas gift, we give more reasons for more people to finally purchase their own unit in the first multi-awarded, eco-friendly condo building in Mindanao and in Cagayan de Oro, which is Primavera Green Residences,” Franz Josef Enriquez, Sales Manager of Primavera Residences, said.

In a regular package, buyers usually get unfurnished units with inclusions of tile floorings, painted walls and ceilings, fitted kitchen sinks, bathroom fixtures, electrical wirings and outlets; however, Primavera Residences’ Christmas promo gives buyers a chance to earn savings of up to P100K inclusive of a FREE set of Kitchen Modular Cabinet and its installation.

“When buying a home or a property, one of the most important parts to consider is the space where we will prepare our food for our family to eat. Primavera understands this need and has significantly made it very simple and affordable for our customers to renovate the interior prior their moving in. This I believe is the real value-for-money offer that can’t be beat,” Enriquez expressed.

Primavera Residences is known for its energy-saving features including cantilevers that protect the units from direct sunlight and an indoor courtyard that maximizes the natural ventilation in the area. By June of 2015, solar panels that will provide additional energy for the building’s common areas will be installed on the building’s rooftop. The building is also designed to withstand earthquakes and extreme weather and boasts of 24-7 security.

The green building has garnered several recognitions for its commitment to green architecture and design locally and internationally. Recently, it was named among the winners in the prestigious International Property Awards in the 2014 Asia Pacific regional competition being the Best Mixed-Use Development in the Philippines. It was also been awarded as the Best Condo Development in the Philippines in 2011 (Southeast Asia Property Awards) and a finalist in the Most Promising Clean Energy Investment Opportunity of the Year (CTI PFAN Philippines Clean Energy Investor Forum).

“Apart from the fact that we already have a few units left, we are the only one here in the CDO real estate industry, offering a promo of this magnitude. Which is on top of our very competitive prices. Indeed, we sell something eco-friendly that we want to add more value to the buyers’ purchase; that they [buyers] will not just earn big time, they also help the environment in a bigger note” Enriquez declared.

Primavera Residences, first development of Italpinas Euroasian Design and Eco-development Corporation (ITPI), is a 10-story, two-tower building located at Pueblo de Oro Township offering residential, commercial and office spaces for lease and purchase. All units in the first tower are ready for occupancy while the second tower is slated to be completed later this year. Buyers may choose from studio, one-bedroom and two-bedroom units.

Water Conservation 101: 10 Simple Ways to Conserve Water

WC101.1

Due to the increasingly intense heat brought about by climate change, most of us Filipinos tend to consume tons of water supply to overcome the unpleasant heat and humidity. This might help in the short term but excessive use of water can also contribute to environmental degradation.

We enjoy a year of abundant rain and full reservoirs, and it is easy to think that our water supply is endless, yet we couldn’t afford to be complacent in whatever might come next.

The United Nations (UN) expects 3.4 billion people to be living in countries defined as water-scarce by 2025. When water is scarce, people are forced to consume contaminated water. But prevention is always better than cure, so we might as well do our very best in helping avoid this scenario. Remember, every little act counts.

The National Water Resources Board (NWRB) of the Department of Environment and Natural Resources (DENR) offers these water conservation tips:

  1. Turn the faucet off firmly to prevent leakage. Installing low volume/high pressure (LV/HP) nozzles or flow constrictors reduces water usage by up to 50%.
  2. Use water dipper and pail instead of the shower while taking a bath.
  3. Instead of running water, use a glass of water when brushing your teeth.
  4. Buy new, water efficient toilet bowls that consume only 2.6-4 liters of water for every flush. Old models use up to 14 liters of water per flush.
  5. Discard leftover food before washing the dishes. As much as possible, use a basin to save water as well as the dishwashing soap.
  6. Wash all your clothes at once. Don’t allow the water in your wash basin to overflow.
  7. Reuse water from your laundry to flush your toilet or to clean your car.
  8. Instead of a water hose, use only a water pail and a towel to clean your car.
  9. Water your plants only before sunrise or after sunset to prevent water loss due to vaporization.
  10. Switch off the water valve in buildings and homes that are not operational at night. Turn off the gate valve in the evening and turn it on again the following morning.

