The collection of small to medium sized works range from representational to nonrepresentational and rendered in styles from abstract cubism and expressionism to surrealism and realism. The artists use a variety of materials from the traditional, such as oil and acrylic, to wood and mixed media.

“Season’s Paintings at Primavera” features the following Cagayanon artists and other artists from other cities of Mindanao who have made Cagayan de Oro their home: Nick Aca, Renz Altubar, Archie Balcos, Richard Bolotaolo, Romy Cocos, Nonoy Estarte, Chris Gomez, Ivan Macarambon and Nonilo Ramoso.

To spread the Christmas cheer, two guests artists from other cities were invited: Esercazim Sanchez from Zamboanga City and Audie Estrellada from the island of Siquijor.

The exhibition is at the 2nd Floor, Primavera Residences Tower A, Pueblo Business Park, Upper Carmen, Cagayan de Oro.

Primavera Residences has previously featured the artworks of Mr. Nick Aca in a month-long exhibit on March this year. As an advocate of authentic Italian elegance and world-class design, Primavera seeks to promote local art through events that promote and showcase the works of Kagay-anon artists.

“Seasons’ Paintings at Primavera” will officially open on December 9, 2014 at 5 PM. The event is open to the public. For reservations and inquiries, visit facebook.com/condoprimavera or call 088-880-5002.

The Advantages of Condo Living

TACL

Cagayan de Oro, being one of the most competitive cities in the country, has begun to embrace the urbane lifestyle in recent years. In keeping up with the growing market, real estate developers have introduced several high and mid-rise residential and commercial developments, further fuelling the fast growth of the city.

With the series of flooding and other natural calamities that had hit the country in recent years, families who have been traumatized from the experience have sparked a demand for residential developments in well-located areas (i.e., flood-free, located on higher grounds), thus making high-rise living or the so-called condominium lifestyle a much-sought after commodity.

Here are some advantages why you should consider living in a condo:

LIFESTYLE

Free time, who has enough? You can exactly achieve that in a condominium lifestyle. Condominium residents can spend their free time doing the things they love to do, especially in a building that offers common areas like swimming pools and recreation rooms. Most condominiums cater to specific groups such young professionals, families, expats and retirees. Moreover, it ensures you that your neighbors are like-minded individuals who, like yourself, have seen the benefits and convenience of a lock-and-leave condo lifestyle.

AMENITIES

Most condos offer building amenities such as swimming pools, fitness centers, party venues, rooftop terraces and more while you just enjoy there and not getting worried in maintaining it.

At Primavera Residences, the country’s premier eco-friendly development, offers recreation areas such as the green indoor courtyard, swimming pool, gym and a panoramic view of the city from its rooftop – which is, in fact, the highest peak in all of Cagayan de Oro.

CUSTOMIZATION

Owning a condo unit gives you complete control of what to do inside your space. Whether it be your choice of furniture, paint colors, or your decision to renovate the kitchen – all details are entirely up to you!

MAINTENANCE FEES

Condo owners are given freedom from maintenance that you may not have the time, desire, or ability to tackle yourself. Things like hallway cleaning, swimming pool and gym maintenance are all things your monthly association dues cover.

SECURITY

Many condos have stricter security than subdivisions and apartment buildings. In fact, some buildings offer 24/hour concierge service or on site security for the building, on top of secured entrances. This is ideal for those who travel or go on vacations for lengthy periods of time. You have the security in knowing your home is safe in your absence.

When it comes to condo lifestyle in Cagayan de Oro, Primavera Residences is the ideal choice for investors and home buyers. Primavera Residences is more than just your ordinary condominium building. Aside from its sophisticated, Italian-inspired design, it is also the first sustainable development in Cagayan de Oro.

The twin tower ten-storey green building is located in Uptown Cagayan de Oro, a prime spot situated 110 meters above sea level. It boasts of its 290 units for both towers, with all units at Tower 1 ready for occupancy.

You wouldn’t want to miss your chance of owning a condo unit with a nature-inspired design, would you?

