On Business Mirror: Property Developer Aims to ‘Build a Better Earth’

Atty. Jojo Leviste and Arch. Romolo V. Nati

In a country that is often plagued by natural disasters like earthquakes and typhoons, property developers have to learn to adapt to extreme weather conditions.

This is why Chief Executive Romolo V. Nati and President Jojo D. Leviste of Italpinas Euroasian Design and Eco-Development Corp. (ITPI) put up their company. Established in 2009, ITPI is an Italian-Filipino firm that designs and develops sustainable properties nationwide, among them its flagship project in Cagayan de Oro called Primavera Residences.

Nati and Leviste joined the Philippine real estate development business wanting to offer something different to the market: beautifully designed properties that reduce impact on the environment.

On MyProperty.ph Magazine: Where Man and Nature Emerge Winners

MyProperty-cropped

While most eyes have been trained on the country’s two megacities Metro Manila and Cebu, one property developer has been quietly making its mark in the progressive city of Cagayan de Oro (CDO) in Misamis Oriental in Mindanao.

Of all the commercial and residential developments that have sprung up in CDO, it is Primavera Residences − a P450-million, 10 storey twin tower residential and commercial complex located in uptown CDO at the corner of Trade and Gran Via Streets in the masterplanned 36-hectare Pueblo De Oro Township − that stands out as an elegant reminder that the forces of nature and man need not be at loggerheads.

At Primavera Residences, the simple equation is: both man and nature win.

Cagayan de Oro City Officials and Leaders Call for Environment Superheroes

Earth Hour 2014 at SM City CDO-4

It was lights off in the city of Cagayan de Oro as local officials and energy leaders encouraged Kagay-Anons to use their inner powers to help save the planet during the celebrations of Earth Hour 2014.

Earth Hour is an international organization spearheaded by World Wildlife Fund (WWF) that aims to raise awareness and encourage people to take action against climate change. It encourages households and businesses to switch off unnecessary lights for one hour every last Saturday of March. The Philippines has been an avid supporter of Earth Hour since 2009.

Kagay-Anons showed their support for the environment when Cagayan de Oro city Mayor Oscar S. Moreno led the ceremonial switch off at SM City CdO last March 29. Lights were switched off from 8:30 to 9:30 PM across the city. The Earth Hour 2014 celebrations were also supported by Cagayan Electric Power & Light Company, Inc. (CEPALCO) Senior Vice President Ralph Paguio; renewable energy expert from Italy, Gabriele Boccia; and Primavera Residences developer, ItalPinas Euroasian Design and Eco-Development Corp. (ITPI) CEO Arch. Romolo V. Nati.

Moreno noted that “saving the earth and preserving the environment is not just a one man’s job and not a simple thing to do. All of us can help, and I am sure we can in some measure.”

Paguio lauded some of the residences and commercial establishments in the city for their energy conservation efforts and called them “silent heroes.” According to him, there’s no need for the city to implement rotating brownouts despite the rest of Mindanao’s recent experience in power interruptions.

SM City CdO Mall Manager Clara Elizaga also urged the residents to be a superhero and use their power for the planet. About 48 branches of SM across the country also participated in Earth Hour, according to Elizaga.

“It’s very important to think about the environment not only for one hour but every single day,” shared Architect Nati, who lauded the city’s support for renewable energy. “When people ask me why I decided to develop green buildings in Cagayan de Oro, I tell them it is because CdO is one of the most progressive cities in the Philippines. You have a fantastic mayor and a company like CEPALCO that developed photovoltaic power plants more than ten years ago–which is really incredible, because at that time, people were not yet talking about solar power even in Europe,” he added.

Nati is the developer of Primavera Residences and an avid supporter of green architecture and sustainability. Primavera Residences is the first eco-friendly mixed-use property in Cagayan de Oro equipped with energy-saving and energy-producing features.

The Earth Hour 2014 celebrations at SM City CdO saw the many local talents that the city has to offer. Participants were treated to musical and cultural performances and fun activities including face painting. They were also encouraged to write their pledges to save the environment on an open billboard and draw a tree on a board to show their commitment to plant trees.

What do you get when you converge property developers, real estate agents and government regulators in one event? A day of sharing ideas and learning, that’s what.

RVN receiving cert

It was indeed a day of sharing knowledge as members of the private and public sectors in the real estate industry traded experiences and updates affecting the market today on the first day of the 2nd NREA Cagayan De Oro Chapter Biz-Con & Trade Exhibits held at Centrio mall.