With the environmental changes that we are experiencing now, our energy-saving acts should hopefully become habits of conservation.

For any concerns about your water supply and related matters, call Cagayan de Oro Water District Hotlines at (08822) 72-8359, (088) 856-4509. If you’re near in their Macasandig and Bugo offices, you can contact them thru (088) 857-2469 and (088) 855-3994.

Are our Homes in Cagayan de Oro Designed to Withstand Extreme Weather Like Super Typhoons?

The design of Primavera Residences made use of simulation software such as this, which factors in the path of the sun throughout the entire year as well as wind velocity up to strengths experienced during typhoons. Because of the investment in design, as well as its uptown location of 110 meters above sea level, Primavera Residences is considered a very safe location for a home and business.

Conversations with some of the survivors of the two most disastrous events that occurred last year allowed me to get some insights about the future which is not so defined now with all the sudden changes happening around us.

Climate change – the wrath of nature – is finally showing us its reality.

For the longest of time since I started writing about business in our region, the buzzword had been sustainable. Now we add green, eco-friendly. We ask these of our activities, our engagements, but do we ask this of our homes?

According to Italian Architect Romolo Nati, chief executive officer of ITPI Corp., which pioneers green architecture in the Philippines, people used to be like the animals who construct their homes based on the resources available in their environment and according to the characteristics of their area. This is what their aim is in promoting sustainable real estate development in the Philippines.

Having constructed the first eco-friendly building in Mindanao, Mr. Nati explained that with proper planning, construction and maintenance costs of buildings could go down. More importantly, these buildings could withstand extreme weather conditions because they are precisely built to perform during these natural hazards.

Consequently, ITPI  has strategically decided to invest more on design, and on the needed software, to be able to strategize their constructions.

Through the software, designers of ITPI can easily input data to do shadow projections of buildings considering the path of the sun throughout the entire year, for example. The positioning of the buildings can also be maximized to increase or decrease wind velocity in anticipation of the strong typhoons now expected to batter the country. Even the number and size of blinds that they would need to cool a room can be computed through the software.

I remember some survivors of Typhoon Yolanda sharing how their entire roofs were lifted off by the powerful wind. They narrated how they saw their neighbors’ houses tossed around to finally be dashed to pieces. Structures they once thought were safe – schools, churches, government buildings – were similarly battered, adding to their confusion and fear.

I could not help but think that it could have been us after all. With typhoons now passing through Northern Mindanao, it could easily have been us. And the million-dollar question is: am I – are we – ready? We don’t only act when the problem is already there – we plan. We strategize.

The developers of Primavera Residences were cited by National Geographic this year as New Philippine Business Leaders, primarily because of the international recognition given to its best-in-class passive cooling design and other sustainable architecture features.

Where to Set Up Business in Cagayan de Oro?

Jeanette's Pizza Restaurant | Primavera Residences | Uptown Cagayan de Oro

Living in uptown Cagayan de Oro for two days really had a huge effect on me. Experiencing all that Primavera Residences had to offer for both the environment and the residents was an amazing experience.

I recall how everything at Primavera Residences was so well planned, structured,  and laid perfectly ready for each of the owners and future owners of the condo units. It made me think of how a family should plan its future.

After experiencing the life there, I can’t help but dream of getting a condo unit for myself and my family; or maybe even just rent one of the units.

There is at least a couple of good things at Primavera Residences to interest you. For me, the basic necessities are just within reach as one of the largest malls in Cagayan de Oro, SM CdO, is just across the street. The location is safe and flood-free, at 110 feet above sea level.  The good schools are just nearby. Access to restaurants and food places is not a problem, too–there are restaurants on the ground floor of Primavera Residences and, of course, there are many restaurants in the mall.

If you love where you live now, that’s fine. Consider opening a business at the ground floor of the building, a business catering to the needs of the building residents and neighbors. It could be food or laundry service or a shop or boutique. Your business would surely boom since there are a lot of big companies nearby, such as Concentrix, probably the largest call center in Cagayan de Oro City.