6 Eco-friendly Tips for the Christmas Season

The term “eco-friendly” and “going green” have been used over and over for different products, TV shows and practices. Over use of the term could lead to the danger of having its meaning lost. By understanding the true sense of the word and what it means to be eco-friendly, you can implement these practices that will lead to healthier living and a healthier lifestyle.

Primavera Residences, the first multi-awarded eco-friendly property in Mindanao, has been actively sharing basic eco-friendly tips that, for sure, will help us lead a sustainable lifestyle. And since it’s the season for giving gifts, we have compiled below a number of the best eco-friendly tips in which gift wrappers to use, eco-friendly presents to give, to ensure a guilt-free conscience in terms of eco-friendly issues. You might want to consider these tips in giving back to what nature has given us.

Eco-friendly tip #57: Plant a tree with a child

57-01

“Take a walk in the woods, or plant trees which store CO2. Teaching our children to love and care for the planet is the most important thing we can do to ensure the future of human kind.”

Trees are essential to life and are the ground troops in making up an environmental frontline. Consider this the most eco-friendly gift you want to impart your kids as they grow.  Since we couldn’t get away with the apparent typhoons our country is experiencing, it is best to teach our kids how to better the future. Our existing forests and the trees we plant work in tandem to make a better world.

Eco-friendly tip #51: Share your mug

51-01

“If your office provides disposable cups for beverages, eliminate for them by bringing in extra glasses and mugs from home. Post a note in the lunch/break room requesting that your co-workers do the same. Keep the mugs in the lunch room for anyone to use.”

Having your own coffee mug is way better than using the paper or Styrofoam cups. Toting your own could already help the environment by not adding to the styro and plastic piles we have in our landfills. For birthdays and for holidays, share the joy by giving reusable mugs as holiday gifts to your colleagues.

Eco-friendly tip #39: Buy local

39-01

“Consider the amount of pollution created to get your food from the farm to your table. Whenever possible, buy from local farmers or farmers’ market, supporting your local economy and reducing the amount of greenhouse gas created when products are flown or trucked in.”

Since it’s time to buy groceries in bulk, might as well spend it with our local markets. Aside from its affordability, you might have given them the Christmas gift they have always wanted.

Eco-friendly tip #69: Wrap creatively

69-01

“You can reuse gift bags, bows and event paper, but you can also make something unique by using old maps, cloth, magazines or even newspapers. Flip a paper grocery bag inside out and give your child stamps of markers to create their own wrapping paper that’s eco-friendly and extra special to the recipient.”

This is the best time to be conscious about wrapping our gifts. Since most of our gift wrappers end up in landfills, why not make use of your old papers to at least lessen the garbage piles we give our mother nature.

Eco-friendly tip #67 and 48: Consider buying a laptop and recycle old cellphones

48-01 65-01

Young generation nowadays found enjoyment in technology and gadgets. In this Christmas season, why not give your old cellphones to your staff or house helpers. They surely will appreciate it.

Planning to give a gift to your children? Why not give them laptops instead of a desktop computers, aside from its convenience, laptops saves 90% energy than desktop computers.

5 Reasons to Invest in a Condominium Unit

Invest

One of the most common investment questions nowadays: is purchasing condominium units truly a wise investment?

The Philippines is definitely enjoying a major surge in real estate growth with developments currently being built and those still lining up. The rise in the number of residential buildings makes it more attractive to people who have their eyes set on property ownership or investment.

As a booming metropolis, Cagayan de Oro continues to support the increasing investment opportunities coming in that led us to be on the 2nd spot of being the Most Competitive City in the Philippines for 2014. One of the sought-after developments in the city are the number of condominium buildings.

For the savvy investor, a good investment is one that yields the highest return on investment (ROI). But are condominium units considered a sound investment?

