Cagayan de Oro Property Developer to Present Cost-effective, Energy-efficient Housing Solutions at Affordable Housing Confab

RVN

The rotational brownouts in Mindanao might have waned, but the region is still in the midst of a power crisis. As the power crisis continues, consumers are left to bear the brunt of brownouts and rising electricity costs. What can property developers then do to help minimize the consumers’ dependence on the power grid while at the same time offer affordable projects? How can they make buildings more energy efficient?

Using a combination of smart grid technology, renewable energy sources and high-performance design may just be the solution, according to Italpinas Euroasian Design and Eco-Development Corp. (ITPI) chairman and CEO Arch. Romolo V. Nati, who will present at the Affordable Housing Conference on June 25 in Ascott Makati. ITPI is a young Cagayan de Oro property developer specializing in sustainable architecture and design. Its first project, Primavera Residences, is the first eco-friendly condo complex in Cagayan de Oro.

“Renewable energy sources such as photovoltaic solar panels can reduce the power consumption of a building and save on electricity costs,” shared Nati. “Energy produced from the solar panels can be used to power some areas, if not all, of the building, thus making it self-sufficient and less reliant on the grid.”

According to Nati, integrating these renewable sources with the smart grid technology will further make the building energy-efficient. A smart grid is a computer-based, remote-controlled system that regulates the power supply and efficiency of a building or house.

“Designing buildings in consideration of the surrounding environment and local climate will also enable developers to build sustainable structures that can withstand extreme weather conditions. This is what we call high-performance design. However, there is a general misconception that green buildings are expensive to develop. As a sustainable developer, I believe that constructing sustainable buildings does not need to be costly. You just have to come up with a design that does not use expensive materials in order to build affordable projects,” he added.

The conference aims to gather property developers, building contractors, members of the public and private housing sectors, and environmental groups from across Asia to discuss and share ideas on the best measures in building quality housing at affordable prices as well as on sustainable development. It also seeks to address issues on the lack of supply but increasing demand for low-cost housing.

ITPI president Atty. Jojo Leviste will be moderating a panel on a session called “Venturing into sustainable ways in building low cost houses.”

Primavera Residences is an energy-efficient mixed-use development in Cagayan de Oro City. Its green features include cantilevers on the exterior walls that protect the windows from the harsh sunlight during the hottest part of the day, thus lessening the need for aircon use. The building will also be fitted with photovoltaic solar panels on the rooftop to produce its own energy and power its common areas. Because of its eco-friendly features, Primavera Residences has recently been awarded as Best Mixed-Use Development in the Philippines by the prestigious International Property Awards during the 2014-2015 Asia Pacific Property Summit in Kuala Lumpur.

Five Reasons for Celebrating the Best Mixed-Use Development in the Philippines Award

Primavera with award logo-3

We at Primavera Residences are honored and humbled from having won the Best Mixed-Use Development in the Philippines Award at the 2014-2015 Asia Pacific Property Summit of the International Property Awards last month in Kuala Lumpur. The award from such a prestigious global award-giving body recognizes not just us but also all our partners and stakeholders.

We believe that it created another world-class avenue for us to do greater things for the people of Cagayan de Oro and the Philippines. We are determined to pioneer sustainable real estate development in the country because we believe it provides much-needed value and because it is what we need to alleviate the rising cost of energy, environmental degradation, and increasingly congested and poor quality of urban living.

With your help, we can make a difference. The five reasons for celebrating the award is therefore ‘you,’ friends and partners whose support helped us win the award.

THE PEOPLE OF CAGAYAN DE ORO AND NEIGHBORING CITIES The award strengthens the position of Cagayan de Oro as an emerging world-class city and of Northern Mindanao as an economic hub and strategic entry-point to Mindanao.

INVESTORS Unit buyers and financing partners are reassured of the quality and value of the property they are investing in. One of the major criteria of the award is the profitability of the development.