How different really is uptown living from downtown living? Well, for me, it is more peaceful, safer, and yet very exciting as uptown CdO is fast becoming a very busy lifestyle and business center–and Primavera Residences seems to be at the center of it.

I really recommend you try to experience uptown living as a renter, unit owner, or business owner. And make Primavera Residences your preferred location.

Passive But Green: The Smart Lifestyle

green_features_innercourtyard_with_diagram

At Primavera Residences, there is an inner courtyard where the air, as it warms, rises up. The motion results to a natural breeze inside the building.

It is funny how millions of people pat each other on the back when for one hour every year they turn out their lights to conserve energy. And for the rest of the hours of the year, their air conditioners or heaters are turned on full blast.

It is therefore a challenge to everybody to live this energy-saving lifestyle every single day of the year. Not only will we walk our talk but also make amends with our finances by decreasing our electric bills. How can we do this? Let me present here the features of green architecture, specifically what is called a passive smart building. Smart not because it uses artificial intelligence but it conserves resources innately through its design.

Primavera is an example of these buildings with eco-friendly architecture here in the Philippines. As the first eco-friendly building in Mindanao, it features a geo-cooling system and a shadow-cooling system. Additionally, it makes use of a photovoltaic system to augment the energy needs of the building. Now what do these seemingly big words mean?

The geo-cooling system

The Primavera Residences simply makes use of the natural direction of warm air. We all know that warm air rises. Therefore, their buildings have external air inlets that allow cool air to pass through these into the building. Inside, there is a chimney outlet where the air, as it warms, rises up. The motion results to a natural breeze inside the building. Additionally, the apartments are situated so that they allow for cross ventilation.

The shadow-cooling system

What seem to be simple ledges on the facades of Primavera Residences are actually part of a carefully planned shading system. These ledges, when hit by sunlight would create shadows so that units that would have been otherwise exposed to direct heat of the sun are afforded the coolness of the shade. In addition to this, the solar panels installed at the top of the buildings not only provide additional energy but also provide an additional layer of protection from the sun.

In the competitive environment of urbanization, what has become of primary concern is the sustainable real estate development in the Philippines. With the changes in weather patterns and the more intense weather conditions, people should think beyond mere conveniences and plan for lifestyles that would maximize and at the same nurture the resources still with us.

How Does Primavera Residences Keep Itself Cool and Save on Energy?

Italian Design and Architecture

The towers are also designed to have cantilevered edges, the part of the building painted a shade of brown, that produce shadows that minimize direct sunlight moderating the temperature inside the units.

For two days I experienced the benefits of living uptown at Primavera Residences, Cagayan de Oro’s only eco-friendly condo building that also happens to be recognized internationally for its sustainable and green architecture and construction. In February this year, the legendary National Geographic Magazine cited the developers of Primavera Residences, Italian architect Romolo V. Nati and Filipino lawyer Jojo Leviste as The New Philippine business leaders.

What an honor for our city to be renowned worldwide because we are the first city to host this pioneering real estate project, a building that is not only eco-friendly but also built to withstand extreme weather like typhoons and earthquakes.

Families that choose to make a life in this condo building are sure to have much peace of mind. It’s very safe and it is located very high at 110 meters above sea level, making it flood-free, and just beside the mall, the best schools in the city, multinational companies, shops, restaurants and spas.

I’d also like to cite a couple of good things at Primavera Residences that I know many people will find very interesting and exciting.

The building is designed not just with passive green features that leads to 20% energy savings and smaller carbon footprint, but soon will be installed with active energy-producing solar panels, which will increase the residents’ energy savings further.

Passive cooling techniques used at Primavera include an inner courtyard that combined with each units’ cross-ventilation layout, enhances natural airflow and optimizes natural light. This lessens air-conditioning use and reduces the need for artificial lights.

The towers are also designed to have cantilevered edges, the part of the building painted a shade of brown, that produce shadows that minimize direct sunlight moderating the temperature inside the units.

