Primavera Conducts Clean Up Drive for National Volunteer Month

NVM1

The culture of volunteerism is a proud legacy of the Filipinos as citizens and as a nation. Service is our way of life, as the practice of ‘bayanihan’ or mutual cooperation has long been instilled in our consciousness. It has played an important role in helping the nation with the recent crises and disasters. Undoubtedly, volunteers have enabled the country to rise above challenges and move forward.

Volunteerism has become instrumental in improving the lives of the deprived and underprivileged. Thankfully, there are volunteers who willingly devote their time and effort to others and serve as essential partners of the nation in the quest of social change.

The National Volunteer Month (NVM) is celebrated every December to pay tribute to the commitment and dedication of volunteers, regardless of class, age, gender, expertise, and interest, who are united by a common goal of achieving equality, peace, and development.

Through NVM, the country recognizes the volunteers’ significance in nation-building. It honors the heroes who work without regard for material reward and find fulfillment in witnessing the change in the lives of people and communities they have touched.

Volunteering for the Environment

This year’s theme puts emphasis in the environment and highlights the volunteers who have poured efforts in taking care of nature in support of the Millennium Development Goals (MDG) on environmental sustainability.

In celebration of this year’s National Volunteer Month, everyone is urged to be part of the campaign to protect, preserve, and sustain the environment through participating in national and local policy development and promotion, and supporting environmental campaigns.

“In line with National Volunteer Month and also to support our advocacy being the premier environment-friendly building in Cagayan de Oro, this coming December 13, Saturday, 7 o’clock in the morning, Italpinas Euroasian Design and Eco-development Corp (ITPI) personnel together with Primavera Residences unit owners and tenants are enjoined to participate in a clean-up drive of Trade Street and surrounding areas within the Pueblo de Oro Business Park,” Jane Montebon-Duterte, PR & Marketing Manager, shared.

“I am a volunteer for the environment”

This coming Saturday, December 13, Primavera Residences invites you to take part in promoting a clean and green community.

“We are continuously experiencing typhoons that are directly resulting from climate change and environmental degradation. The only way to protect the environment and move forward is to get everyone involved. Who are we to neglect and abandon the environment? We owe our lives to nature, who are we not to give back?” Cesar Stefan Rago, PR & Marketing Coordinator, said.

Primavera Residences, which garnered several local and international recognitions for its commitment to green architecture and design, is known for its passive energy-saving features such as cantilevers that protect the units from direct sunlight and an indoor courtyard that maximizes the natural ventilation in the area. The building is also designed to withstand earthquakes and extreme weather conditions.

“As a sustainable developer, Italpinas invites everyone to come and take part as we celebrate National Volunteer Month. Stand up and make a positive impact to our environment. Together, we can be catalysts for a better community. With commitment, we can make a difference.” Rago said.

Sustainable developer ITPI, has invested in alternative locations where nature and the environment has been thoroughly preserved and optimized. Primavera Residences, located in a master planned community in uptown Cagayan de Oro, was built in 2009 and has been effectively on the lead in promoting green advocacies in Cagayan de Oro.

Primavera, Smart Give Full Support to Xavier Ecoville’s PagBAG-o Project

PAGBAGO

A chance for change. This is what PagBAG-o Project wants to impart to every Sendong survivor in Xavier Ecoville. The project is a collaborative effort between the unemployed housewives of Xavier Ecoville and the Xavier University alumni, supported by different establishments in Cagayan de Oro.

“As the PagBAG-o Project celebrates its first year anniversary, we do not only laud the Kagay-anons’ creativity but also their resiliency. Seeing our villagers elevate their lives through different enterprises inspire us because these projects don’t just give them the chance to earn but also gives them a lifetime opportunity to embrace change for themselves and for the community,” Therese Baliwag, Xavier Ecoville Development Program Officer, said.

As part of its continuing efforts to boost Xavier Ecoville’s livelihood program while advocating sustainability, Smart Communications Inc. (Smart), in partnership with Primavera Residences and other stakeholders, has provided support to its bag-making enterprise, the PagBAG-o Project.   Aside from producing katsa bags, PagBAG-o sewers also upcycle used tarpaulin banners.  Tarpaulin materials used for marketing and advertising are made into eco-friendly bags to lessen waste by repurposing it into useful, high-quality bags.