Here are some reasons why you should consider purchasing a condominium unit:

  1. Condominium buildings are mostly situated in prime locations (in between hospitals, malls, restaurants, etc.). This results to a premium resell price or monthly rental. Take for example Primavera Residences. Residents who opt to rent out their units can enjoy up to 8% rental return per annum.
  2. Developers such as ITPI Corp. can help you go through the process of renting out your unit through an in-house Asset Management Program. This ensures a convenient and hassle-free handling of your units for rent and assures you that your unit is secured, occupied and of course, enjoying good earnings.
  3. One of the biggest perks of condominium ownership is that the individual owners enjoy the support of the condominium association and the developer in the maintenance of the building, common areas, and facilities.
  4. In a research by a property listing site lamudi.com.ph, it shows that 69% of Filipinos prefer to rent than to buy. Therefore, properties for rent have bigger chances of being booked for long term rentals, assuring a steady stream  of income for the property owner.
  5. Condos offer amenities like pools, gyms, gardens, and so on. As for Primavera Residences, you can have your parties at its Multi-pupose Hall, relax at its overlooking swimming pool, be fit and healthy at its indoor gym, and be at par with nature in its indoor courtyard. These are major bonuses for renting or reselling.

Reselling or renting out a condo unit is a good investment opportunity to increase your monthly income. Since there is a noted boost in housing demand and a rise in Philippine tourism, the outlook for property investments is looking better than ever. It has also been observed that tourists consider condos as better alternatives to hotels due to affordability, a more homey ambiance, and additional kitchen amenities.

Developed by Italpinas Euroasian Design and Eco-Development Corporation, Primavera Residences is the first eco-friendly condo property in Northern Mindanao. It has two 10-story towers with commercial and residential units that are ready for occupancy. It was recognized the Best Mixed-Use Development in the Philippines by the International Property Awards at the recent Asia Pacific Property Summit in Kuala Lumpur.

Primavera Residences Tower B Construction Proceeds on Schedule

OLYMPUS DIGITAL CAMERA OLYMPUS DIGITAL CAMERA OLYMPUS DIGITAL CAMERA OLYMPUS DIGITAL CAMERA OLYMPUS DIGITAL CAMERA

The Christmas holidays and the heavy rains brought by back-to-back low pressure areas have not slowed the construction of the second tower (Tower B) of Primavera Residences, the first eco-friendly, mixed-use condominium development in southern Philippines.

The 10-storey, twin-tower, mixed-use development (commercial, offices, residences) is the first project designed and developed by ITPI Corp. (Italpinas Euroasian Design and Eco-Development Corporation), a Italian-Filipino company that designs and develops sustainable property developments all over the Philippines.

Tower B, now under construction, is set to be completed by the third quarter of this year. To be launched this February, it is almost fully sold-out.

Construction of the first tower (Tower A) began in 2010 and was completed in September 12, 2012.

On Monday the state weather bureau (PAGASA) said that an LPA spotted earlier over Cagayan de Oro city had moved some 45kms East of Dipolog City, Zamboanga Peninsula, bringing persistent moderate to occasionally heavy rain showers and thunderstorms to the city and the rest of Northern Mindanao, as well as neighboring Caraga and Visayas. But this did not slow down the construction of the second tower.

Best-in-class eco-friendly features

Located in the upscale Pueblo de Oro Business and IT Park, Primavera Residences features the best principles of passive cooling technology — shadow and sunlight control, wind cooling and shape performance.

These features, combined with renewable energy that will be produced from solar panels found on the roof and walls of the towers, will help reduce the overall energy consumption of the buildings —  bringing long-term savings to its residents and making Primavera Residences even more desirable as an investment.

The buildings are also designed to be ‘disaster-proof’, able to withstand strong typhoons and earthquakes.

Last year, to align the construction of Tower B with its eco-friendly design, ITPI entrusted the building work to the First Orient Development and Construction Corporation (FODC), a reputable engineering and construction company that is LEED (Leadership in Energy and Environmental Design)-certified.

LEED Certification is given by the US Green Building Council (USGBC) to companies who satisfy stringent environmental standards throughout their entire building lifecycles. The LEED program also provides third-party verification of green buildings and recognizes best-in-class building strategies. #