When I noticed the window shadings, I asked  about them and and I was informed by my tour guide that they weren’t just design elements to make the building look nice but a passive design feature to maximize cooling.

If you’ve noticed, each window-shading section is positioned somewhat differently from the others – this is because they are positioned for the different times of the day where the sun would shine at certain spots. The cantilevers were placed there to provide the shade needed so the sunlight will not hit the insides of the units directly.

Isn’t that cool?

The building will also use an active on-site energy generation from photovoltaic or solar cells which will soon be installed on the roofs of both towers. This will increase energy savings further.

You can experience the life at Primavera Residences as a condo unit renter, unit owner, or business owner. When I examined the rates I saw with surprise that the rates are practically the same, maybe even more affordable than the other condos in the city that are still just pre-selling. I was told by the building’s general manager that ITPI Corp. the developer, had actually absorbed a portion of the cost of development to keep costs down for buyers.

You can also drop by anytime and you will not regret it.  Many activities are now being hosted at Primavera Residences, organized by the property management as a way to engage and give back to the community.

Real Estate Development and The Environment

Tia Alde at Primavera Residences

Ms. Primavera 2013 Tia Alde inside one of the units at Primavera Residences, an internationally awarded green building in Cagayan de Oro

Although cities are only 2% of the entire world’s land area, most of the greenhouse gas emissions that cause global warming are from these urban concentrations. But of course, it would be this scenario because after all, the industries are in the cities, you would say. But there’s more to that.

Lured by the promise of urban economic growth, migration to the cities from the rural areas is increasing. By 2030, it is estimated that more than half of the world’s population will be living in this small space.

As a result of this, there is a large boost to real estate development. From the horizontal expanses of countryside lawns, people are living in now vertical buildings that try to put in as many persons as possible in as little ground space as possible. Many of these structures, unfortunately, were built just for the convenience of the occupants – not mindful of the environment they were built on. As a consequence, buildings located in hot areas compensate for the heat with several air conditioners. Buildings in perpetual darkness compensate with electric lights. So here are your great greenhouse gases emitters. And that’s on top of the industrial activities.

What can be done about this?

Well, there is the rise of green architecture in the Philippines, for one. As the need for eco-friendly architecture in the country is identified, design companies have started to look at the prospect of sustainable real estate development. What is sustainable? It is something both economical and will be able to weather the years.

In the first eco-friendly building in Mindanao built by ItalPinas, the designers made sure that the buildings were in harmony with the environment they were built in. Ventilation relied on the natural flow of air – air tunnels and a hollow center allow for a breezy interior, giving its residents the option not to use air conditioners.

The same designers also are envisioning to create an urban space that not only harmonizes with nature but actually copy the design of nature pretty much like how inventors had modeled the plane after the bird. Structures will be designed so that they will not be resisting the dynamisms of nature but will be able to adapt to the forces that would attempt to batter them.

While the buildings might not be as grandiose as those developments patterned after Italian villas or French palaces, what these buildings promise is their reliable performance.

And it is actually what urban centers need – buildings that will weather the thick and thin just like the determination of their occupants.

Where In Cagayan de Oro Can You Enjoy An Indoor Salt-Water Swimming Pool?

Swimming Pool experience at Primavera Residences

At Primavera Residences, we got a taste of a relaxing lifestyle. My mom and son totally had a fun time swimming. Who wouldn’t? It’s just awesome to have a pool in one’s home!

There are many health benefits from swimming. It improves the health of the heart, muscle tone and strength. It also keeps us fit. Once a body is submerged in water, it becomes lighter. This means the pool is an ideal place to work off stiff muscles and sore joints. The overweight or those with arthritis will find swimming a more ideal exercise.

In my 29 years of living in Cagayan de Oro City, I’ve never experienced living in a place with an indoor pool (not counting public pools hotel pools). Then last year, I heard about Primavera Residences –the country’s internationally-awarded green building. It is a two-tower 10-story residential and commercial building in the center of uptown Cagayan de Oro. With an Italian minimalist elegance, it has world-class amenities like a pool, gym, CCTV cameras, fire alarms and detectors, 24-7 security, and twin elevators. One of the amenities that caught my attention is the indoor salt-water pool.

