“Primavera Residences near to completion” announced at International Leadership Conference in CdO

Last August 15, 2015, a crowd of 500 gathered for the International Leadership Conference organized by Capitol University for their Executive Management Class of the Graduate School SY 2015-2016.

With the honorary presence of Filipino, American, Turkish, German and Italian lecturers and personalities, among which the Governor Vicente “Bambi” Emano who, during his speech, underlined his commitment to contintue to help Misamis Oriental grow in terms of Tourism and in terms of overall support to businesses  with needed infrastructure.

Mr. Lorens Ziller, IDC Director for Corporate Affairs, spoke on behalf of Italpinas Development Corporation (IDC), the developer of Primavera Residences in Uptown CdO and announced that the second building of Primavera Residences is near to completion underlining the strong commitment of the company to deliver results for its many investors.

Ziller, also Vice President of the Italian Chamber of Commerce in the Philippines held a speech about the “Challenges and Opportunities in International Trade and Business” in which he underlined the new opportunities for business and partnerships that the Philippines has with ASEAN with a brief on what we should learn from the European Union Integration process on how it happened and who benefited the most in the aftermath.

He also spoke about the new GSP+ “tariff-zero” admission of the Philippines with the EU for a large variety of goods manufactured and produced in the country and how this benefits and cascades into different industries from logistics and banking to real estate.

In the end he spoke about the importance of international networking and the participation in associations or entities like the ICCPI (the Italian Chamber of Commerce in the Philippines) which promotes partnerships and cooperation between Filipino and Italian companies for import/export opportunities and cross-country investment.

The Italian Chamber, after the very successful “Aperitivo Italiano” networking events, is seeking new tie-ups with local chambers and plans to hold a series of similar events also in Mindanao and Visayas. On behalf of IDC he said that the exciting designer building should possibly be handed over within the next 60 days.

This proves the value behind this young development corporation who, apart from keeping up to the promise of his investors is also apparently preparing for public listing within the next few months increasing the returns for its own investors even further.

Explaining the success of this Filipino-Italian company citing Napoleon Hill he finished with: “The only limits are those created by our mind” meaning that, where there is a will to succeed even in difficult circumstances there is a way if we don’t allow our imagination to see our success, which gained him a large applause by the present crowd.

The conference underlined the commitment from several private and institutional parties that a successful and growing Misamis Oriental with and International mindset will benefit all classes of society and bring new jobs and opportunities into an already thriving business environment. Where education, business and institutions are cooperating harmoniously there is definitely a strategic advantage for all concerned parties and ultimately for the people and our next generations. Italpinas CEO speaks at FIABCI Asia Pacific Regional Secretariat Summit

Italpinas CEO and executive chairman Arch. Romolo V. Nati was chosen to speak at the 19th Fédération Internationale des Administrateurs de Biens Conseils Immobiliers (FIABCI) Asia Pacific Regional Secretariat Summit held recently at the Marriott Hotel Manila last April 17, 2015.

With the theme “Cities of the Future: Asia Pacific”, FIABCI-Philippines brought together international and prominent speakers in a program filled with timely information pertaining to global real estate.

Speaking before members of the FIABCI community across Asia, Nati talked about the importance of sustainable design in the midst of climate change and the problems plaguing many homeowners in the Philippines. In the real estate industry today, energy efficiency efforts are now becoming an essential component in property developments.

“With both a housing deficit and a power shortage problem prevalent in the country, it just makes sense that the future of design is in sustainability. We need buildings that not only look good, but also function well to help alleviate those two problems. This is why green design is important,” stated Nati.

Nati also explained one of the biggest misconceptions people have about eco-friendly structures being expensive. “A lot of people don’t realize that green, sustainable design can be done without the staggering costs. We at ITPI practice what is called passive green design, meaning rather than use expensive equipment to make a structure green, we incorporate design elements to help, say, lower the cost of energy,” he explained. “This way we can make the units affordable for the middle class,” he added.

Primavera Residences, ITPI’s flagship development, is a primary example for sustainable development. The 10-storey mid-rise twin tower is a winner of the 2014 Asia Pacific Property Award for Best Mixed-Use Development in the Philippines. Located in Pueblo de Oro Township in CdO, Primavera Residences is modeled after an anthill with a hollow column in the middle of each tower allowing air to enter and circulate, creating a chimney effect that helps cool down the building, lowering air conditioning and electricity costs.

“Power is one of the key issues in Mindanao, so it just made sense, especially in that area, to have energy-saving features. This can be seen as a benchmark for energy-efficiency. If we can do it in Cagayan de Oro, we can do it for the rest of the country,” Arch. Nati emphasized.

Primavera Residences’ Tower 1 has been completed while its Tower 2 is 90% complete.

