ITPI’s green building expert to speak at Clark Green City launch

Architect Romolo V. Nati is scheduled to share his ideas at The Inaugural Philippine Smart and Green City Summit, the launch of the upcoming Clark Green City.

The country’s first smart and green city, Clark Green City was carved from 36,000 hectares of the Clark Freeport and Special Economic Zone in Central Luzon.

The summit, which will be held at the Sofitel Philippine Plaza on December 5, will bring together property developers and urban planners, engineers, economic and management consultants, bankers, financiers and investors. At the summit, Nati will be sharing some green building tips from his long practice as an expert on sustainable architecture and green building.

Clark Green City is the upcoming metropolis and investment hub that is a brainchild of the Bases Conversion and Development Authority.

The city’s master development plan was recently approved by the National Economic and Development Authority (NEDA) and endorsed for final approval of President Simeon B. Aquino III.

Once the president approves the master plan, the BCDA will begin phase 1 of the project’s development, which is expected to cost PhP59 billion through the Public-Private Partnership scheme.

The summit, which will be held at the Sofitel Philippine Plaza with the theme “Thinking Ahead, Building Together” aims to:

  • Provide a venue for the cross-fertilization of ideas on smart cities and green technologies from the diverse experts
  • Build support for the Clark Green City as a key development project
  • Showcase the green building methods and state-of-the-art IT infrastructure used in the Clark Green City that make it an ideal platform for mixed-use developments
  • Generate investment opportunities

Apart from the ITPI CEO, the other experts who will make presentations come from the Bases Conversion and Development Authority, KGL Investment Company Asia, the Infrastructure Sustainability Council of Australia, Palafox Associates, Cushman and Wakefield, the Investment Climate International Finance Corporation, Philippine Green Building Council, CBRE, among other companies.

ITPI graces IBP golf tourney

Primavera Residences fast becoming a valued member of the Kagay-anon community.

ITPI Corp. (ItalPinas Euroasian Design and Eco-Development), the company behind the eco-friendly condominium development Primavera Residences, is fast becoming a valued member of the Kagay-anon community.

This was evident when ITPI was one of two institutions invited by the Integrated Bar of the Philippines-Misamis Oriental chapter to grace its Open Golf Tournament held over the weekend, November 23-24, at the Pueblo de Oro Golf & Country Club in Cagayan de Oro City.

The tournament, which brought together lawyers from across Misamis Oriental, was meant both as a bonding and fund-raising activity.

According to the tournament director, Atty. Joel Dexter C. Nagtalon, proceeds of the event are expected to fund several projects of the IBP-Misamis Oriental, including its Rule of the Law: Sword and Shield Project.

Funds will also go to set up a paralegal institution for law students and freshly minted lawyers, renovate the IBP building in the city, buy furniture for some of the city’s court rooms and increase legal aid activities.

“Apart from funding our (the IBP chapter’s) scheduled projects, a certain amount will also be set aside to be donated to victims of typhoon Yolanda,” Atty. Nagtalon said.

Meanwhile, Atty. Robert W. Raypon, the president of the IBP- Misamis Oriental chapter who invited ITPI to the tournament, said the event was also meant as a “bonding event.”

“The tourney was also mean to increase camaraderie within the IBP chapter,” he explained.

Primavera Residences, the first eco-friendly condominium development in Cagayan de Oro city, is both its first project and currently, its flagship program. It boasts of several green building and sustainability features, including a ventilation system that slashes air conditioning consumption by 32 percent. This system was inspired by a termite mound’s natural ventilation scheme.

ITPI specializes in the design and development of sustainable buildings, so all of its projects can be considered “green.”

Aside from ITPI, Toyota Cagayan de Oro was the only other company invited to the exclusive IBP event.

Dubbed Mindanao’s auto-hub, Cagayan de Oro is host to the showrooms of Toyota, Honda, Mitsubishi, Suzuki, Ford, Kia, Foton, Mazda, Chevrolet, BMW, Peugeot, Hyundai and Subaru and other renowned car manufacturers.

DoE, Japan agencies hold talk on energy efficiency in buildings

(Taguig City) The Department of Energy (DOE), in cooperation with the Japan Business Alliance for Smart Energy Worldwide (JASE-W), ASEAN-Centre for Energy (ACE), and the Ministry of Economy, Trade, and Industry, Japan (METI), hosted a conference on energy efficient technologies that aimed to boost the implementation of energy efficiency in the building industry.

The “Conference on Energy Efficient Technologies in the Philippines (Business Sourcing and Matching Opportunities)” was held on 30 October 2013 at the Dusit Thani Manila, Makati City.

The said conference is part of the ASEAN-Japan Energy Efficiency Partnership (AJEEP), which seeks to establish cooperation on energy efficiency initiatives between the ASEAN and Japan.

On Sun Star: BPI grants P180-M to green development loan of Primavera residences

A RESIDENTIAL and condominium developer sees brighter prospects as lending institutions showed confidence to finance the construction of its expansion projects.