Project Zero, a similar program in GK Sooc, Iloilo City became the blueprint for the tarp bag program. “Inspired by the success of the project in Iloilo, we thought of replicating it in CdO,” Judee Caroline Chaves, Smart Sr. Public Affairs Officer, said.  “Last July, Smart and Ecoville representatives visited the Iloilo community, and by August, we invited the GK Sooc sewers to CDO to teach Eco-ville housewives techniques in sewing tarp bags,” Chaves shares.

In continuous support of Sendong survivors, different creative groups from CdO came together to organize the trainings, conceptualize the activities, and design the bags. “Aside from providing livelihood opportunities for mothers, this project truly showcases the generous spirit and skills of Kagay-anons.  The PagBAG-o project brought together CDO’s best talents, in support of a great cause,” Chaves said.

Primavera Residences supports sustainable projects

Primavera Residences, the first eco-friendly building in Cagayan de Oro, fully backs this project by promoting the city’s campaign to a clean and green environment.

“As a sustainable developer, we consider it not only our social responsibility, but a huge honor on our part to be able to support a very worthwhile project. The PagBAG-o project not only helps the environment but also provides assistance to the communities that need it most. This has always been the advocacy of Italpinas, and through supporting this project, we hope that more and more people will take part in generating ideas that could help promote sustainability while also addressing livelihood requirements of communities,” Jane Montebon-Duterte, PR & Marketing Manager of Primavera Residences, declared.

These upcycled bags will be featured in a photo exhibit this coming November 15-23 at Limketkai Center. The event’s highlight and finale is a fashion show with the bags modeled by local ambassadors on November 23, 4PM at Rotunda Limketkai.

“This is a celebration of Kagay-anons’ creativity, resiliency and community spirit. This project also promotes eco-friendly products that would change the buyers’ perspective on purchasing quality goods. This means more reason to also give back to what nature has provided us. Thus the start of eco-friendly enterprise of quality bags,” Baliwag concludes.

Water Conservation 101: 10 Simple Ways to Conserve Water

WC101.1

Due to the increasingly intense heat brought about by climate change, most of us Filipinos tend to consume tons of water supply to overcome the unpleasant heat and humidity. This might help in the short term but excessive use of water can also contribute to environmental degradation.

We enjoy a year of abundant rain and full reservoirs, and it is easy to think that our water supply is endless, yet we couldn’t afford to be complacent in whatever might come next.

The United Nations (UN) expects 3.4 billion people to be living in countries defined as water-scarce by 2025. When water is scarce, people are forced to consume contaminated water. But prevention is always better than cure, so we might as well do our very best in helping avoid this scenario. Remember, every little act counts.

The National Water Resources Board (NWRB) of the Department of Environment and Natural Resources (DENR) offers these water conservation tips:

  1. Turn the faucet off firmly to prevent leakage. Installing low volume/high pressure (LV/HP) nozzles or flow constrictors reduces water usage by up to 50%.
  2. Use water dipper and pail instead of the shower while taking a bath.
  3. Instead of running water, use a glass of water when brushing your teeth.
  4. Buy new, water efficient toilet bowls that consume only 2.6-4 liters of water for every flush. Old models use up to 14 liters of water per flush.
  5. Discard leftover food before washing the dishes. As much as possible, use a basin to save water as well as the dishwashing soap.
  6. Wash all your clothes at once. Don’t allow the water in your wash basin to overflow.
  7. Reuse water from your laundry to flush your toilet or to clean your car.
  8. Instead of a water hose, use only a water pail and a towel to clean your car.
  9. Water your plants only before sunrise or after sunset to prevent water loss due to vaporization.
  10. Switch off the water valve in buildings and homes that are not operational at night. Turn off the gate valve in the evening and turn it on again the following morning.

With the environmental changes that we are experiencing now, our energy-saving acts should hopefully become habits of conservation.

For any concerns about your water supply and related matters, call Cagayan de Oro Water District Hotlines at (08822) 72-8359, (088) 856-4509. If you’re near in their Macasandig and Bugo offices, you can contact them thru (088) 857-2469 and (088) 855-3994.

jojo

The prestigious Asia CEO Awards has presented the shortlist of finalists for the 2014 awards, and the main event is set on November 12, 2014, Wednesday, at the Grand Ballroom of Solaire Resort and Casino in Manila.