As part of the much talked about negotiations, Mayweather will receive the lion’s share of a 60-40 money split in a fight that could gross up to $400 million. For the split and billing, Mayweather’s name will be first on the fight bill, “Mayweather-Pacquiao”. He will also walk to the ring second and be introduced second.

Earth Hour: More than just a Global Switch-off

March 28, 2015, Saturday.

All homes and establishments across the Philippines will go dark on Saturday evening. Earth hour, as the annual lights-out event is called, will happen this Saturday, March 28, from 8:30 pm to 9:30 pm.

Earth Hour began in 2007 in Sydney, Australia, when the World Wildlife Fund organized 2.2 million people to dim their lights to signify their concern for the planet. Since then, the event has grown immensely. Then in the later years, Earth Hour 2013, the event drew participants from 7,000 cities and more than 150 countries and the Philippines is one of them.

The Philippines has been an active participant in this global grass roots movement since 2008 with the participation of known business establishments, schools and individuals. Led by the World Wide Fund for Nature (WWF) in the Philippines, Earth hour aims to unite the world to take action for the planet against climate change.

More than just a switch-off

In 2014, Earth Hour became the world’s largest crowd funding and crowdsourcing movements. It has supported many projects including the construction of fiberglass boats in the Philippines. Because of this, the Philippine government is inviting all Filipinos to participate in this year’s Earth Hour and take part in changing the world for the better.

This year, according to DENR Sec. Ramon Jesus Paje, funds raised through Earth Hour will be used to provide portable solar lamps to remote communities in Palawan which are not connected to any source of electricity.

Though the whole situation of climate change won’t be solved after an hour, the organizers believe switching off from our usual wasteful habits and switching on to clean, renewable energy paves more possibilities to a better future.

Yes, Earth Hour is more than just a global switch-off.

Italpinas Euroasian Design and Eco-development Corporation’s (ITPI) flagship sustainable condominium development in Cagayan de Oro, Primavera Residences, fully supports the goals of Earth Hour. Being one of Cagayan de Oro’ green advocates, the green building is designed with eco-friendly features that help reduce the residents’ electricity consumption.

Tips to Protect Your Homes from Natural Calamities

There will always be chances of some kind of weather or geologic condition no matter where we live in. Say storms, strong winds, earthquakes, and even floods, these require our attention to rethink our home’s construction.

In this case, the Philippines has been known to the world for the tragic experiences brought by typhoons that resulted to strong floods and countless casualties. Instead of looking at this as a problem, in one way or another, take this as an opportunity to protect your family through storm-proofing your home.

Having adequate storm protection can make the difference between minimal storm damage and serious property loss. Hoping for good weather or waiting until the last minute puts you at a disadvantage. You should always remove yourself, and your family, from the path of an oncoming dangerous storm. Evacuate with confidence knowing your property is protected.

  1. Let the water flow. While you should always keep your gutters and downspouts clean, it’s particularly important to make sure nothing blocks flowing water during a storm. Let’s face it, the water will want to go somewhere. If it’s not down and away, it’ll be in your roof and attic. Conduct a visual inspection of your gutters and downspouts to be sure nothing blocks the flow of water from your roof to avoid water getting inside your precious home.
  1. Protect your doors and windows. Whether with impact-resistant glass or shutters, protecting doors and windows against high winds and flying debris is imperative because strong typhoon winds can throw objects away.
  1. Keep your landscape free of any debris.Prune trees and remove dead branches well before the any storm shows up. To avoid further damage and injuries, remove any patio furniture and other loose items outside that can get blown around.
  1. Safe and elevated location.Especially for houses in some coastal areas, building codes require that the structure be raised. While garages and storage spaces can be placed at the ground floors of these homes, the construction should be such that the structure doesn’t block a storm surge. As much as possible, location should also be considered when planning to put up a house. Coastal communities should be moved further away from the shoreline to lessen the risk of storm surges (flooding due to abnormal sea level rise).
  1. Keep basic supplies on hand.  The power of a typhoon can be so damaging to the extent that it cannot be foreseen. So it is suggested to keep on hand at least a three-day supply of items such as candles, batteries, potable water, canned goods that don’t require refrigeration etc. Put together an emergency kit in advance of any storm as recommended by the National Disaster Risk Reduction and Management Council.

As advocates for calamity-resistant homes, Primavera Residences is designed to withstand strong earthquakes, typhoons, and other natural calamities, while its elevated location at 110 meters above sea level makes it flood-free and ideal for safe, hassle-free, and convenient eco-friendly living.

Its developer, Italpinas Euroasian Design and Eco-development Corporation (ITPI), a sustainable real estate developer, takes part in actively promoting green advocacies in the city.

Why a Condo Unit is the Best Graduation Gift

Condo Grad Gift_03072015

It’s always exciting to see someone graduate from school—especially a college graduate who feels liberated from school and eager to start a new career. Graduating is exciting as it is terrifying especially when one starts to be independent.