The2014 trade exhibit marks the National Real Estate Association (NREA) Cagayan De Oro chapter’s commitment to provide the latest relevant information on and support of the local real estate sector in the province. “We aim to professionalize the real estate industry,” said Cagayan De Oro City Mayor Oscar S. Moreno.

Primavera Residences provided one of the highlights of the first day of the event as its developer, ItalPinas Euroasian Design and Eco-Development Corp. (ITPI Corp.) shared its expertise on sustainable housing and design with the audience – a topic that definitely resonates such relevance in our country today. ITPI executive chairman and CEO Romolo Nati talked about how energy consumption can be reduced through innovative but earth-friendly solutions.

“What we are doing is reducing the cost of power so that energy consumption in our units are lower compared to our competitors,” said Nati. He also shared how green developers like ITPI draw inspiration from nature to come up with eco-friendly solutions in building residential and commercial properties.

It was a rather laidback first day of the event as the participants and sponsors were guided through a brief tour around the exhibit area. Primavera Residences has its own booth at the exhibit floor, showcasing the best features of the green property. Lucky participants also got to take home prizes given away by the sponsors.

The 2nd NREA Cagayan De Oro Chapter Biz-Con & Trade Exhibit continues until Saturday, March 29. If you happen to be at the Centrio within this period, visit the Primavera Residences booth at the Centrio Activity Center and invest in an eco-friendly but affordable condo unit.

Animal Welfare Advocates Get Support from Green Developer

A young property developer hasn’t only rapidly gained a reputation for leading the push for sustainable property development in the Philippines – it’s also advocating for compassion toward animals.

Since it was founded in 2009, Italpinas Euroasian Design and Eco-Development Corporation (ITPI Corp.) has quickly built a reputation for leading the sustainable property sector, after it built the first eco-friendly mixed-use condominium development in Mindanao and then announced plans to build more eco-friendly properties in secondary Philippine cities.

But few people know that ITPI’s advocacy for the environment and for sustainability doesn’t end with building or even urban planning issues, and even extends to issues of lifestyle, diet and even compassion for animals.

This is why ITPI generously sponsors fundraising events of Cara (Compassion and Responsibility for Animals) Welfare Philippines, a dedicated group of animal lovers determined to help the plight of animals in the Philippines.

“ITPI nurtures partnerships with various groups with whom we share our principles of environmentalism, sustainability, responsibility, leadership, innovation and compassion, and CARA is among these groups,” explained ITPI President Atty. Jojo Leviste.

“We strongly believe that human technique is inseparable from nature and nature is our inspiration. Therefore, we aim to design and build properties and spaces where human development is in a balance with its environment,” said his partner, ITPI CEO and Executive Chairman, the Italian Architect Romolo V. Nati.

“That’s our corporate vision,” he said, adding, “Earlier versions, in fact, were more explicit, stating that we aim to design and build an environment where plants, animals, houses and cities will compose a natural habitat.”

“This is why we’ve tied up with CARA, a non-profit, non-government organization that relies solely on private donations,” the sustainability advocate and architect, who is also an animal advocate, said.

According to both Nati and Leviste, ITPI chose CARA Welfare as a partner because it was very efficient in the execution of its animal welfare work.

“Its activists even staged courageous animal rescues when needed,” Nati said, adding that because of this, all ITPI needed to do was help sponsor their events. ITPI also donates to CARA Welfare monthly.

So far, ITPI has sponsored the grand prizes of two CARA Welfare fundraisers last year, the Halloween Purr-ty held in October 31 and its Dog Tales held on November 30.

Both fundraising events included pet parades as well as contests, and the grand prizes of both events were two-night accommodations with breakfast, both for two, at the Primavera Residences, ITPI’s first eco-friendly property development in Cagayan de Oro City. For both events, the prize included free use of the pool.

Eco-friendly condominium

The first eco-friendly condominium complex in Mindanao, Primavera Residences isn’t only an elegant property with a beautiful Italian design, it also features the best principles of passive cooling technology: shadow and sunlight control, wind cooling and shape performance.

These features, combined with renewable energy that will be produced from solar panels found on the roof and walls of two 10-storey towers, will help reduce the overall energy consumption of its two towers— bringing long-term savings to its residents and making Primavera Residences even more desirable as an investment.

Located in uptown CdO’s masterplanned Pueblo de Oro Business & IT Park, where 24/7 security, power and transportation are guaranteed, the twin towers are accessible to virtually everything in CdO — schools, places of worship, airports, seaports, bus terminals — and even SM City CdO and other commercial establishments.