With the theme “Emerging Asia”, business leaders from several industries in the Philippines were carefully selected, highlighting the country’s shining examples of good leadership. The awards recognize extraordinary leaders who have demonstrated outstanding achievement for their organizations and contributions to others.

This year, Primavera Residences’ developer, Italpinas Euroasian Design and Eco-development Corporation (ITPI)’s President Atty. Jose “Jojo” D. Leviste, III, is one of the finalists in the 5th Asia CEO Awards in the category of SPi Global Young Leader of the Year.

Pioneering sustainable real estate developments in the Philippines, Atty. Jojo is passionate about environmental design and urban planning. Aside from being ITPI’s president, he also serves as the President of Constellation Energy Corporation, ITPI’s sister company that is engaged in the business of renewable energy, including geothermal, hydro and wind.

“We want to be thought leaders. At first at the level of our projects, but in the longer term I would like our ways of thinking (in relation to design, efficiency and quality of life) to spill over and influence what Filipinos should come to expect of our living environments in a wider sense,” Leviste expressed.

Making a difference

Atty. Jojo Leviste is known for his passion in helping the country become a more sustainable, progressive nation through his extensive knowledge and application of the best practices in renewable energy and environmentally sound projects. The companies he lead – ITPI and Constellation – are built upon the philosophy of making a difference in property development in terms of sustainability and environmental impact.

ITPI’s premier project in Cagayan de Oro – Primavera Residences, a green, mixed-use development – was built to serve the city’s increasing demand for affordable housing with sustainability in mind. It was awarded this year as the Best Mixed-Use Development in the Philippines by the Asia Pacific Property Awards.

“I envision a future where man and nature work in harmony, I believe, together with my business partner, that ITPI is shaping the region to become a healthier, sustainable place to live in,” Leviste said.

5 Reasons to Invest in a Condominium Unit

Invest

One of the most common investment questions nowadays: is purchasing condominium units truly a wise investment?

The Philippines is definitely enjoying a major surge in real estate growth with developments currently being built and those still lining up. The rise in the number of residential buildings makes it more attractive to people who have their eyes set on property ownership or investment.

As a booming metropolis, Cagayan de Oro continues to support the increasing investment opportunities coming in that led us to be on the 2nd spot of being the Most Competitive City in the Philippines for 2014. One of the sought-after developments in the city are the number of condominium buildings.

For the savvy investor, a good investment is one that yields the highest return on investment (ROI). But are condominium units considered a sound investment?

Here are some reasons why you should consider purchasing a condominium unit:

  1. Condominium buildings are mostly situated in prime locations (in between hospitals, malls, restaurants, etc.). This results to a premium resell price or monthly rental. Take for example Primavera Residences. Residents who opt to rent out their units can enjoy up to 8% rental return per annum.
  2. Developers such as ITPI Corp. can help you go through the process of renting out your unit through an in-house Asset Management Program. This ensures a convenient and hassle-free handling of your units for rent and assures you that your unit is secured, occupied and of course, enjoying good earnings.
  3. One of the biggest perks of condominium ownership is that the individual owners enjoy the support of the condominium association and the developer in the maintenance of the building, common areas, and facilities.
  4. In a research by a property listing site lamudi.com.ph, it shows that 69% of Filipinos prefer to rent than to buy. Therefore, properties for rent have bigger chances of being booked for long term rentals, assuring a steady stream  of income for the property owner.
  5. Condos offer amenities like pools, gyms, gardens, and so on. As for Primavera Residences, you can have your parties at its Multi-pupose Hall, relax at its overlooking swimming pool, be fit and healthy at its indoor gym, and be at par with nature in its indoor courtyard. These are major bonuses for renting or reselling.

Reselling or renting out a condo unit is a good investment opportunity to increase your monthly income. Since there is a noted boost in housing demand and a rise in Philippine tourism, the outlook for property investments is looking better than ever. It has also been observed that tourists consider condos as better alternatives to hotels due to affordability, a more homey ambiance, and additional kitchen amenities.

Developed by Italpinas Euroasian Design and Eco-Development Corporation, Primavera Residences is the first eco-friendly condo property in Northern Mindanao. It has two 10-story towers with commercial and residential units that are ready for occupancy. It was recognized the Best Mixed-Use Development in the Philippines by the International Property Awards at the recent Asia Pacific Property Summit in Kuala Lumpur.