REAL ESTATE INDUSTRY PARTNERS The award validates that sustainable development in the country is finally catching on and getting the attention it deserves. The efforts of brokers, sales agents and other partners in the real estate industry are helping educate the country of the rewards, benefits and value of a truly eco-friendly property (energy-efficient, affordable, self-sustaining, and environment-friendly).

MEDIA PARTNERS With the influence of our media partners, the industry and market are made aware and can benefit from the best practices of eco-development. We’re not doing this just for ourselves, we want to spread the word and encourage more people to invest in or go into sustainable property development that works with nature instead of against it.

LOCAL, NATIONAL AND INTERNATIONAL STAKEHOLDERS We share the same mission and vision and that is to build a better Earth through a more sustainable lifestyle and one that is designed to adapt to a changing world.

As Atty. Jojo Leviste, the president of Italpinas Euroasian Design and Eco-Development Corporation (ITPI), developer of Primavera Residences, says, “We may not become the biggest in terms of size, but we want to become thought leaders. We see environmental design and urban planning as a matter of rights and not as a matter of luxury.”

Arch. Romolo V. Nati, ITPI CEO, adds, “That Primavera Residences was recognized as the Best Mixed-Use Development in the Philippines by the International Property Awards is a guaranty of our commitment to produce environmentally sound designs and energy efficient buildings that can be enjoyed by a wide range of Filipinos.”

To all our partners, we can’t thank you enough! You are all the reason we are pushing ourselves to develop world-class communities that are your partners in growth.

PCSI Malacanang Dinner - Italpinas photo

Italpinas Euroasian Design and Eco-Development Corp. (ITPI Corp.), the developer of Primavera Residences in Cagayan De Oro City, recently shared a dialogue with the delegates invited by Malacanang for a discussion on sustainable solutions.

The reception and dinner at Malacanang was part of the recently concluded Pacific Cities Sustainability Initiative (PCSI) 2nd Annual Forum, which was attended by civic groups, global leaders in urban planning and property development, environmentalists and sustainability experts, as well as members of the private sector. Dubbed, “Creating Resilient and Livable Cities,” the forum addressed the growing concern on the impact of climate change and urbanization on communities. It also sought to develop solutions for a more sustainable city while also enhancing the economic development of a country.

“We have seen how communities were destroyed by strong calamities. This has never been more relevant and alarming than the recent Typhoon Haiyan that devastated the Philippines,” said Romolo V. Nati, the executive chairman and CEO of ITPI.

“As a green property developer, our concern is to spread awareness on ideal solutions for building communities that can not only withstand natural disasters but also reduce the impact on the environment. To build eco-friendly properties that complement and adapt to nature has always been our mission,” Nati added.

Primavera Residences, ITPI’s first project, is a fine example of sustainable housing. It is the first and only eco-friendly mixed-use property in Cagayan De Oro City. Its unique green features include photovoltaic solar panels at the roof that produce renewable energy and an inner courtyard that helps create natural ventilation. The residential and commercial building is also typhoon resistant and designed to withstand earthquakes. ITPI is a young property developer in the Philippines that specializes in green architecture and design. It aims to build environment-friendly properties in secondary cities of the country.

Discussions in the forum were focused on disaster preparedness, recovery, sustainable housing, integrated planning, and good governance. Forum delegates were also treated to a tour of some of the country’s key attractions including Bonifacio Global City, Marikina City, and Intramuros.

“The PCSI Forum will give interested mayors and their administrators the chance to draw ideas and principles from the experiences of the gathered expert participants,” shared Doris Magsaysay-Ho, chair of the Asia Society Philippine Foundation.

PCSI stressed the need for an urgent solution to the global problems in extreme weather and climate change affecting communities today, particularly that of the Philippines. “Manila is just the latest step in a long term effort to address one of the great challenges of the 21st century by ULI and the Asia Society,” stated N. Bruce Bickering, Vice President for Global Programs of Asia Society. The Urban Land Institute (ULI) was also one of the forum’s organizers.