Primavera Residences can withstand strong typhoons and earthquakes because they were designed using state-of-the-art computer software to simulate how the structures would react to various strains and ground movement.

Halloween Purr-ty

Co-presented by the National Geographic Channel, CARA’s Halloween Purr-ty was one of the NGOs major fundraising events for the year.

The fun-filled event included a costume contest for pets, a pet parade, trick-or-treat, face painting, arts and crafts, and a photo booth.

“We were able to raise almost Php20,000 — and this went to CARA’s medical fund for the rescues, for our Spay/Neuter clinic, as well as our TNR Programs,” said Nancy Cu Unjieng, CARA President.

“While this isn’t a very big amount, it’s understandable in a developing country, beset by so many pressing problems where animal activism isn’t fully understood or appreciated yet,” Cu Unjieng said. “Which is why we’re grateful.

“But we hope our work will help make Philippine society one where there’s more compassion for animals,” she said. “When people are compassionate to animals, they also tend to be kind to their fellow humans and to nature,” she added.

Other sponsors of the Halloween fundraising were Megaworld Lifestyle Malls, Dogs and the City, PetCentric, Doodles Paw Couture, Ovaltine, WhenInManila.com, Whole Pet Kitchen, J.Tan Art, Pinoy Dog Lover, Dog Fashionista and The Cookie Rack PH.

Dog Tales with CARA - Twinkle in the arm of a loving lady

Dog Tales: the night of pastries, books, shoes, and dogs

At the Dog Tales, the other CARA Welfare fundraising event held on the night of November 30, the NGO was able to sell hundreds of books and magazines, as well as baked goods.

The event was held at the Mercato Centrale, the to-go place for foodies in BonifacioGlobalCity.

Aside from ITPI, other groups that sponsored Dog Tales were Mercato Centrale, the venue sponsor; Cooper and Morgan, shoe sale; Franz Lasam; and Joanie’s Cupcakes, The Cookie Rack PH, and Family Favorites Bakery for the pastries.

Media partners WheninManila and PinoyDogLover.com also helped market the event to the Filipino online community, which in return gave CARA’s booth a flock of visitors who made it to Taguig entirely for the Dog Tales event.

Guests were entertained by rescued animals. Aspin “Siopao” and his “mother” made guests happy, while guests were allowed to walk Chippy, Narra and Bobby or cuddle Twinkle, a lovable white aspin.

Event partner, the Brotherhood of United Filipino Magicians also entertained the audience with magic tricks.

“The success of this first Dog Tales event brought almost P34,000 to CARA’s funds, which would be of much help considering the volume of rescues and spay/neuter programs its volunteers partake in almost every day,” said Michelle Ciriacruz, long-time CARA Welfare volunteer and animal lover. “However, more help – financially or in kind – is still needed,” she said. Also ITPI’s Vice President for Corporate Communications and Branding, Ciriacruz has rescued and raised dozens of animals. Right now, she has a dozen rescued cats and many dogs.

Many ITPI officers and staff members are also animal lovers.#

Primavera Residences Invites you to Join Earth Hour 2014

On the last Saturday of March every year, 7,000 cities and 152 countries switch off their lights for one hour in the biggest movement for the planet in the entire history of mankind.

We call this Earth Hour and it closely coincides with the equinox to make sure that the earth is blanketed in total darkness. More than just a symbolic action of turning off the lights for one full hour, Earth Hour is a movement that aims to inspire individuals and organizations to take action in helping create a better future for the planet.

Earth Hour started seven years ago and the Philippines has been participating since 2008. In Cagayan de Oro, the first city-wide Earth Hour event was observed in 2009 with spectacular performances followed by the symbolic switching off of lights at Divisoria, Cagayan de Oro City.

How can you participate this year?

There are different ways to participate, but first and foremost is to switch off the lights in your home and office from 8:30 pm to 9:30 pm on Saturday, March 29.

Here are other ways to support Earth Hour.

  1. Spread the word and be an Earth Hour advocate. Tell your friends, family, colleagues, and everyone you know to switch off. You can do this through your social media accounts. In Facebook, there is an app called City Switch Off that you can use to invite your friends.
  2. Join the Earth Hour celebration at SM City CDO. Fanfare, performances, and loads of fun and entertainment await you at SM City Cagayan de Oro. Bring your friends and family and join the countdown to 8:30 PM!

In uptown Cagayan de Oro, Primavera Residences, the multi-awarded green property in Mindanao will take part in Earth Hour 2014. You too can do your share and be a superhero for the planet, just like this year’s Earth Hour ambassador Spider-Man. But remember to do your part and make a difference not only for that one hour, but beyond Earth Hour as well.