Yes, there is no question that the best investment parents can give to their children is equipping them for the future—the gift of education. But what happens after graduation? As their child goes through the “real world”, worrying in silence would be very excruciating. Parents want nothing but the best for their children and for graduation, they would probably give their child the best gift ever.

Well, here are some reasons why a condominium is the best gift ever.

Worthy investment

Buying a condo unit as a graduation gift is a worthy investment for both parents and children. Not only that it could be considered a second home but also making sure that your child is in a place that is convenient and secure even if you decide to let him go.

In the Philippines, condo units are reasonable with its easier and efficient modes of payment. Why not help your newly-grad with the down payment or the deposit if it’s a rent? When he lands on a job, tell him to chip in. This way, your child becomes responsible enough to handle such investment. A condo unit will not only be a real estate investment but an investment into his character and sense of responsibility.

The reality of adulthood

Dependency is over and slacking’s done. Sooner or later, when your child gets his diploma, he will have to face reality and start doing things on his own.

Buying him a condo means driving him to get his act together. Through proper guidance and timing, you’ll be amazed on how independence can do to a child. Also, with significant amount of supervision, your child will soon live responsibly and maturely.

As parents, come prepared with your list of what-to-bring, from kitchen wares to appliances, when he starts living on his own. Living away from your comfort zone is no easy task, but at the same time, there is no better training than getting your hands a little dirty.

Financial responsibility

When your child takes off from college, you would want him to become financially responsible and independent. Though it will be challenging but it sure is worth it. We cannot keep away from the fact that sooner, when he lands a job, he will feel the need to reward himself every payday and might spend on things that do not help him to become financially stable someday.

If he owns a condo or rents one, he will value every peso he spends since he has bills to pay. Little will you know that he will be responsible enough to save electricity and water consumptions and manages his social life.

This way, you’re teaching him to be financially responsible and how to save for the future. He will know the value of hard work and ensure himself of a better life ahead.

For a better future

Giving a newly-grad a condo helps him become responsible of his own space and own life. It will help him grow maturely and responsibly as a professional. Most importantly, he will have a better chance at living the life he knows he deserves.

How’s this kind of “congratulations” for your child’s future?

Fil-Italian firm to show how eco-friendly buildings can be designed in smarter cities

2013 International Conference on Smarter Cities Poster small

Should we conceptualize buildings differently — and sustainably — in an environmentally challenged world? Yes of course. But can we?

The chief executive officer of an innovative Filipino-Italian real estate firm thinks so — and will show just how — at the 2013 International Conference on Smarter Cities, being held from Nov. 14 to 15 at the Diamond Hotel Philippines along Roxas Boulevard, Manila.

Italian architect Romolo V. Nati, Executive Chairman and CEO of the ITALPINAS Euro Asian Design and Eco-Development Corporation (ITPI), thinks that there are many ways that buildings can be reconceptualized to ensure that they are eco-friendly and sustainable.

“For starters, structures need to be built in a way that allow these to withstand earthquakes, storms and other natural disasters. Then, these structures can source part of their energy requirements from renewables. These can incorporate water recycling, as well as waste disposal systems that are more environmental,” he says.

Finally, they can follow a psychologically healthy design, he adds.

Nati’s presentation, titled “Eco-logic Architecture: Conceptualizing Buildings Differently” is one of five sessions under the theme Smarter Economy and will be held in the morning, from 10:15 to 11:45.

Founded in 2009 by partners Architect Nati and Atty. Jojo Leviste, a Filipino, ITPI envisions a world were cities are smarter and sustainable building is the norm.

ITPI’s first project, Primavera Residences, is the country’s first eco-friendly condominium that boasts of several green building and sustainable features.  Among these is a ventilation system that is inspired by a termite mound’s natural ventilation scheme and which cuts air conditional consumption by 32 percent.

“Are we destined to become a planet of slums or can we still act now and build smarter cities? And what about buildings in these smarter cities? Would and should they follow a different logic from today’s buildings?,” Nati asks.

The Smarter Cities Conference, organized by the University of the Philippines School of Urban and Regional Planning, aims to begin the public discourse on creating smarter cities in a world beset by overpopulation, rapid population growth, dwindling resources, widespread pollution, climate change and unrestrained urbanization.

Recognizing that, in a world poised on the brink of environmental disaster, the difference between widespread ruin and a sustainable future lies largely in how cities are planned and developed, the organizers are bringing together builders, developers, engineers, planners and advocates of smart cities from across the world. At the conference, they will share the ways that smarter technologies can be leveraged to improve the quality of life in cities.

Parallel sessions on six different main themes will be held on the second day of the Conference:

  • Smarter Governance
  • Smarter Economy
  • Smarter Mobility
  • Smarter Environment
  • Smarter Planning and Design and
  • Smarter People and Living