Located on the third floor of Primavera Residences Tower 1, the 4 X 8 X 1.219 all-natural saltwater swimming pool produces its own chlorine through a salt chlorine generator, the most sought after system of alternative pool sanitation today. I read that this pool is the only one in Mindanao equipped with two hydrotherapy jets at the deep end to maximize the health benefits of the pool.

The jets produce the most lavish, softest sensation in the water, which has a minimal saline level (the equivalent of one teaspoon per gallon of water).

Says general manager Ms. Cheryll Bariga, with a chlorine generator, Primavera Residences does not then have to purchase, transport, or store chlorine, which is much safer for the residents. ” No need to add chlorine manually,” she says.

She further explains that chlorine generators create a better, healthier swimming experience for most people, unlike in standard chlorinated pools where swimmers experience drying of the skin and reddening of the eyes. “Residual chlorine will always be present in the pool, eliminating algae. This makes it nearly impossible to get burning red eyes from chloramines, the usual culprit.”

What’s more, a Jacuzzi will soon be installed. A Jacuzzi is really good for physical and mental health. According to health studies, enjoying a Jacuzzi regularly can help reduce stress, relax the body, and release much needed natural happy-chemicals called endorphin allowing the person to detoxify naturally.

Ancient Greek physicians prescribed water therapy to their patients, and even now many doctors still prescribe hot baths, steams, hot springs, and saunas to improve health and cure ailments.

“It is more than just a luxury accessory for our unit owners. Jacuzzi also improves your flexibility, increase muscle endurance and slow down the effects of aging. It is also helpful to high blood pressure patients,” explains Ms. Bariga.

Imagine yourself after a long day’s work, sinking into and relaxing into the heated warm and bubbly water of a Jacuzzi. I know it would be just what I’d need!

At Primavera as guests, we were to get a taste of this relaxing lifestyle. My mom and son totally had a fun time swimming. Who wouldn’t? It’s just awesome to have a pool in one’s home! Whenever one would feel like taking a dip, there will be no need to head downtown to the big sports complex or head to a hotel for a swim. At Primavera Residences, the pool is just an elevator away, or just outside the door (for those amazingly fortunate ones whose units are also on the third floor).

How To Have Lunch at Primavera Residences, According to Blogger Sanna

Testimonial: Rosanna Lim Experience at Primavera Residences

While hanging out by the Primavera Residences’ poolside, I explored the idea of acquiring a condo unit of my own. I realized that there were so many benefits. Aside from the awe-inspiring features and amenities of the building, benefits include living just a stone throw away from SM City Mall where I could so conveniently shop and buy groceries. Primavera Residences is just one-minute walk away from the mall.

My friend dropped by for a visit so we showed him around the condo building. He too was wowed by every spot that we showed him. He couldn’t stop himself from taking photos. After the quick tour, we decided to cook-in for lunch and experience being a true resident by buying groceries at SM and cooking a meal at our condo unit. Our unit had a wonderful kitchen with an exhaust. We opened the windows and we felt a gentle wind coming in from the bay. The wind carried the scent of cooking out to the other window. Now I know what cross-ventilation means!

Upon setting food and table, we said our grace and had a sumptuous lunch together with our guest. We talked about the possibility of making our dreams come true at the soonest. We also talked about how convenient and practical living at Primavera Residences is given as how the city’s top schools are just nearby. Restaurants like Jeanette’s Pizza and Barkadahan are also nearby.

Uptown also hosts many business offices . For sports, Pueblo de Oro’s golf course is nearby. To top it all off, downtown isn’t that far away. It’s just one ride away to and from uptown.

After our lunch we concluded that living our Primavera dream could be closer to reality than we think. The rates are basically the same or lower than offered by other condo developers in the city. The really nice thing about Primavera Residences is that it’s ready for occupancy. No need to wait for years until we can claim our investment.