Primavera Residences Partners with Cagyan de Oro Rugby Club

ITPI CEO and CDORugby coach

Primavera Residences has partnered with the Cagayan de Oro Rugby Football Club (CDORFC) in bringing the much-loved sport in Italy to the city.

“The beginning of rugby in CDO is very inspiring,” said Jane Montebon Duterte, Community Relations Specialist of Primavera Residences. “From just one man, Noel Villa, the group now has more than 30 active members. It continues to grow with its Get Into Rugby program for children, high school and college students – even including women. This is now the fastest-growing sport in Cagayan de Oro.”

Rugby, an outdoors sport, is a way of promoting the advo

cacy for nature and sustainability of Italpinas Euroasian Design and Eco-Development Corporation (ITPI Corp.), developer of Primavera Residences. “This is a very eco-friendly activity and will promote going out of the house instead of spending time indoors using up electricity,” said Ms. Duterte.

Primavera Residences is the first eco-friendly condominium complex in Mindanao. This 10-story two-tower mixed-use condominium building located in Pueblo de Oro Business Park is noted for its elegant Italian design and energy-saving features.

Noel Villa, founder and coach of the club, recalled in a blog post his effort to attract possible players by jogging around his subdivision, tossing a rugby ball. Although his first attempts had not been successful, he did not give up, feeling the need to share his enthusiasm for the support.

“Back in the United Kingdom where I stayed for 27 years, I grew up playing rugby for my school,” he stated. “I love how the sport teaches discipline, strategy and team work and of course, the show of strength and agility which every sportsman can relate.” Finally, through Facebook and friends, he was able to put up a team.

“Now I can proudly say that after five months of training under the sun or rain, CDO RFC is ready to take on another milestone: compete in a real game against more experienced teams,” Mr. Villa wrote.

On February 22 this year, Primavera Residences sponsored the CDORFC in the kick-off games of the VisMin Rugby league. CDORFC played against the Davao and Cebu rugby teams. Primavera Residences is looking towards a bigger partnership with the club which will include community outreach activities and events.

“Italpinas, through Primavera Residences, is very happy with this partnership with the Cagayan de Oro Rugby Football Club,” said Arch. Romolo V. Nati, CEO of ITPI.

“Seeing that their advocacies are very much aligned with the company, we look forward to seeing them lead the growth of rugby as a sport, not only here in Cagayan de Oro, but in nearby regions also.”

Primavera Residences has recently been awarded for Mixed-Use Development in the Philippines by the International Property Awards. In 2011, the South East Asia Property Awards commended Primavera Residences as One of the Best Condo Developments in the Philippines.

Green Photography Tips

Green Photography Tips from Mr. Ranke Lim of Oro Photographic Society

Going green is the new thing. From the use of recyclable materials in homes and in offices to renewable energy sources and even with photography, green is not only in, but it is slowly becoming a standard.

Photography is a popular hobby with many enthusiasts of all ages, but the term green photography may be non-standard to your ears. It may refer to taking images of nature, but it is not just about that.

What is green photography then?

The application of green photography refers to the responsible use of environmentally sustainable resources and showing environmental awareness in your photographs. Professional photographers and amateurs alike practice the value of being eco-friendly by being conscious and sensitive to the changes going on in their environment such as climate or weather change, increased global warming and pollution of different sorts, incorporating these factors in what they do.

The goal of green photography is to create positive impact to the environment by illustrating it in the images they take. This can be a challenge to many photographers out there as going green is still not commonly practiced by a lot us these days, or it is something that still overwhelms us.

How can you be a green photographer?

Here are a few simple tips:

1. Nature Always Makes a Perfect Subject

ranke lim nature photography

According to Mr. Ranke Lim, president of Oro Photography Club in Cagayan De Oro, in order to create stunning images of nature, the picture should tell a story. From macro to landscape, a photographer must employ the value of patience to be able to capture a perfect shoot at the right moment. Patience is what you need, even if takes waking up as early as 3am to capture the perfect sunrise or staying up all night so you won’t miss the star trail.

With green photography, the story in your picture must convey the message of taking care of the environment in ways you know how.

2. Application of Technical Know-How

ranke lim photography

As mentioned at the start of this article, green photography is not just about taking pictures of nature and eco-friendly subjects. More importantly, you must be equipped with basic photography knowledge and the use of your camera. Learn the importance of ISO, aperture, shutter speed and the use of filters to take your photos to the next level and to clearly portray your story.