For inquiries on how to rent or invest, call 09177942221, 09173213321 or (088) 880-8002; or visit www.primaveraresidences.com.

Green Properties: The Goldmine of the Future

Primavera facade

When the ice started to melt in Antarctica, resistance to the idea of a ‘new norm’ in the climate finally started to wane. It is hopeless to refuse to believe that there is something wrong when centuries-old ice is finally starting to disappear. While scientists say this process is irreversible, how we deal with this reality is up to us.

First, now that the environment has slapped us back at the face after man has continuously abused it, we have to see how best to realign our lifestyles to something more in harmony with nature. We are seeking, therefore, for an eco-friendly design in our structures. It does not mean we tie some sticks together and camp-out under the stars au naturel. Reality check, we are rabid consumers of resources. We cannot change this in a matter of days. But there’s hope. For now.

Going green can simply be a matter of choosing to live in an energy-efficient building. A fine example of an energy-efficient building would be Primavera Residences in Cagayan de Oro. Its design allows residents to save on energy through features that cool the units, lessening the need for air conditioning. Soon it will also have a layer of solar panels on top of the building’s roof to provide additional protection from the heat of the sun and at the same time generating electricity for the building’s needs.

In the long run, this type of building allows residents to save on energy costs. Especially with the power rates climbing in a steeper incline lately, green buildings are obviously smart decisions. Although the initial investment – because to buy a green unit is indeed a form of investment – may look high, eventual savings would actually defray the capital.

In addition to the benefits unit owners would get, green buildings will help with the situation of the locality in terms of energy efficiency. Since it is partly – or wholly – sustainable, it can alleviate power load stress.

The further beauty of buildings like this is that obviously, with the trend of development anxious to ‘go green’, eventually this would appreciate in value. Already, a preference for less environmentally harmful products is growing. Green buildings may still be relatively new right now but they are no longer luxuries. They have become a necessity.

Are You The Next Eco-Logic Ambassador?

Do you believe in a sustainable lifestyle? Do you want to take action to support your cause? Do you want to use your talents to make a difference?

If you checked all three, you have what it takes to be the next Eco-logic Ambassador.

A young but dynamic Italian-Filipino property development company, a first mover in the Philippine sustainable architecture and green property developments, is on the lookout for young people like you.

If you think you are ready to take up the challenge, ITPI Corp. (Italpinas Euroasian Design and Eco-Development Corporation) is inviting you to apply to its Internship Program.

We are looking for daring, fresh young minds that are keen to take a stand for the environment, to make a difference in a world threatened by climate change – long before they even leave school.

Are you young and daring?

The Eco-Logic Leadership and Internship Program involves 300 hours of leadership of on-the-job sessions that will fluently integrate the theory and practice of sustainability, sustainable property development, green building and leadership

Only five slots are available per program for students of Business, Marketing, Accounting, Communications or Art and Multimedia.

Formed in 2009 by executive chairman and CEO Architect Romolo V. Nati and his Filipino partner, Atty. Jojo Leviste, we are a young property developer, but we devote a significant part of our revenues to a R&D department that looks into building in the extreme conditions brought by climate change.

Join this young, daring company with a conscience

At ITPI, we are eager to practice a style of entrepreneurship that combines cutting-edge technology, daring and conscience.

In fact, in last year’s tumult that brought suffering to millions of Filipinos, we did our small bit to help the country get back on its feet — and prepare for the future.

While we forked out only a small part of our earnings to help disaster survivors, we shared hugely of its real wealth: experience and know-how on building for extreme conditions.

Over the course of the year, we took time out from our hectic property development schedule to advocate for sustainable building practices, as well as to publicly share tips on how to build eco-friendly properties and robust structures that can withstand typhoons, earthquakes and similar catastrophes.

Responding to the turmoil brought by Yolanda, ITPI executive chairman and CEO Architect Romolo V. Nati Click offered free advice on how to build in the extreme conditions that are part of what he called “this new reality of deadlier and more frequent catastrophes induced by climate change”.

Do all these fire you up? Do you want to be part of this sustainable building movement?

Why wait? Send your resume to andi@italpinas.com?