The Bank of the Philippine Islands (BPI) Family Bank recently granted P180 million green development loan to Italpinas EuroAsian Design and Eco-Development Corporation to partially finance the construction of its Primavera Residences Tower 2.

BPI which advances its Sustainable Energy Finance (SEF) by continuing to support the energy investments of its clients. In collaboration with International Finance Corporation (IFC), the four-year old innovative financing approach funds various efficient and renewable technologies all over the country.

Young engineers learn future trends at Primavera Residences

Around 120 civil engineering students from the Unified Students of the Philippine Institute of Civil Engineers – CDO Chapter paid a visit to Primavera Residences, the only eco-friendly condominium in Mindanao, to learn all about sustainable technology.

The students, who came from Capitol University, Mindanao University of Science and Technology, Xavier University and Cagayan de Oro College, gathered together at the Multipurpose Hall to listen to ITALPINAS Euroasian Design and Eco-Development Corporation (ITPI)’s Sales and Marketing Director, Ms. Gladys M. Echano, as she spoke about who ITPI was, its design philosophies and strategies and its projects.

“We want to highlight the role of sustainability in building for the future,” shares Ms. Echano. “Our resources are not infinite and one day, if we aren’t careful, they could run out. This is why our company focuses on sustainability – our first project, the Primavera Residences, has an inner courtyard and a cross-ventilation layout that encourages natural airflow and illumination. The shaded façades prevent the sun’s rays from directly hitting the windows of the units, which helps moderate the temperature inside. Primavera Residences is also designed to be equipped with solar photovoltaic panels. So not only do we aim to reduce overall energy consumption, we also aim to produce the building’s own energy as well!”

The young civil engineers enjoyed the interesting session, which will be very helpful to them when they work on their own projects in the future. The event ended with a t-shirt design contest on sustainable living.

This event was organized by Primavera Residences in cooperation with RPM Realty.

BPI Family Savings Bank and Primavera Residences are hosting a Business and Investment Opportunity Forum in Cagayan de Oro City on Thursday (Oct. 17) at the Multi-Purpose Hall of Primavera Residences, 2nd Floor, Pueblo de Oro Business Park, Upper Carmen.

The Primavera Residences, ITPI’s first condominium in CDO, is one example of their highly sustainable and efficient building design

This two-tower mixed-use property has environment-friendly features including an inner courtyard, as well as a cross-ventilation layout among the units in order to enhance natural airflow and light

Shaded facades also minimize solar illumination on the windows and moderate the temperature inside each unit

Residents may reduce their use of air conditioning to as much as 32 percent

Moreover, the building is designed to have a photovoltaic solar panels to produce renewable energy for the common areas, and thus reduce the condominium costs for unit owners

Nati says, “We design our buildings to target energy balance

On one hand, we reduce energy consumption

On the other, we apply renewable energy features to produce energy for the building itself

In the future, every building should be able to produce the total amount of energy it requires

Leviste, who is also the president of ITPI sister company, Constellation Energy Corporation, which specializes in renewable energy, points out that among other considerations they take in designing their buildings is the disaster risk reduction approach

Amid the unprecedented natural calamities that have recently struck many parts of the country, ITPI deems it an essential facet of their design and engineering process to incorporate elements that will enhance the resilience of the structures

He says, “It’s almost negligent if the thinking in design locally doesn’t take this into account

Now, you have to design around it in order to acknowledge what is inevitable

As the need for more environmental solutions becomes more serious over time, ITPI is a pioneer in its efforts of rebuilding a greener landscape to help save the earth’s natural resources

Nati says, “Te reasons for the current environmental degradation is that man relies too much on technology without considering its possible abusive effects, resulting in collateral damage

Humanity assumes that it has total control over nature due to the misconception that the world’s natural resources are infinite and easily available at any given time

For us in the real-estate business, at least we can reduce energy and natural resources consumption among the other practical ways to minimize environmental impact

Helping ITPI in building their environmental solutions are their partner banks: Landbank if the Philippines, whose term loan partially funded Tower A of Primavera Residences; and the Bank of the Philippine Islands (BPI), which partially funded Tower B through their sustainable energy financing (SEF)

BPI provided technical assistance in the proposed solar photovoltaic installation in both towers

BPI’s SEF is a pioneering program that offers both financing and technical advisory

Other important partners include: Investment Capital Corporation of the Philippines, Board of Investments, Philippine Green Building Council, Habitat for Humanity Philippines, and Compassion and Responsibility for Animals

During the recently conducted Mindanao Energy Efficiency Forum at the Marco Polo Hotel in Davao, Arch. Romolo V. Nati, Chairman and CEO of ITPI, shared his advocacy to the audience members of the forum, impressing upon them the importance of energy efficiency and green technology in construction.

Arch. Nati’s presentation was a huge success and highly appreciated by the audience as he was able to show that green technology need not be expensive; the design is key in structuring the building to maximize natural ventilation and lighting, and ensuring that the materials to be used are locally available.

These principles can be seen at ITPI’s ongoing project, the Primavera Residences in Cagayan de Oro City.