3. Composition Makes or Breaks a Photo

ranke lim nature photo

Mr. Lim stressed that composition is one of the major essentials that makes or breaks a photo. You have to be able to let viewers appreciate nature by bringing them inside the image and invoke environmental awareness. As much as possible, a two-dimensional picture should create a three-dimensional effect. The foreground, middle ground and background with leading lines or S-curves should be able to guide the viewer to the story of your picture.

As a green photographer, your main contribution to becoming eco-friendly is to capture images with a message telling a photo viewer to make use of the three major R’s: reduce, reuse and recycle. With this, you are sure to make a difference in promoting a greener environment!

Mr. Ranke Lim is also one of the judges in the ongoing Earth Day Photography Contest by Primavera Residences. Make sure to incorporate these tips in your entries!

Are You The Next Eco-Logic Ambassador?

Do you believe in a sustainable lifestyle? Do you want to take action to support your cause? Do you want to use your talents to make a difference?

If you checked all three, you have what it takes to be the next Eco-logic Ambassador.

A young but dynamic Italian-Filipino property development company, a first mover in the Philippine sustainable architecture and green property developments, is on the lookout for young people like you.

If you think you are ready to take up the challenge, ITPI Corp. (Italpinas Euroasian Design and Eco-Development Corporation) is inviting you to apply to its Internship Program.

We are looking for daring, fresh young minds that are keen to take a stand for the environment, to make a difference in a world threatened by climate change – long before they even leave school.

Are you young and daring?

The Eco-Logic Leadership and Internship Program involves 300 hours of leadership of on-the-job sessions that will fluently integrate the theory and practice of sustainability, sustainable property development, green building and leadership

Only five slots are available per program for students of Business, Marketing, Accounting, Communications or Art and Multimedia.

Formed in 2009 by executive chairman and CEO Architect Romolo V. Nati and his Filipino partner, Atty. Jojo Leviste, we are a young property developer, but we devote a significant part of our revenues to a R&D department that looks into building in the extreme conditions brought by climate change.

Join this young, daring company with a conscience

At ITPI, we are eager to practice a style of entrepreneurship that combines cutting-edge technology, daring and conscience.

In fact, in last year’s tumult that brought suffering to millions of Filipinos, we did our small bit to help the country get back on its feet — and prepare for the future.

While we forked out only a small part of our earnings to help disaster survivors, we shared hugely of its real wealth: experience and know-how on building for extreme conditions.

Over the course of the year, we took time out from our hectic property development schedule to advocate for sustainable building practices, as well as to publicly share tips on how to build eco-friendly properties and robust structures that can withstand typhoons, earthquakes and similar catastrophes.

Responding to the turmoil brought by Yolanda, ITPI executive chairman and CEO Architect Romolo V. Nati Click offered free advice on how to build in the extreme conditions that are part of what he called “this new reality of deadlier and more frequent catastrophes induced by climate change”.

Do all these fire you up? Do you want to be part of this sustainable building movement?

Why wait? Send your resume to andi@italpinas.com?

On Christmas, Primavera Residences Sales Office Throws A Party for Orphaned Kids

ITPI Corp.’s community work gets featured in Cagayan de Oro Times

The sales office staff of Primavera Residences in Cagayan de Oro City threw a Christmas bash for orphaned and abandoned children being cared for by an Italian priest in the Calabrian Children’s Foundation.

As Marketing Manager Gladys Magadan explained, the Calabrian children are under the care of an Italian priest which is why it resonates deeply with the Chairman and CEO of ITPI Corp. (Italpinas Euroasian Design and Eco-Development Corporation), designer and developer of Primavera Residences, the first eco-friendly condominium complex in Cagayan de Oro City.

The morning of December 21, 2013 was a fun-filled one for 49 children, from five to 16 year old, as they were treated to parlor games, christmas gifts (slippers, hygiene kits, and school supplies), and a Christmas lunch.

For the staff, agents and brokers of Primavera Residences the activity was also a meaningful but truly joyful bonding activity.

“It was a very fulfilling activity, seeing the children having a great time especially this time of year, seeing them smiling at you,” Magadan said. “I’m grateful to witness these children very grateful with this small act of kindness.”

The Calabrini Children’s Foundation is named in honor of Saint Frances Xavier Cabrini (1850-1917) or Mother Calabrini, an Italian Religious Sister, who founded the Missionary Sisters of the Sacred Heart.

The children’s home is found in Bayabas, Cagayan de Oro City.

The PSO event was featured in the regular column of Ms. Janey Montebon-Duterte.
